Opened in late 2008, the Hotel offers a range of impressive amenities, including a 24-hour fitness center, a business center, and an outdoor heated pool, among others. The Property presents an opportunity to acquire a well-performing asset with a tremendous location and established brand. 4 High-Quality Asset The Holiday Inn Express & Suites Tampa - USF - Busch Gardens is a select service 123-key hotel. The Property offers a range of impressive amenities, including a fully-equipped fitness center, business center, heated outdoor pool, a complimentary breakfast, and complimentary internet service for all guests. The Property was built in late 2008 and features block and concrete plank construction, allowing it to be well-maintained. The asset is being offered on a fee-simple basis to prospective investors. Below Replacement Cost Basis The Property will be offered at a discount to replacement cost, allowing a new owner to acquire a significant key-count with a limited basis. With little threat of new supply due to the relative lack of developable, fee-simple land, the offering is an incredible opportunity to penetrate this market and create long-term value and profitability while simultaneously riding the current recovery. Unencumbered by Management The Property is offered unencumbered by its existing management agreement. The Hotel s September YTD RevPAR index improved from 97.3 in 2013 to in ADR growth has also been strong, with a 6.0% YOY increase in ADR in the twelve months ending in September Although the Hotel has seen increases in Occupancy and ADR in recent years, there is opportunity for improvement as the Hotel is ranked fifth in ADR and RevPAR and sixth in Occupancy out of the seven hotels in its competitive set for the 12 months ending in September A new owner has the opportunity to acquire a blank slate in terms of management and operational potential at an extremely attractive basis, allowing for unprecedented growth in the near term. Rapidly Improving Market The Florida lodging market is one of the most desirable in the world due to incredible weather, strong demand drivers, and favorable performance metrics. The Tampa market, in particular, has shown strong recovery in the last several years, with an increase in RevPAR of over 28.5% from 2010 to RevPAR in the market increased by 12.1% YOY during the 3rd quarter of 2014, and is forecasted to grow by 7.1% in 2015 and 5.9% in 2016, according to PKF.
