1 Onine Appication Guide For Residentia Customers

2 Getting a quote and appying onine for a Post Office mortgage Pease take a few minutes to read this handy onine mortgage appication guide before starting. It woud aso be usefu to have it to hand when competing the Approva in Principe (AIP) and fu appication forms. Our service Post Office Mortgages are provided by Bank of Ireand UK and are avaiabe onine on an Execution Ony basis. This means we cannot offer you advice or recommend a particuar mortgage product. Instead, we provide you with information about our products and service so you can make a decision about the right mortgage choice for you. We confirm our service to residentia appicants in our onine Execution Ony Decaration and our quotes are reguated Key Facts Iustrations. As you are appying directy, we are unabe to speak with a Financia Adviser on your behaf in reation to your mortgage. Usefu information You can create as many quotes (Key Facts Iustrations) as you d ike. You re in contro, and when you re ready to move onto the AIP and fu appication stages, it s usefu to have certain information to hand so you don t have to keep stopping and ooking things up. These incude: your empoyment detais your bank account detais your current mortgage detais (if moving or remortgaging) detais about the property to be mortgaged (for fu appication) your credit commitments your addresses for the ast 3 years your Nationa Insurance number your Tax Office detais (found on your P60) Registering and ogging on To access our onine appication, you need to register with us. This incudes setting up a unique user name, password and password reminder. It s a good idea to create a strong password that no one wi be abe to guess, using a combination of etters (upper and ower case), and numbers. Memorise your password and keep it secret - you be asked for it each time you og onto our secure appication system. If you do forget your password, we can emai you the password reminder that you ve registered with us. If you re sti having probems remembering after this, pease ca us on * and after some security checks, we can reset your password for you you need to change it to a new and secure password the next time you og back into the system. The password reset service is avaiabe Monday to Friday 9am to 5pm. The 4 stages Our 4 appication stages are designed to work together, and information you input at each stage is automaticay pued through into the next stage so you ony need to input the information once. You can te what stage you re at by the status bar at the top of each form and the number of sections in each form: Key Facts Iustration = 4 sections Execution Ony Decaration = 1 section Approva in Principe (AIP) = 9 sections Fu appication = 10 sections * A cas are recorded for training and monitoring purposes. 1

3 Stage 1: Creating quotes Start the process by producing as many quotes as you d ike to hep you make a decision about which mortgage product you d ike to appy for, the amount you woud ike to borrow and over how ong. These are caed Key Facts Iustrations, and show important product detais incuding how much money you wi repay each month over the ength of the mortgage term you have chosen. Simpy compete the 4 sections, then save and submit the form and our system wi create the quote for you automaticay. Repayment type In section 1 of the Key Facts Iustration, we ask you what repayment type you d ike your mortgage to be on. Our residentia mortgages are avaiabe on a repayment or interest ony basis, or a combination of both. For residentia mortgages we aow a maximum of 60% of the purchase price or vauation (whichever is ower), on an interest ony basis or combination of repayment and interest ony. If your oan exceeds 60% oan to vaue then the entire amount must be on a repayment basis. Pease refer to our ending criteria. Vauation options In section 4 of the Key Facts Iustration, we ask you what type of mortgage vauation you d ike. You have 3 options to choose from, each report providing detais on the condition of the property you re panning to buy, offering progressivey more information: Standard Mortgage Vauation This is a ender s vauation, not a survey. It s a imited check carried out by a vauer, to make sure the property is worth the money you are paying for it (or if remortgaging, is worth what you think it is). A mortgage vauation is unikey to cover items which woud be picked up in a survey. HomeBuyer Report This is a survey competed to a standard format set out by the Roya Institution of Chartered Surveyors. It s most suitabe for conventiona properties buit within the ast 150 years which are in reasonabe condition. It is a detaied report that highights any potentia issues with a property. It gives you traffic ight ratings showing the condition of the property, advice for your ega advisers, detais of urgent defects and insurance reinstatement costs. It doesn t detai every aspect of the property. Buiding Survey This is a comprehensive inspection of a property, reported in a stye to suit the property and your specific requirements. It s suitabe for a properties, especiay isted buidings. It examines a accessibe parts of the property, and you can ask to have specific areas incuded so it covers any particuar concerns you have about the buiding. It s a report which can be taiored to your needs and is agreed between you and your surveyor. If your appication is accepted by our underwriting team, within 2 working days of your fu onine appication being received and vauation fee being paid, we wi instruct one of our pane vauers to carry out an inspection of the property. If you opt for a HomeBuyer Report or a Buiding Survey, the report wi be sent direct to you and the vauers wi provide us with a Standard Mortgage Vauation for underwriting purposes. Creating mutipe Key Facts Iustrations After you ve generated and read your first Key Facts Iustration, you wi be taken to your My appication page (each time you ogin, you come to this persona summary page). You can create as many Key Facts Iustrations as you require before progressing one through to an AIP. Simpy cick on Start a new Iustration using these detais under any Key Facts Iustration you ve created and amend the detais you ve aready input. 2

