4 The Hub Hornby, Christchurch RETAIL MANAGEMENT We are the largest retail property manager in New Zealand, managing over 350,000m 2 in retail floor area, achieving a 99% occupancy rate. Our portfolio includes some $1.3 billion worth of shopping centres nationwide which have a combined annual turnover of over $2 billion across 30 centres. We are closely affiliated with the NZ Council of Shopping Centres. 5 COLLIERS INTERNATIONAL REAL ESTATE MANAGEMENT FACILITIES MANAGEMENT Our team handles every aspect of facilities management, from the planning stages of a new building or renovation project, to the on-going operation of your facility. Our core service is cost-effective building lifecycle management. We evaluate the total operational costs of your plant or building, balancing upfront costs against long term operating expenses, aiming to maximise profitability for the client. We provide: Strategic advice for new builds to minimise future operational costs Forecasting for operating expenses and capital expenditures Devising cost effective energy management systems Managing fit-out and renovation projects Procuring service providers and managing the contracts Liaising with property owners, tenants and contractors Compliance management Building services risk management. Promoting best practice in building sustainability Our team takes a scientific approach to improving building sustainability through energy use reduction in the day to day operations for all building users. Our key areas of focus are electricity, gas, water and recycling. We monitor consumption and compare the statistics to standard benchmarks taking into account various building factors such as age, design, and usage. This methodology helps us accurately assess your building s energy consumption in comparison to its peers, and identify opportunities for cost savings. Lighting upgrades reduce energy consumption and offer significant savings to owners over time. As just one example, we demonstrated the feasibility for an Auckland CBD car park to reduce energy consumption by up to 54% (430,892 kwh/pa) through lighting upgrades, an investment that would pay for itself in three years. Energy savings are also initiated through mechanical and Building Management System control. For example we employ a technique called dry-bulb or enthalpy control, which harnesses Auckland s favourable climate to reduce the amount of chiller running hours in a day. Strategic advice on a new build or renovation projects When starting a major building or renovation project, it is important to obtain strategic advice in the design, planning and development stages. We offer an initial consulting service with site specific recommendations for operational efficiency and future proofing your asset, a process that can generate significant long term savings. NABERSNZ rating Our team offers NABERSNZ accredited assessments to owners and tenants of commercial office buildings. A high NABERSNZ rating is sought after by tenants and can help you achieve a higher rent, which is offset for the tenant by a lower overall cost of occupancy The Colliers Facilities Management team helped us prepare a property for sale which led to a very successful result, with the building selling in just five days for a very good price. Working to a very tight deadline, the team organised a number of projects that vastly improved the presentation of the building, and found ways to reduce the operating costs of the building, which contributed significantly to the success of the sale.
