1 FACILITY LIFECYCLE DATA MANAGEMENT AND ANALYTICS Introduction: The client is an information technology firm focusing on improving the ways of commercial buildings designed, built, managed and retrofitted using BIM (Building Information Modeling) Project and Facility Management. The client is a leading provider bringing the value of BIM to building owners (BIM Facility Maintenance) for improved design & construction, data collection and handover, facility management, operation and maintenance. The client has international distributors in the United States, Australia, China, Russia, United Kingdom, Middle East and other countries. According to the client, a well-known study by the National Institute of Standards and Technology (NIST) estimates the efficiency losses in the U.S. This is due to inadequate interoperability among computer-aided design, engineering, and facility management software systems which amounts to $15.8 billion per year. The largest part of this problem belongs to the Operations and Maintenance Phase of building lifecycle, resulting in efficiency losses of $9 billion per year. This is equivalent of $.25 per square foot of managed facilities: i.e. if you are a facility owner and have 1 million square feet you lose approximately $250,000 per year due to improper management of data. This application integrates various systems used for building lifecycle management, such as Building Information Models (BIM), Building Automation Systems (BAS), Facility Management Systems (CMMS/CAFM/IWMS),Geographic Information Systems (GIS) and Enterprise Resource Planning(ERP). By integrating these previously separate datasets, Facility Maintenance module allows the Facility Manager an increased ability to analyze operational data, thus enabling a holistic approach to Fixed Capital Asset management.

2 Key Features: This application involves designing as well as implementation of complex functionality. It monitors the performance of the building s development and enforces better maintenance practice resulting in significant reduction in labour hours and energy savings. The Project and Facility Management software applications provide the ability to utilize BIM for facility lifecycle data management and analytics. These two applications share the same facility database but provide different workflows and functionality to support the priorities of different stakeholders Facility Development for Project delivery (Facility Development) and FM for Facilities management. Facility Development: The lifecycle BIM includes a documented approach of how to use multiple common industry standards, including OmniClass, the National CAD Standard and COBie. Facility Development provides support for COBie (Construction Operations Building information exchange) throughout the whole construction project lifecycle; both online and off-line, on Tablet PCs (like ipod and Windows 8), laptops and desktops; all having a 3D interface. Facility Development software helps architects, engineers and contractors build high quality models that will be useful for facility owners in operations and maintenance phase of facility lifecycle. It provides 3D view of facilities in an easy-to-use format for facility managers that link BIM with real-time facility operations data acquired via Meters and Sensors in building Automation System (BAS) and facility management (FM) software.

3 COBie BIM data can be entered and modified in Excel for small buildings, but it is quite difficult to do that for large facilities. With this product user can edit building data in a secured online environment in collaborative mode. It also provides a unique way for extracting and editing COBie data from Autodesk Revit and pushing data back to model. Building Information Modeling (BIM) technology allows facility planners, designers, and builders to collect and manage the great amounts of detailed data needed for building and campus design and construction. Building owners use BIM to manage data particular to individual buildings. When querying information in multiple buildings, such as across a campus or a region, or performing geographic analyses, like a best path analysis from one building to another, the building owner faces challenges. These issues can be overcome by integrating BIM data with GIS. When BIM and GIS are integrated, a suite of new analysis options for facility planners, owners, and operators is available. The results of these analyses can be reported and visualized at all geographic scales or levels of detail. Using GIS along with BIM gives a spatial dimension into the building management and analysis process. It gives information about exact location of the particular asset or how to prioritize open work orders within the facilities COBie COBie (Construction Operations Building information exchange) is a vendor-neutral industry standard that describes both product (COBie file) and process of collecting and validating building lifecycle data during design, construction and commissioning. This data can be incorporated into the Operation & Maintenance phase of a building lifecycle efficiently. Instead of requiring only the handover of paper documents containing equipment lists, product data sheets, warranties, spare part lists, and other information, the owners should require a standardized electronic delivery of this information. This information is essential to support the operations, maintenance, and the management of the facilities assets by the owner and/or property manager. The COBie process simplifies the work required to capture and record the project handover data Facility Maintenance: BIM is revolutionizing Facility Management industry by providing the most detailed information about facility elements, systems, and spaces. FM ( Facilities Maintenance ) is a software application that provides for real-time integration of BIM with Building Automation Systems, like Honeywell, Johnson Controls, or others, with CMMS/CAFM/IWMS software like IBM Maximo, ARCHIBUS, AssetWorks AiM, Accruent FAMIS, TMA Systems webtma, Corrigo, or others, and GIS from ESRI (ArcGIS) and Google (Google Earth).

4 FM can serve as a part of Central Facility Repository (CFR) helping owners keep data always upto-date across the applications and databases. FM utilizes the same 3D interface that is used for Facility Development enabling interactive virtual preventive maintenance inspections, and quicker response to service requests, and shares the common database with Facility Development to enable smooth transition of handover data into Operations & Maintenance. According to the client it is calculated by the experts that appropriate maintenance of buildings and assets through facilities management can help to save companies millions each year. The implementation of FM enables organizations to better control their potentially costly property and facilities operations. EM (Energy Management): Energy efficiency is but one of many criteria for LEED building certification and credits for energy efficiency are awarded based on design simulations, not measured building energy performance. There has been very little work on validating whether projections of performance correspond to actual building performance. The application addresses this challenge by introducing the first commercial off-the-shelf (COTS) solution that allows comparing predicted energy performance (BIM energy modeling) with actual performance using sensors and meters managed by Building Automation Systems. EM ( Energy Management ) is a software module working within the Facility Development & Facility Maintenance applications that allows continuous flow of data between BIM/COBie and the Department of Energy Energy Plus energy simulation program for BIM energy analysis. The EM users will be able not only compare simulated energy consumption with actual energy consumption for the whole facility, but also identify zones and components that are deviating from the norm and therefore requiring a more detailed review by maintenance team. Typical building operation is based on feedback from occupants allowing building operators to address energy efficiency issues on the basis of complaints. The building operators will usually adjust local set points instead of troubleshooting the problem and resolving it. The advantage of EM s approach is that performance assessors (i.e. energy auditors or facility engineers) can identify more problems with less effort per problem.

6 zcon Blend The application solution deals with the COBie data by providing both a simple browser-based web form interface and 3D interface. These two interfaces allow for the collection and validation of data and provide a means for verifying and editing the COBie information in a virtual building. In addition to a browser-based interface, the Mobile application allows working offline when no Internet connection is available. The synchronization of data occurs when a connection is available. In this application, program focuses on access levels of different users. Program will allow to add client in the system if and only if that organization is authorized so that security of data is achieved. The program also focuses on making application compatible with all browsers as well as with ipad and Tablets. Program focuses on BIM to improve operational workflows and facility performance analysis, enabling them to implement proactive smart building and sustainability strategies. The implementation of Facility Development and Management enables organizations to control their potentially costly property better and facilities operations Team zcon also successfully integrated inter-connectivity of this process. All required data security norms in the data flow process were also successfully implemented. In the process of generating 3D view of any facility zcon has integrated third party tools Revit and Navis. Revit is used to import data and Navis is used to display a 3D model for the same.
