5 BRAC IMPACT Since its implementation by Congress in 2005, the Base Realignment and Closure (BRAC) has had a significant impact on local markets within the Washington, DC area. The action was initiated in an effort to move designated government agencies from traditional office space into more secure areas, mainly military installations. However, while some markets in Northern Virginia have been severely weakened by the initiative, others including Springfield, have been the beneficiaries of an influx of new agency jobs to nearby federal bases. Fort Belvoir was tapped as one of the installations to host these new jobs under BRAC. In total, 19,300 jobs moved to both existing and newly constructed buildings on the base s premises. Hilltop Village Center s proximity to these agencies as well as the new Fort Belvoir Community Hospital, provides users with the opportunity to have direct access to their customers while enjoying the benefits of a mixed-use environment.
