Context and Opportunity The Vila Sol Development is located close to Vilamoura, in the Municipality of Loulé, in one of the Algarve's most noble and renowned areas at the national level and worldwide, offering unlimited daytime and night-time entertainment. Just a 20-minute drive from Faro International Airport, and a mere 2 km from Quarteira and the elegant Vilamoura Marina, the town's famous Casino and its magnificent surrounding beaches. Tourism in Vilamoura is quite developed and extends throughout the year, as a result of the mild, pleasant climate and the quality of entertainment being offered, with a wide variety of restaurants, bars and business establishments. This is Europe's largest luxury resort. Its centre features the marina with mooring capacity for 1,000 pleasure boats. The Marina is surrounded by five-star hotels and top-end residential tourist houses, as well as a Casino and numerous restaurants and lively bars. The end of the Marina offers boat rental for coastal or deep-sea fishing, while enjoying sports and sailing clubs and several discos. 3

Context and Opportunity Vila Sol SPA & Golf Development comprises an 18-hole golf course, several condominium residential units or separate single-family homes, all high quality, a supermarket, restaurants and a 5-star hotel. Located in a privileged tourist location, the area comprises excellent urban planning, with good access routes and suitable social facilities reasonable public transit network and good parking availability. 4
5 1. Context and Opportunity The project includes three main properties, a SPA and two residential tourist buildings totalling 86 apartments. The total area assigned to the three properties is 19,798 m2, and the total gross area is 13,192 m2. 5
6 1. Context and Opportunity 1 2 Vila Sol - B16 An urban property for multifamily residence with a communal swimming pool, and surface parking, called B16. This includes 30 T2 apartments and 12 T3 apartments, with a total private gross area of 5,988 m2 erected on a land plot with an area of 4,423 m2. Vila Sol - F5 An urban property for multifamily residence with a communal swimming pool, and surface parking, called F5. This includes 44 T2 apartments, with a total private gross area of 4,899 m2 erected on a land plot with an area of 11,963 m2. 6
7 3 1. Context and Opportunity Vila Sol - B34 An urban property for use as a SPA, called B34. The 2-storey property was built from scratch to serve as a SPA (Sanum Per Acqua) with over 2,000 m2. In terms of its various functional areas, the property comprises an indoor swimming pool, saunas, lounge and leisure areas suited to specific treatments, as well as several rooms and private spaces for individual treatments. Its support services inside the building also include a hair stylist and a beautician. The technical area consists of a set of machines serving as support to installed equipment, namely the swimming pool water treatment system. The total area devoted to the SPA is 2,305 m2, distributed as follows: 1,394 m2 for the SPA per se and 911 m2 assigned to technical areas. The implementation land plot area is 3,412 m2. 7

The SPA operated on the ground floor and part floor below that. Part of the basement floor serves as the technical area, while another part comprises a treatment area containing booths and other spaces for individualized treatment. The entire venue is climatecontrolled. 19

General Features of the Property Lot B34 With regard to the main constructive features, we highlight the reinforced concrete and metal structure, stone masonry and wood and ceramic floors, joinery with dual windows, HVAC system, good indoor lighting, good spatial adaptability, intrusion detection system as well as fire detection and firefighting system, deck balcony areas, outdoor garden areas with automatic irrigation, outdoor lighting, good outdoor landscaping, interior and exterior layout suited to current use. The materials and finishing used predominantly comprise large spans allowing for an inflow of natural light, pavements and overlays of a few walls with teak wood, with predominating ambiances that are as natural as possible and with some exoticism that conveys a generally calm and tranquil environment. 20

General Features of the Property Lot B34 The property is fully equipped in terms of the various functional areas, including lounge and leisure areas suitable for specific treatments, bar, reception areas, hair stylist and beautician, several rooms and spaces for individualized treatments, indoor swimming pool, saunas, relaxation areas, changing rooms, reception, gymnasium, bathing and traffic areas. 21

General Features of the Property Lot B34 The technical area comprises an entire set of machines serving as support to installed equipment, namely the swimming pool's water treatment system, which not only includes a chemical treatment, but is also supplemented with a UV bacterial treatment, resulting in a significant reduction in the use of additional chemicals. Also in the technical area, we highlight the daily circulation system comprising the entire plumbing with water at a temperature of around 70 C, to prevent the appearance of legionella-type bacteria. Various pieces of equipment are available: generator, water storage tank, boilers, machinery serving as support to HVAC and TS. The entire venue is climate-controlled. 22
