3 Student Accommodation There s a lot to think about as you prepare for student life and we re here to help you out with one of the biggest decisions - where to live. We aim to provide accommodation for the majority of our first year undergraduates, with a choice of halls on campus. A room in one of our residences will provide you with a secure base in a friendly and supportive environment, knowing the accommodation is managed by people who have your best interests at heart. 4 Living On Campus We can offer you a variety of accommodation, ranging from selfcatering, en-suite accommodation in self-contained flats to part-catered accommodation with some en-suite rooms. We also have a bar, launderette, sports and leisure facilities on campus, including a sports centre and fitness suite. Gym membership is available to students at a discounted rate. All of the rooms in our halls of residence have free wifi access, and we have a 24-hour computer room in the Learning Centre. All campus accommodation is accessed by a card-operated system which is backed up by 24-hour security. Our accommodation contracts are for 41 or 44 weeks and the price includes heating, electricity and regular cleaning, as well as personal possessions insurance for the duration of your contract. We are committed to adhering to the Universities UK/SCOP Approved Code of Practice for the Management of Student Housing, details of which can be found at 4

5 All Saints Court En-suite self-catered All Saints Court is 2 blocks of 426 bedrooms with en-suite and selfcatered facilities. Every bedroom is fully en-suite and there is a communal kitchen and dining/ social facilities in each five/six person unit. Each bedroom has a single bed, fixed wardrobe, computer desk and chair, reading lamp and bookshelves. Free wifi access Free wifi access is provided in every bedroom in All Saints Court at no extra charge. Access/Security Access control to this accommodation is by swipe card on the front door and by security key to each unit and study bedroom. There is a 24- hour central security office on the campus and there are security patrols throughout the night. 41 WEEKS Accessibility Rooms Ten of the rooms in this development are adapted to the needs of residents with disabilities and disabled parking spaces are available close to these rooms. Contract/Prices The accommodation contract will be for 41 weeks. The 2016/17 price for All Saints Court is 4,920. If you fancy a change from cooking for yourself, you can eat in the dining room in the main building or the bar, by paying cash at the till. 6 St. Albans Standard part-catered Our standard part-catered accommodation offers a more economical option. 41 WEEKS Each bedroom in a standard part-catered hall has a washbasin, single bed, fixed wardrobe, desk, desk chair, easy chair, reading lamp and bookshelves. There is a communal snack kitchen on each floor, and bathrooms and shower rooms are shared by around six residents. Access/Security Access control to this accommodation is by swipe card to open the outer doors and security key for your bedroom. There is a 24-hour central security office on the campus and there are security patrols around the halls. Contract/Prices The accommodation contract will be for 41 weeks, which includes a two week retainer rate over the Christmas/New Year vacation when you must vacate your accommodation. The 2016/17 price for the standard part-catered halls with free wifi access is 4,584. These prices include all heating, lighting and regular cleaning, plus personal possessions insurance. Prices may change for 2017/18. Catering The contract includes a food allowance of 30 per week for 39 weeks. We operate a pay-as-you-go facility using swipe cards. Food can be purchased in the campus catering facilities. 6

