5 BUILDING CONDITION: EXTERIOR Building Envelope Brick and Mortar: Brick walls are discolored throughout the building, especially under gutter joints and hose bibs and near the ground. Soffits: Soffits are in fair condition, but have wasp and bird houses that need to be removed. Vents on soffits are corroded. Gutters and Downspouts: Water is leaking at gutter joints throughout the building deteriorating gutter joints and discoloring brick walls below. Doors and Hardware: Exterior doors are in poor condition with finishes damaged and some hardware corroded. Dirt and wasp house residues are accumulated on the exterior side of doors. Storefront: Dirt and wasp house residues are accumulated on the exterior side of storefronts. A metal sill underneath the storefront on the west façade is touching the ground directly and corroding severely. Drinking Fountains: Drinking fountains are not working or in poor condition and need to be replaced. Data: Data outlets and railing next to outlets need to be removed as they are not used any more. Site Conditions Pavement Conditions: Pavements are cracked and stained at several locations. Grade Conditions: The exterior mechanical area on the east façade is not paved and is not graded properly that water is collecting and deteriorating pipe insulations. A concrete curb exists under the gate to the mechanical area, thus trapping water even further. The area should be properly graded or paved in order to drain water away from the mechanical equipment and the building envelope. Plants and Shrubs: Soil is bare without grass at several locations due to ponding. 3

7 BUILDING CONDITION: EXTERIOR Downspouts are missing splash blocks causing erosion and water collection near the building envelope at several locations. The signage is damaged. The pipe opening sealant is deteriorated. The bottom brick courses are discolored. The brick is discolored at several locations; especially below gutter joints and hose bibs and at bottom courses. 8 BUILDING CONDITION: EXTERIOR The metal sill underneath the storefront on the west façade is touching the ground directly causing corrosion. The storefront needs to be refinished due to accumulated dirt. A splash block is in disrepair and sloped improperly causing water to collect. Drains are not provided underneath downspouts causing bottom brick courses and pavements to stain. Water is leaking from gutter joints causing gutters to discolor and deteriorate throughout the building. The data outlets left on the west façade should be removed. The guardrail below data outlets need to be removed. 6
9 BUILDING CONDITION: EXTERIOR The drinking fountains are either not working or are in poor condition with corrosion and stains. All four drinking fountains throughout the building need to be replaced. A metal cover is installed at a corner on the east façade and is not sealed properly. The existing light fixtures have dirt accumulated above and need to be cleaned or replaced. Moderate cracks exist on the pavement throughout the building. A downspout on the east façade is damaged and needs to be replaced. The top courses of brick walls at the mechanical area are discolored and mortars are cracked. 7
10 BUILDING CONDITION: EXTERIOR An example image of brick discoloration throughout the building. A concrete masonry unit at the mechanical area is damaged. Improper grading and lack of pavement is causing water to collect within the mechanical area, thus deteriorating insulations around pipes. The concrete curb under the gate is trapping water within the mechanical area. The gate is corroded and scraped and needs to be refinished. An overview of the exterior mechanical area. Vents on soffits are corroded. A filter that is in a different size than the vent is placed. 8
11 BUILDING CONDITION: INTERIOR Summary of Conditions Floors: Resinous flooring in the locker rooms have some heavy staining, it is recommended that floors be refinished. Flooring in locker room have some cracks. VCT tiles are used throughout the corridors. Tiles are in fair condition however there are some damaged and broken tiles in the entrance that should be replaced. VCT tiles located in the trainer s room have been severely stained from ice machine dripping water on the floor. It is recommended that all tiles be replaced. Concrete floors located in the concession stand restrooms have stains throughout areas of the floors, all floors should be refinished. Concrete flooring in both coaches locker rooms are cracking in several areas, floors also have minor staining. Walls: Walls throughout the facility are masonry. Masonry walls have cracks in several rooms throughout the facility. It is recommended that walls be refinished, can be determined on a room by room basis. Rubber base should be replaced in the locker rooms. Ceilings: Some ceiling tiles are damaged in locker rooms. Ceiling tiles have water leak stain in several rooms. All tiles with stain should be replaced and area above ceiling should be investigated. Gypsum ceiling is cracking at the corner with masonry wall. Gypsum ceiling is also damaged in one of the locker rooms. Doors and Hardware: Most exterior doors and frames throughout the facility need to be refinished. Several interior door frames have paint chipping off. Frames should be refinishing. Windows: Store front hollow metal frames should be refinished. The window located in room 104 has water leak stains on frame. Window should be resealed to stop water leaks. Hollow metal frame also has corrosion. Casework: Casework located in trainer s room is in poor condition. Water has expanded the wood. Casework in storage room has a cabinet door that does not maintain closed; also casework does not have a finish. Casework in concessions should be refinished, sink is leaking, and base is peeling off. It is recommended that casework in trainer s office and in concessions be replaced. Signage: Some doors are missing signage. Signage does not match from corridor signage to locker room and exterior signage. It is recommended that new signage be installed to have consistency. 9

21 BUILDING CODE AND TAS Exterior Conditions Accessible Path: All paths are accessible. Stairs and Ramps: N/A Changes in Level: N/A Door Landings: N/A Interior Conditions Accessible Paths: ADA benches in locker rooms do not have the appropriate clear space needed for a wheel chair. access. Protruding Objects: N/A Door Clearances: All doors have compliant door clearances however, there are several doors clearances that are being obstructed by objects. Doors Hardware: Admin entrance door does not have a key lock set through the inside of the building. Coaches locker room does not have a manual push lock bottom from inside of room. Restrooms: Exterior men s restroom has two urinals that are higher than the allowed height, all other fixtures are compliant. Exterior women s restrooms do not have a turning radius and all sinks do not have mirrors. All other fixtures are compliant.. Grab bars located in both coach s locker rooms and in boys locker are higher than the allowed Grab bars should be lowered to be compliant. Exterior single use restroom is compliant. Many Fixture accessories are corroding throughout the facility s restrooms. Drinking Fountains: Drinking fountains in locker rooms are in ADA compliance. ADA drinking fountain located in the corridor does not have a compliant knee clearance. The drinking fountain is at 26.5 and the minimum allowed is 27. Counters, Sinks and Work Surfaces: Sink located trainer s room is compliant but is in poor condition. Clothes/Book bag Hooks: N/A Room Signage: Some doors are missing signage. It is recommended that new signage be installed. 19

25 ROOFING Montgomery ISD Athletics Facility is a one story structure with a standing seam metal roof system. The standing seam metal roof system is bound by a prefinished perimeter metal. The drainage of the standing seam metal roof system is accomplished by using gutters along all sides of the roof and drains onto the adjoining field. Roof Composition: No cores were taken on the metal roof system. Deficiencies: The roof systems appeared to be in fair condition as numerous deficiencies were observed. 1. Scored standing seam panels showing signs of surface rust./ 11 EA 2. Deteriorated sealant joints./ 4 EA Recommendations: Perform remediation s to the deficiencies listed above. Performing recommended repairs may extend the roof s estimated remaining service life by slowing the deterioration of the roofing system components. 23
