4 LOAN PROGRAMS FHA LOANS: Buy a home with low down payment options with an FHA loan. FHA allows for lower credit score requirements and allows for gift of down payment. This is an ideal loan for a first time homebuyer. This loan can be used to purchase a single family home, condo, duplex or up to a fourplex. Here are some other benefits of FHA financing. FHA home purchase loan: Minimum Down payment: 3.5% of the sales price Ex: $150,000 *.035 = $5,250 down payment requirement Fixed rate loans for 10, 15, 20, 25 or 30 years Minimal FHA regulated closing costs FHA Loans are assumable transfer of ownership without having to sell the home. FHA loan limits for most surrounding counties up to $288,750 FHA allows for you to receive a gift of down payment from family, friends, employer or withdrawal from retirement accounts. CONVENTIONAL LOANS: Buy a home with low down payment options Reduce your mortgage payments and skip a month or 2 Conventional loan limits up to $417,000 Debt consolidation, rate/term refi nance and cash out options Home Improvements loans, home equity lines, and purchase transactions Fixed rate loans for 10, 15, 20, 25 and 30 years 2nd lien options for 80/15/5 loans Conventional home purchase loan: Minimum Down payment: 5% of the sales price Ex: $150,000 *.050 = $7,500 VA LOANS: 100% financing tailored for active or retired veterans No private Mortgage Insurance Veterans closing costs are limited by VA, making sure you wonʼt be asked to pay more than a fair price for closing costs. You have the VA behind you offering additional assistance if you ever find you are having problems making your home loan payments, at any time in the future. OTHER LOAN PROGRAMS Texas Veterans Land Board: The Veterans Housing Assistance program offers an interest rate reduction to qualifying veterans with disabilities. The veteran must have a compensable service-connected disability of 30% or greater as verified by an Awards Letter from the VA. Bond Loans: Call us today for details on what Bonds are available and if you qualify for this down payment assistance. USDA RURAL HOUSING LOANS: This is a great loan for areas that qualify. USDA has flexible guidelines and no max loan limit. 5 16 STEPS TO HOMEOWNERSHIP Loan Application - Now that you have decided to 1 purchase a home it is first best to complete a full loan application. This will allow us to prequalify you for home fi nancing. Pre-qualification - Now that you have completed 2 a loan application and are prequalifi ed, Congratulations! With your application complete you can start your home search. Prequalification gives you an idea of how much you can afford based on your debt, income and credit history. The key to getting prequalified is to provide your entire credit history. Neglecting to mention an outstanding car loan or previous credit problem can nullify the pre-qualifi cation. The Hunt - Now that you know how much home 3 you can afford, you can begin shopping. Ask your Real Estate Agent to search the MLS(Multiple Listing Service) daily for homes that meet your specifi c requirements. Purchase & Sale Agreement - When you 4 find the right home, the terms of the sale are negotiated, including the sales price, repair requests, move-in date, etc. Your agent will present your offer to the sellers. Your pre-qualification or pre-approval letter will usually be submitted with your offer since it can tilt the sale in your favor, especially in a competitive market. Property Inspection - Most purchase loans 5 require an inspection of the property for termite and water damage as well as possible safety hazards. Some problems may need to be repaired before fi nalizing the sale. Appraisal - We require an appraisal on all home 6 sales and refinance. This step could jeopardize a sale if a big discrepancy were to exist between sales price and appraised value of the house. The appraiser uses 4-8 other homes that have sold in the last 6 months within 1 mile from your home to assess a current market value of your home. Documentation - Paperwork supporting the 7 application can be found in our Welcome Packet on your Welcome Letter. This needs to be submitted to your Mortgage Banker upon Pre-qualification. Information commonly sought includes paystubs, 2 years tax returns and bank account statements verifying the source of down payment, funds to close and reserves. If you were preapproved, this step has already been complete. Title Search - This is the time when a search for any 8 liens against the property is conducted. A lien may have been placed on a property to ensure payment of outstanding debts to the owner. All liens must be cleared before a title transfer can be completed. Processors Review - Our loan processor will 9 package all pertinent information to be sent to the underwriter, including any explanations that may be needed, such as reasons for derogatory credit. 