1 Summary Cost estimate for renovating city owned rental building located on 2 nd Ave. SW For the past year city crews have been battling water infiltration issues at the rental building currently being rented by Krista Squires for use as a Health and Wellness center. Numerous holes and cracks have been repaired in the roof and sidewalls. Three weeks ago city crews investigated the presence of mold in the building entryway. They removed sections of drywall and found a substantial amount of black mold and termite damage. Due to the health hazards associated with breathing black mold spores, I contacted Duraclean to investigate. The city requested Duraclean remove the mold damaged building materials from rear entryway and perform mold post-test on building. Test came back positive for high levels of black mold spores. Based on test results, Duraclean believes the mold could be widespread throughout the entire building. Below is estimate of costs for removing and replacing mold damaged building materials, repairing the building to acceptable standards, and bringing the building up to current electrical codes. Building currently has an antiquated electrical system. Cost estimates assume city crews will perform installation of drywall, insulation, subfloor, and windows. Several other issues with the building addressed in the cost breakdown are the roof and exterior structure. The roof has several main roof joists that are rotten and require replacement, and some water damage is present on the roof sheeting. This spring city crews placed a shingle overlay on the roof to cover some fairly large holes in the roof. These holes were letting substantial amounts of rain water into the building and appear to have been there for several years, which would account for damage to the roof joists and sheeting. The exterior block walls also are showing signs of separation and cracking on the east side of building. A few weeks ago we had a brick mason look at structure and give a ballpark estimate for repair. Overall the structure of the exterior walls are in acceptable condition, however the thin layer of masonry overlay is cracked and damaged, and should to be repaired to prevent water infiltration and future damage to structure.

27 Summary Cost estimate for renovating city owned rental building located on 2 nd Ave.