4 Stage 2: The Execution Ony Decaration (EOD) This stage wi capture your acknowedgment that you re appying on an Execution Ony basis. It confirms that we won t be providing you with any advice and what this means for you. You shoud keep a copy of the EOD for future reference so pease keep it in a safe pace. Stage 3: Your Approva in Principe (AIP) You can ony progress one Key Facts Iustration into an AIP. Simpy cick on the Progress to AIP ink in the Action box of your chosen Key Facts Iustration. You then be shown the appication pack to review. Pease take time to read the information (in pdf format) in the appication pack before you start your AIP. This incudes our Your Guide to Lega Services eafet, which provides important information on the conveyancing options avaiabe to you. When you re ready, compete the 9 sections it comprises in order to submit your AIP. Appicant name In section 2 of the AIP, we ask you to provide the tite, forename(s) and surname of each appicant. Pease note that we require your fu name as it appears on your ega documentation (e.g. passport or driving icence). Any midde names shoud be competed in the forename(s) fied. Appicant address In section 3 of the AIP, pease provide us with the ast fu 3 years address history for each appicant. If you ve ived in more than 1 property over this period, once you ve competed the present address fied, the system wi automaticay generate previous address fieds for you to compete unti a fu 3 year period has been input. Time in current job roe In section 4 of the AIP, we ask about your empoyment status. We need 12 months empoyment history to assess the answer, so if any appicant has been in their current roe for ess than 12 months, pease provide us with a previous empoyment detais to cover this period, in section 9 of the AIP. Income & outgoings In sections 4 and 5 of the AIP, we ask for detais of your income and a combined figure for continuing monthy payments on outgoings so an initia assessment can be made. If your AIP is accepted, at fu appication stage we wi ask for a breakdown of the outgoings tota you provided in the AIP. If the totas differ, your appication wi be credit scored again and this may affect our ending decision. To avoid this, pease be as accurate as you can with the figure at AIP stage. Income The income information you need to input wi depend on whether you are empoyed of sef empoyed. If you are empoyed incude: your annua gross basic saary, incuding any occupationa pension (this is the amount you earn before tax and nationa insurance deductions) 100% of additiona guaranteed income (e.g. payments which form part of your empoyment contract, which is paid whether you are on hoiday or sick), such as mortgage or rent subsidy and geographica and car aowance 50% of variabe bonus, overtime and commission payments. Additiona payments must be proven as being reguar and are subject to assessment If you are sef empoyed incude: the average of your ast 3 years earned taxabe income (your gross taxabe income, not your turnover); or your most recent year s income if it is ower than the 3 year average 3

5 Outgoings For a appicants, enter the tota amount you wi continue to pay each month for committed outgoings. Detais of what you shoud incude and excude are isted beow. INCLUDE: car finance and persona oans student oans second or subsequent charges secured on your property hire purchase commitments overdraft interest cacuated at 2% of the current overdraft baance credit card/store card/cataogue debts cacuated at 3% of the current outstanding baance chidcare costs/maintenance/aimony EXCLUDE: iving expenses (e.g. food, utiity bis, cothes and petro) subscriptions to eisure activities (e.g. gym and gof cub membership) schoo fees commitments, payments or rent that wi cease if this mortgage competes monthy payments for other mortgages, even if they wi continue after competion Once you ve competed your AIP, simpy save and then submit the form. In order to continue, a warning pop up box wi appear requesting your consent for us to conduct a credit search which wi register an appication footprint against a appicants. Simpy press accept to provide this consent to continue with your AIP submission. AIP response When you submit your AIP, in addition to the credit score, our onine appication system wi aso undertake a series of ending criteria checks. Depending on the outcome of a checks, the system wi deiver one of the foowing responses: Accept response: We ve provisionay accepted your AIP based on the information you ve provided, and you can proceed to fu appication. Pease read the terms of acceptance carefuy as this expains some of the assumptions we ve made about you and your property when reaching our decision. At fu appication stage one of our underwriting team wi review your appication and may require further information from you. In some circumstances this may change the automated system decision we gave you on our website. If this happens we contact you to expain what s changed and how it may affect our decision. Refer response: Your AIP has been referred to our underwriting team for consideration. We may need some further information from you before we can fuy assess your submission and make a ending decision. An underwriter wi be in touch by phone within 2 working days with a decision, or to request any additiona information we need to make our decision. We aso update your onine status with our ending decision. Decine response: Unfortunatey your onine AIP has been decined as it fas outside of our ending criteria. 4