10 Underwriters Review - Based on the information put together by both your Mortgage Banker and Loan Processor, the underwriter makes the final decision on whether or not a loan is approved. Lenders are looking for borrowers who will make their payments on time and for a property that will cover the cost of the investment, if a buyer defaults. 11 Private Mortgage Insurance - Only relevant to conventional financing. Many lenders require borrowers to carry private mortgage insurance when their down payment is less than 20 percent of the homes sales price. Even if a loan meets the standards of the lender, a Mortgage Insurance company could choose to deny the loan. 12 Insurance - Lenders require fire and hazard insurance on the replacement value of the structure. Flood insurance will also be required if the property is located in a flood zone. In some areas, lenders require earthquake insurance on certain types of structures. 13 Final Loan Approval - In most cases, when your credit and debt to income ratio is good, your loan will be approved with little to no problems. However, in some cases, you may need to put more money down to improve the debt to income ratio. In addition, if the property appraises for less than the purchase price, you may need to increase your down payment to cover the difference. In some cases, repairs or improvements on the property may be required. There may also be other conditions to meet before the fi nal loan approval and loan documents are issued. Signing - Final loan and escrow documents 14 are signed by you and the seller. Funding - A wire for the amount of the loan will be sent to the title 15 company. 16 Move in! - Now you get to move into your new home. 6 KEEP MORE OF YOUR MONEY THIS TAX SEASON Owning your own home is at the foundation of the famous American Dream, but paying taxes is more the American nightmare. Luckily, homeownership can help you send less to the IRS and keep more money in your pocket this year. Although the benefits of homeownership are vast, the tax benefits associated with purchasing and owning a home are oftentimes overlooked. Who would think that borrowing money to purchase a home could come with so many advantages on April 15th? These benefits include deductibles such as mortgage interest, home equity debt, real estate taxes and others. It is important for all homeowners to know exactly what benefits the can reap! Read on to find out some basics on keeping more and sending less to Uncle Sam this year. What about mortgage interest? Biggest tax break is mortgage interest. ALL interest is deductible, unless the loan is greater than $1,000,000. Additional tax breaks come to those who did any of the following: 1) Cash-out Refinance 2) Home Equity Loan or Line of Credit **Note: Usually equity debts of less than $100,000 are FULLY deductible. Have a second home? In many cases, mortgage interest is also fully deductible on second homes! What about Taxes? The other major deduction is property taxes Property taxes will continue to be an annual deduction as long as you own your home. **Note: Property taxes must be deducted as an itemized expense on Schedule A. Are you moving up to a bigger house? If you make a profit when you sell your home, you can avoid some taxes. Law changes from 1997 allow a gain of up to $250,000 ($500,000 for married joint filers) to be TAX-FREE. **Note: In order to receive this tax benefit, you must have owned the property for 2 years and lived in it for 2 of the 5 years prior to the sale. What is NOT deductible? Property Hazard Insurance Unfortunately, Hazard insurance is Nondeductible Insurance for ALL. PMI- Private Mortgage Insurance Other nondeductible residential expenses Unless you meet requirements of a certain HOA dues PMI law, you wonʼt be able to deduct your Additional principal payments Private Mortgage Insurance. Home depreciation HOWEVER- If your loan was/is originated or General closing costs refinanced between January 1, 2007 and Local assessments to increase value of your December 31, 2011 and meets certain loan neighborhood. amount limits, you might be able to deduct your PMI payments. Important dates to remember 1. January following the year of your home purchase you will need to file the Homestead Exemption with your local appraisal district to reduce your property taxes. After this initial filing you never need to do this again until you move homes. 2. In April every year look out for the Appraisal Districts notice of tax value of your home. This gives you an opportunity to protest the value of your home which is how your property taxes are determined. 3. At the end of every year you will receive a 1098 Mortgage Interest statement with the mortgage interest you paid over the year, property taxes and Mortgage Insurance.
