1 TECHNICAL SPECIFICATION OF THE PROJECT I. CHARACTERISTICS OF THE BUILDING Energy efficiency B category Roof resistance m 2 K/W Coefficient of heat transfer of windows Uw-0.98 (for wooden windows) Sound comfort B category Structural Elements Load-bearing elements of the building one-piece framework. Underground part cast reinforced concrete. Foundations Pile reinforced concrete foundation. Facades Façade at Jogailos Str. shall be renovated and left as-built, inner faced clinker masonry combined with decoration plaster. Thermal insulation of the building above ground level is made from mm insulating materials, basement wall insulation 205 mm. Roof Pitched. Structure combined metal / timber. Roof covering galvanised sheet metal. Thermal insulation and sound insulation of the roof is made from insulating materials. Dispersible closed-cell polyurethane foam of 320 mm and rock wool of 50 mm are used as insulating material. Gypsum and calcium silicate boards are used as fire insulation. Coating, rainwater collection system galvanised sheet metal. Floorings and Ceilings Floorings cast reinforced concrete. Decking of the flooring is insulated with a sandy clay (of 0-4 mm fraction) layer of 50 mm thickness, layer of sound-insulating rock wool of 30 mm thickness, layer of polyethylene of 0.2 mm thickness, and fine-grained concrete layer of C 16/20 (or sandcrede S20) including underfloor heating pipes of 70 mm thickness, wire grillage d4 S500 with 150x150 mm meshes used for installation of

2 flooring coating of 4-20 mm thickness. Flooring along walls, partitions, and piers includes sound insulating stripes 1-2 cm wide made from rock wool or other analogous material through the entire thickness of the concrete decking. Outer Walls Façade at Jogailos Str. shall be renovated and left as-built. The existing wall facing Jogailos Str. shall be insulated from the inside using rock wool of 50 mm thickness, and provided with a sound insulation layer and finished with two layers of gypsum boards; resistance 2.12 m 2 K/W. Other outer walls are of the following two types: (i) ceramic tiles of 250 mm thickness with heat insulation made from rock wool of 205 mm thickness; ventilated air gap and finishing brick layer shall be installed organised; resistance 6.65 m 2 K/W; (ii) ceramic tiles of 250 mm thickness with heat insulation made from rock wool of 250 mm and plastered with decoration plaster; resistance 6.62 m 2 K/W. II. CHARACTERISTICS OF APARTMENTS Partitions Partitions in apartments as well as in lavatories are made from bricks, plastered, unglazed. Ceilings Cast reinforced concrete, unglazed. Floorings The entire area of the apartments is made from a concrete-levelled base which is separated from the walls with a rock wool layer. Lavatories include a levelled layer with a moisture barrier. Windows Glued wood double chamber windows with triple-pane glass unit with selective glasses and Swispacer frame inside the glass unit ( warm edge spacer ) are installed. Windows with special-purpose film are installed: from the inside with sound insulation, from the outside with wind insulation; insulation is installed between the window frame and the wall in order to ensure excellent tightness and durability. Window profile: at least 90 mm. Total Uw of all wooden windows is Uw = 0.98m2K Balconies/Verandas Full finish. Floorings of balconies are coated with stoneware panels. Lighting and one outdoor outlet are installed

3 Water Supply / Sewage Systems Main pipelines of domestic sewage system are made from PP pipes with sound insulation. Pipes are laid in accordance with the design up to the devices installed in lavatories. Ventilation Recovery System Autonomous recovery systems are installed in apartments. Programmable control. Automatic maintenance of incoming air temperature. Opportunity to install cooling system at additional charge is provided. III. NETWORKS Electrical Networks Electricity metering devices for each apartment are installed in the the electric board. Intermediate electric boards with breakers and connectors for electrical power are installed in apartments. Electric wires with copper conductors (at least 3 conductors) are laid, concealed distribution and installation boxes are installed and in apartments. Light Current PVC pipes are laid in the communications shaft from the basement to the roof. An optical cable will be installed by the service provider. Staircase at each floor includes a light current distribution box; PVC pipes are laid from the box to the lobby of the apartment including a light current distribution box. Connection works will be performed by TEO or other potential suppliers after a subscription agreement is signed. Chat door-opening handset display will be installed in the apartment (intercom with video function). IV. FINISHING OF STAIRCASES AND COMMON AREAS Lounge/Library A common lounge area with a terrace to the back yard will be installed on the first floor of the building; it will be for the use of Apartment owners located in the building. The lounge area is finished in full and furnished. Staircase Coating of the staircase and stairs units granite slabs. Stairs cast reinforced concrete, walls decoration plaster, exposed concrete, metal decorative elements, railings combined metal and glass, handrails wooden. Lighting of 2 types: LED lamps with motion sensors. Ceiling made from exposed concrete, combined with acoustic panels.

4 Elevators There is one passenger elevator with a lifting capacity of 630 kg in the building. The elevator is intended to lift passengers from the ground floor to the attic. Finishing of the elevators natural stone, mirror, stainless steel. Speed 1.0m/s, elevator with electric drive, quiet, energy-saving. Garage Floor Entrance to the garage is through an inclined ramp through automatic gates with fire automation. Gates are equipped with a car number plate reader. Entrance to the garage floor is from the building by elevator or stairs. Automatic fire safety, CO and gas leakage control systems are installed. Floors of the garage area are coated with fibre concrete with a water discharge system. Ceilings and walls painted concrete. The gates of the garage area are automatically controlled. External electrical interconnection is installed; general lighting with motion sensors is installed. The garage area is equipped with independent electricity metering devices, a lighting and independent automatic unit for charging of battery vehicles. Closed parking lots (boxes) are separated with a perforated wall and closed by perforated automatic gates. If the client wishes to procure a separate parking lot, such lot (box) is provided with an individual remote control for the garage door. The garage area is unheated. The garage area will include an unheated space for storage of bicycles. Garbage containers will be place on the underground floor. Basement Stair steps to the basement will be coated with stoneware or clinker tiles. Ceilings and walls of the basement are coated with decoration plaster. V. ENVIRONMENT / BACK YARD Roadway and footways on the land plot will be made from blocks. There will be a lawn and playground for children. The territory is lit. Water supply valve connected to the water supply system in the basement will be provided to be used for watering of surrounding territories. The area will be planted with shrubs and flowers, trees grown on the territory will be preserved. Small architectural forms are provided benches, flowerpots, street litter bins. Access to the territory (from Jogailos Str.) is coated with blocks, lightning of this road section is provided. Fenced back yard. External stair steps are made from concrete blocks. handrails of railings metal. VI. PROTECTION

5 Video camera and automatically controlled roadblocks are installed at the entrance to the territory. Intercoms and access control (video function) are provided. One camera will be installed at the reception; four cameras will be used to monitor the entrance from Jogailos Str. and facades of the building. Each floor of the garage area will include tree cameras. VII. CONCIERGE Services of concierge assistant, who will help in the execution of everyday tasks and requirements of residents, will be provided.