6 Stage 4: Fu appication You can now progress your accepted AIP into a fu appication. Simpy provide the rest of the information we need, incuding the property you d ike to mortgage and more detaied information about your circumstances. If you change your mind about the product you wish to appy for between AIP and fu appication don t worry, you can choose an aternative product at fu appication stage. Soicitors In section 9 of the fu appication, we ask you to provide us with detais of the soicitor you intend to use for your mortgage appication. Pease note that there are three conveyancing options avaiabe to you, which you shoud consider before entering any detais: 1) You can use our ega services partner, Lega Marketing Services (LMS), to hande the conveyancing for you. In these cases, LMS can aso act for us and so you ony be charged one fee. Ca = to find out more and arrange a quote. 2) You can appoint your own soicitor. If your ega representative is on our pane, we aso ask them to act on our behaf as we. This means you ony be charged one fee. 3) You can appoint your own soicitor, who is not on our pane of approved advisers. If you choose this option, we need to appoint our own soicitor to represent our ega interests and you need to pay the cost of this. This is known as Separate Representation and means that you be responsibe for paying two sets of fees. If your soicitor has partnership status they may be eigibe to join our pane. Pease ca us on * for more information. If you re panning to use your own soicitor, it s a good idea to check with us on * whether they re on our pane before submitting your appication so we can et you know whether a Separate Representation fee wi be appicabe. Fu appication response When you submit your fu appication, in addition to the credit score and eectronic identity verification, our onine appication system wi aso undertake a series of ending criteria checks based on the new information provided. Depending on the outcome of a checks, the system wi deiver one of the foowing responses: Accept response: We ve provisionay accepted your onine fu appication, which wi be reviewed by one of our underwriting team once it downoads to our system. They may require further information, and foowing receipt of this and a fu assessment of your appication, in some circumstances this may change the onine accept decision. If this happens we contact you to expain what s changed. Refer response: Your fu appication has been referred to our underwriting team for consideration. We may need some further information from you before we can fuy assess your submission and make a ending decision. An underwriter wi be in touch by phone within 2 working days with a decision, or to request any additiona information we need to make our decision. We aso update your onine status with our ending decision. Decine response: Unfortunatey your onine fu appication has been decined as it fas outside of our ending criteria. * Lines are open Monday to Friday 8.30am to 7.30pm and Saturday 9am to 1.30pm. 7 Product withdrawas The onine Accept response is vaid for 30 days athough the product you ve seected may be withdrawn at any time and without notice. To secure your chosen product, if your fu appication is accepted, you must pay any vauation fee reated to the mortgage onine, within 3 working days otherwise the appication wi be canceed. We usuay give 2 working days notice for product withdrawas. We suggest that you reguary check your onine appication to be made aware of any product withdrawas, to give you sufficient time to compete your appication and pay the vauation fee (if appicabe). Onine vauation fee payment If your fu appication is accepted by our underwriting team or the system response is an Accept, you be taken to our onine vauation fee payment screen uness you have seected a Standard Mortgage Vauation or Buiding Survey and the product chosen has a free standard vauation. In this instance, the fu appication wi automaticay downoad to our mortgage processing system at this stage and your product is secured. If you have to pay a vauation fee reated to the mortgage, seect the payment option when you re ready and a secure payment site wi pop up where you can enter your credit or debit card detais. You have 3 working days once your fu appication is accepted to pay any reevant vauation fee. Once the vauation fee has been paid, this is your commitment to proceed with the mortgage and your chosen product wi be secured. We normay instruct the Standard Mortgage Vauation or HomeBuyer Report the first working day after we receive your fu onine appication. At this point, if you opted for a Buiding Survey, you woud have ony paid for a Standard Mortgage Vauation for our underwriting purposes (uness the product chosen has a free standard vauation). Once your appication has been downoaded, we normay contact you with the detais of three pane vauers within 2 working days. You need to ca each vauer firm to discuss any specific requirements and the costs invoved for the Buiding Survey, which you pay direct to them. You then need to inform us which of the vauers you woud ike to proceed with so we can then instruct them to carry out the inspection. If your AIP and fu appication resuted in an Accept response it woud not have been assessed by our underwriting team, so in some circumstances we may decine your appication after our initia checks - in these instances we refund any vauation fee that you have paid. Pease note that if your appication is approved by our underwriting team we instruct the vauation in good faith based on the detais you have provided to us. If we receive further information from you which fas outside of our ending poicy or contradicts what you ve have aready tod us and, as a resut we decine your appication, we not refund the cost of any vauation aready undertaken. Onine appication tracking If you have a vauation fee to pay, your accepted appication is ony downoaded to our mortgage processing system once the fee has been paid onine. Once your appication has been downoaded, the majority of communication wi be undertaken offine. One of our underwriting team wi be in touch (normay within 2 working days of your appication form being received), to discuss any requirements needed. We wi communicate with you via text, phone or etter (or a combination of these), depending on what stage your appication is at. We wi aso update your onine Mortgages Homepage when your appication reaches the foowing key stages: Initia assessment commenced Vauation received Initia assessment competed Appication offered Funds requested by Soicitor Funds reeased Competed 6
