Discussion #1 Green Building Certification Institute Web Site Address - ABOUT GBCI The Green Building Certification Institute (GBCI) is a third-party organization that provides independent oversight of professional credentialing and project certification programs related to green building. GBCI is committed to ensuring precision in the design, development, and implementation of measurement processes for green building performance (through project certification) and green building practice (through professional credentials and certificates). Established in 2008 to administer certifications and professional designations within the framework of the U.S. Green Building Council s LEED Green Building Rating Systems, GBCI continues to develop new programs and offer the marketplace validation that building certifications and professional designations have met specific, rigorous criteria. Professional Credentialing GBCI develops and administers the LEED Professional Credential exams, which include the LEED Green Associate and LEED AP with specialty credentials, as well as the LEED for Homes Green Rater and LEED Project Reviewer professional certificates. GBCI also oversees the Credential Maintenance Program (CMP) for LEED Professionals. This continuing education requirement keeps LEED professionals at the forefront of the rapidly evolving green building industry, driving ongoing excellence in the marketplace and ensuring that LEED professionals are the most qualified in the field. Project Certification GBCI administers the LEED certification program, performing third-party technical reviews and verification of registered projects to determine if they have met the standards set forth by the LEED rating system. Dedicated technical experts ensure building certification meets the highest levels of quality and integrity. To date, the total footprint of LEED-certified projects surpasses one billion square feet. Another six billion square feet are registered with GBCI for certification. 3

Discussion #1 LEED What LEED Is LEED, or Leadership in Energy and Environmental Design, is an internationallyrecognized green building certification system. Developed by the U.S. Green Building Council (USGBC) in March 2000, LEED provides building owners and operators with a framework for identifying and implementing practical and measurable green building design, construction, operations and maintenance solutions. LEED promotes sustainable building and development practices through a suite of rating systems that recognize projects that implement strategies for better environmental and health performance. The LEED rating systems are developed through an open, consensus-based process led by LEED committees, diverse groups of volunteers representing a crosssection of the building and construction industry. Key elements of the process include a balanced and transparent committee structure, technical advisory groups that ensure scientific consistency and rigor, opportunities for stakeholder comment and review, member ballot of new rating systems, and fair and open appeals. LEED is flexible enough to apply to all building types commercial as well as residential. It works throughout the building lifecycle design and construction, operations and maintenance, tenant fitout, and significant retrofit. And LEED for Neighborhood Development extends the benefits of LEED beyond the building footprint into the neighborhood it serves. LEED also makes business sense, benefiting commercial building owners as well as tenants. What LEED Measures LEED promotes a whole-building approach to sustainability by recognizing performance in key areas: Sustainable Sites Site selection and development are important components of a building s sustainability. The Sustainable Sites category discourages development on previously undeveloped land; seeks to minimize a building's impact on ecosystems and waterways; encourages regionally appropriate landscaping; rewards smart transportation choices; controls stormwater runoff; and promotes reduction of erosion, light pollution, heat island effect and construction-related pollution. Water Efficiency Buildings are major users of our potable water supply. The goal of the Water Efficiency category is to encourage smarter use of water, inside and out. Water reduction is typically achieved through more efficient appliances, fixtures and fittings inside and water-conscious landscaping outside. Energy & Atmosphere According to the U.S. Department of Energy, buildings use 39% of the energy and 74% of the electricity produced each year in the United States. The Energy & Atmosphere category encourages a wide variety of energy-wise strategies: commissioning; energy use monitoring; efficient design and construction; efficient appliances, systems and lighting; the use of renewable and clean sources of energy, generated on-site or offsite; and other innovative measures. 5

