1 CORE CREDITS ONLY (Building Performance) ASSESSMENT PREDICTION CHECKLIST This pre-assessment checklist allows a quick evaluation of the likely rating to be achieved under a formal BREEAM Offices 2005 assessment (effective from 1 st November, 2004). The checklist is a simplified version of the full method, for this reason the final rating may vary. 2 USING THE CORE ASSESSMENT PREDICTION CHECKLIST This checklist should be used when carrying out approximate assessments on Vacant Buildings Buildings where a review of fabric and services only is required For these cases, the checklist produces an Environmental Performance Index only the detail is insufficient to produce an approximate BREEAM Offices rating. The credits included here are based on the CORE credits only, CORE credits assess the building performance. To generate an estimated rating for a Management & Operation assessment, please complete the separate checklist, MANAGEMENT & OPERATION Assessment Prediction Checklist.. Note : It is not possible to carry out a Management and Operation Assessment unless the building has been occupied and in operation for a minimum of a 12 months. To generate an estimated rating for a Design & Procurement assessment, please complete the separate checklist, DESIGN & PROCUREMENT Assessment Prediction Checklist. COMPLETION OF THE CHECKLIST Step 1 Step 2 Step 3 Step 4 Step 5 NOTE: Complete the checklist by entering the number of points (shown in the points column) into the light grey shaded box corresponding to the credit. At the end of each section, total the columns and enter in the boxes titled, Complete for all sections. Sum the totals from each column and enter in to the box titled Sum of points achieved in each column Box A corresponds with the total score under the category. Assess the score generated in Box A with the table titled Probable Environmental Performance Index Score the score achieved should gain an estimated rating of Make a note of this score. In some cases, there are multiple performance levels, simply award the points score corresponding to the predicted level of achievement. 3 HEALTH & WELLBEING Where cooling towers/evaporative condensers are designed to allow ease of access for cleaning, maintenance and replacement of parts or no cooling towers/evaporative condensers are specified. Where hot and cold water systems have been designed or actions taken to minimise risks of Legionellosis. Where external façade windows to office areas are openable and on at least opposite sides for accommodation over 7m deep. The openable area should be the equivalent of 5% of the gross internal area of the building. This should have an even distribution across the office area so as to promote adequate cross ventilation. Where steam humidification is installed OR where no humidification is present. Where air intakes serving occupied areas avoid major sources of external pollution. Where either: In the case of mechanically ventilated and air conditioned buildings, fresh air is provided at 12l/s/person OR In the case of naturally ventilated buildings, trickle vents are provided on the majority of windows, Where the window openable area is the equivalent to 5% of the gross internal area of the building and the plan depth is no more than 15m otherwise extra ventilation is required. Where at least 80% of net lettable office floor area is adequately daylit. Where occupants have a view out e.g.(field, atrium) with a maximum distance of 7m approx (2 desks spaces) to the nearest to window. Where an occupant controlled system of glare control (e.g. internal or external blinds) is fitted. Where high frequency ballasts are installed in all general office luminaries. Where the lighting design is in compliance with the addendum to Lighting Guide 3, Building Research Establishment Ltd. Nov 2004 /02/ of 10
4 Where control of lighting in office areas relates to circulation space, daylighting and is zoned to provide separate control for groups of no more than 4 workplaces. 5 ENERGY Where electricity sub metering is provided for substantive energy uses within the building covering lighting and small power, and each of the following where present: Computer Room Humidification Plant Cooling Plant Fans (major) If a building has other major energy consuming items, they should be covered as appropriate e.g. catering facilities. 12 Where electrical sub metering of tenancy areas is installed, or where the building is single tenant only. 12 Losses minus gains in kwh/m 2, will be predicted according to the fabric and form of the building. Credits are awarded based on the scale below: Above and below kwh/m 2 /year 0 Between +/ and 70 kwh/m 2 /year 12 Between +/ and 45 kwh/m 2 /year 24 Between +/ and 25 kwh/m 2 /year 36 Between +/ and 15 kwh/m 2 /year 48 Between 5 and 5 kwh/m 2 /year 60 Building Research Establishment Ltd. 6 TRANSPORT Total Net CO 2 emissions arising from transport to and from the building will be predicted based on location. Credits given are based on the scale below: RURAL location with TYPICAL public transport connections 0 EDGE OF TOWN location with TYPICAL public transport connections 22 SMALL TOWN location with TYPICAL public transport connections 44 CITY / TOWN CENTRE location with TYPICAL public transport connections 66 CENTRAL URBAN CONURBATION location with TYPICAL public transport connections CLOSE TO MAJOR TRANSPORT NODE location with TYPICAL public transport connections Where evidence can be provided to support the implementation of a Transport Plan. (Only add this score if less than 80 is scored above) Where there is provision of cycling facilities for 10% of staff ( 500 staff) Where there is provision of cycling facilities for 7% of staff ( 1000 staff) Where there is provision of cycling facilities for 5% of staff (>1000 staff) e.g staff require (0.1 x 500)+(0.07 x 500)+(0.05 x 300) = 100 cycle spaces Facilities are to include sheds / lockable storage and showers Additional points can be achieved where there is also the provision of changing facilities including lockers and a drying space Requirements are reduced by 50% near major transport nodes or remote rural areas. Where good access is available to public transport networks within 500m and with at least a 15 minute service frequency to a local urban centre. Where there is good access to public transport networks within 500m and where there is a 30 minute service frequency to a major transport node. Building Research Establishment Ltd. 7 WATER Where predicted water consumption is between 4.5 <5.5 m 3 per person per year. 8 Where predicted water consumption is between 1.5 <4.5 m 3 per person per year. Where predicted water consumption is <1.5 m 3 per person per year. 24 Where a water meter with a pulsed output is installed to all building supplies. 8 Where a leak detection system for major leaks is installed covering all main supplies. 8 Where a proximity detection shut off is provided to water supply for all urinals and WC s. 8 Building Research Establishment Ltd. 8 MATERIALS Where there is no asbestos in the structure, services, lifts, etc. of new buildings; Or for existing buildings where an asbestos survey has been carried out and all asbestos either removed or contained and identified within a H&S plan. 50 Where the presence of a central dedicated storage space for recyclable materials either within the building or on site skips are provided with good access for collections (2m 2 per 1000m 2 of floor area, up to 10m 2 max). 50 Building Research Establishment Ltd. 9 POLLUTION Where a refrigerant leak detection system is specified/installed covering high-risk parts of the plant (coil can be omitted from this) or where no refrigerants are specified for the development. Where provision of automatic refrigerant pump down is made either to a heat exchanger or storage tanks with isolation valves, or where there are no refrigerants specified for the development. Credits are awarded where burners in boiler plant (except standby) have maximum NO x emission levels as follows: Where emissions lie in the range mg/kwh delivered heating energy. Where emissions lie in the range mg/kwh delivered heating energy. 32 Where emissions lie in the range mg/kwh delivered heating energy. 48 Were emissions are less than 40 mg/kwh delivered heating energy. 64 Where rainwater holding facilities and/or sustainable drainage techniques are used to provide attenuation of water run-off by 50% at peak times to either natural watercourses and/or municipal drainage systems. Where on site treatment such as oil separators/filtration is present. Where refrigerant type has a global warming potential of below 5 or no refrigerants. Where at least 10% of either the heat demand or the electricity consumption in the building is supplied from local renewable energy sources Where the external lighting design is in compliance with the guidance in the Institution of Lighting Engineers (ILE) Guidance notes on the reduction of light pollution, Building Research Establishment Ltd.