Materials & Resources During both the construction and operations phases, buildings generate a lot of waste and use large quantities of materials and resources. The Materials & Resources category encourages the selection of sustainably grown, harvested, produced and transported products and materials. It promotes waste reduction as well as reuse and recycling, and it particularly rewards the reduction of waste at a product s source. Indoor Environmental Quality The U.S. Environmental Protection Agency estimates that Americans spend about 90% of their day indoors, where the air quality can be significantly worse than outside. The Indoor Environmental Quality category promotes strategies that improve indoor air as well as those that provide access to natural daylight and views and improve acoustics. Locations & Linkages The LEED for Homes rating system recognizes that much of a home's impact on the environment comes from where it is located and how it fits into its community. The Locations & Linkages category encourages building on previously developed or infill sites and away from environmentally sensitive areas. Credits reward homes that are built near already-existing infrastructure, community resources and transit in locations that promote access to open space for walking, physical activity and time outdoors. Awareness & Education The LEED for Homes rating system acknowledges that a home is only truly green if the people who live in it use its green features to maximum effect. The Awareness & Education category encourages home builders and real estate professionals to provide homeowners, tenants and building managers with the education and tools they need to understand what makes their home green and how to make the most of those features. Innovation in Design The Innovation in Design category provides bonus points for projects that use innovative technologies and strategies to improve a building s performance well beyond what is required by other LEED credits, or to account for green building considerations that are not specifically addressed elsewhere in LEED. This category also rewards projects for including a LEED Accredited Professional on the team to ensure a holistic, integrated approach to the design and construction process. Regional Priority USGBC s regional councils, chapters and affiliates have identified the most important local environmental concerns, and six LEED credits addressing these local priorities have been selected for each region of the country. A project that earns a regional priority credit will earn one bonus point in addition to any points awarded for that credit. Up to four extra points can be earned in this way. See the Regional Priority Credits for your state» What LEED Delivers LEED certification provides independent, third-party verification that a building or community was designed and built using strategies aimed at achieving high performance in five key areas of human and environmental health: sustainable site development, water savings, energy efficiency, materials selection and indoor environmental quality. Certification occurs through the Green Building Certification Institute, an independent non-profit that was established in 2008 with the support of USGBC. GBCI includes a network of ISO-compliant international certifying bodies, ensuring the consistency, capacity and integrity of the LEED certification process. 6

Participation in LEED gives building owners and operators the tools they need to have an immediate and measurable impact on their buildings' performance. There are both environmental and financial benefits to earning LEED certification. LEED-certified buildings are designed to: Lower operating costs and increase asset value Reduce waste sent to landfills Conserve energy and water Be healthier and safer for occupants Reduce harmful greenhouse gas emissions Qualify for tax rebates, zoning allowances and other incentives in hundreds of cities Moreover, an organization's participation in the voluntary and technically rigorous LEED process demonstrates leadership, innovation, environmental stewardship and social responsibility. Who Uses LEED Diverse professionals, including architects, real estate professionals, facility managers, engineers, interior designers, landscape architects, construction managers, lenders and government officials all use LEED to help transform the built environment to sustainability. State and local governments across the country are adopting LEED for public-owned and public-funded buildings. Federal agencies, including the Departments of Defense, Agriculture, Energy, and State, have LEED initiatives. And LEED projects are in progress in 41 different countries among these Canada, Brazil, Mexico and India. Learn more about our Membership, search our Member Directory, and join the USGBC community here. How to achieve certification LEED points are awarded on a 100-point scale, and credits are weighted to reflect their potential environmental impacts. Additionally, 10 bonus credits are available, four of which address regionally specific environmental issues. A project must satisfy all prerequisites and earn a minimum number of points to be certified. Sustainable building strategies should be considered early in the development cycle. An integrated project team will include the major stakeholders of the project, such as the developer/owner, architect, engineer, landscape architect, contractor, and asset and property management staff. Implementing an integrated, systems-oriented approach to green project design, development and operations can yield synergies and improve the overall performance of a building. Initial LEED assessment will bring the project team together to evaluate and articulate the project's goals and the certification level sought. The Green Building Certification Institute (GBCI) administers LEED certification for all commercial and institutional projects registered under any LEED Rating System. USGBC administers the development and ongoing improvement of the LEED rating systems. USGBC is also the primary source for LEED and green building education and resources for project teams, such as reference guides, rating system addenda, workshops, online trainings and other tools to help you achieve success on your LEED project. 7

Eligibility Building types that are eligible for certification include but are not limited to offices, retail and service establishments, institutional buildings (e.g., libraries, schools, museums and religious institutions), hotels and residential buildings of four or more habitable stories. If you are unsure whether your building or space is a candidate for LEED certification, review the LEED Rating System Checklist that applies to your project. Your project is a viable candidate for certification if it meets all prerequisites and can achieve the minimum number of points necessary to earn the certified level. How to get started Learn.