7 Trinity Close En-suite self-catered Trinity Close is a self-catering accommodation block, providing en-suite rooms with free wifi access. The accommodation at Trinity Close is made up of 14 two storey units, with six residents in each unit, around a central landscaped courtyard and located within a few minutes walk of the main building. Every bedroom is fully en-suite and there is a communal kitchen with breakfast bar and dining/social facilities in each six person unit. Each bedroom has a single bed, fixed wardrobe, computer desk and chair, reading lamp and bookshelves. Free wifi access Free wifi access is provided in every bedroom in Trinity Close at no extra charge. Access/Security Access control to this accommodation is by swipe card on the front door and by security key to each study bedroom. There is a 24-hour central security office on the campus and there are security patrols around Trinity Close. Accessibility Rooms Four of the ground floor rooms in this development are adapted to the needs of residents with disabilities and disabled parking spaces are available close to these rooms. This system is managed by an automatic barrier system via the University ID/access card. A permit will be required, details of costs and how to apply will be sent once rooms have been allocated. You will also have the option of purchasing catering credit on your Student ID card, to use in the campus catering facilities. Each bedroom has a washbasin, single bed, fixed wardrobe, desk, desk chair, easy chair, reading lamp and bookshelves, together with a larder fridge. Bathrooms and shower rooms are shared by around six residents. Communal kitchens are shared by around nine residents and most kitchens provide two electric hobs, two sinks, a microwave, an oven, a freezer and a dining table and chairs. Free wifi access is provided in all rooms. Access/Security Access control to this accommodation is by swipe card to open the outer doors and security key for your bedroom. 11 Kirkstall Hall En-suite part-catered Our en-suite part-catered accommodation, Kirkstall Hall, is always a popular choice with our students. Kirkstall Hall is on four floors with 25 study bedrooms on each floor, and is very close to the main building and all facilities. Most bedrooms are fully en-suite and there is a communal snack kitchen on each floor. Each bedroom has a single bed, wardrobe, computer desk and chair, reading lamp and bookshelves. Free wifi access Free wifi access is provided in every bedroom in Kirkstall Hall at no extra charge. Accessibility Rooms Four rooms in Kirkstall Hall are adapted for students with disabilities. 12 New for 2016 In September 2016, we re excited to open a new accommodation block in the heart of our campus. Forming part of our popular All Saints Court, the new 228-bed accommodation will comprise 29 cluster flats with en-suite rooms and self-catered facilities. The new All Saints Court block will be arranged as follows: Student accommodation will be provided in clusters of up to 9 bedroom units with en-suite bathrooms and a communal facility for kitchen/dining/living space similar to All Saints Court. The building is divided into two blocks with cluster flats. Each typical level within the building will provide 3 x 9 bed clusters, 1 x 7 bed cluster and 1 x 6 bed cluster. The ground floor level will provide: a formal reception area, a communal social area and launderette. The communal courtyard will include lighting, planting and seating and will be an outdoor social space for students. The new accommodation will be built to BREEAM standards of environmental and sustainable buildings. 14 Hall Fees All our hall fees are based on a 41 week contract (3 year course) or a 44 week contract (2 year course). On campus fees include heating, electricity, personal possessions insurance, regular cleaning and free wifi access. Food allowances are included where indicated. The fee may be paid in full (in advance), or in three instalments (September, January and April). When choosing the right type of accommodation for you, please take the prices above into consideration to make sure that they fit your required budget. Students with Disabilities If you have a disability which you wish to be taken into account when your room allocation is being made, please tick the appropriate box on the accommodation application form and give details. We may request written confirmation from an appropriate professional. It is also important that you decide whether this information should be disclosed to other relevant staff at Leeds Trinity. If you tick Box A, the information will be forwarded to the Disability Co-ordinator. If you tick Box B, your request for confidentiality will be respected but please be aware that we may then be unable to make the necessary adjustments to support you. 14

15 Leeds Trinity Halls include the cost of electricity, gas and water. If you move into private shared accommodation (e.g. a house of 5 students in Headingley) your rent does not include these costs and you would need to pay for them in addition to your rent. the cost of some household goods e.g. you will not need to find money to pay for cleaning products, cleaning utensils etc. the cost of the internet you can access the internet in rooms with no additional charge and without having to pay a monthly fee to an internet provider. convenient payments Leeds Trinity University structures its payments for halls in line with your student funding so you can usually pay in 3 instalments around the same time you receive your student funding. Car Parking Resident students are discouraged from bringing cars on to campus, as space is very limited and parking is subject to a pay and display system. Parking permits will not be issued other than in special circumstances, for example because of a disability. 15

16 Your Bond When you confirm that you want a place in our halls of residence, Leeds Trinity University will ask you to pay a bond of 250. This bond acts as a retainer payment to secure your place in halls of residence. When you move into halls, this bond becomes a damage and rent deposit. This means that shortly after you complete your year and move out, provided you have no outstanding money owing to Leeds Trinity for accommodation costs or damage costs, this money will be returned to you. Bonds are a common financial cost involved in renting and Leeds Trinity University tries to keep its bond costs as low and as competitive as possible. Other Costs When you are calculating your expected budget don t forget the other things you will need to pay for, such as: Car parking if you bring your car you will need to pay to park it on campus. There is limited pay and display available so have a think about whether you want to bring your car with you. If you live on campus you can walk to all your lectures and Leeds Trinity University runs a free shuttle bus that takes you round the local area and via the train station. TV Licence if you live in halls you will need your own TV Licence. You are not covered by your parents, the University or your friends next door. A TV licence costs for the year or you can pay for it quarterly. Log onto for more information. A TV licence might be a useful going away present from your family or friends. Personal goods you will need to buy items such as toothpaste, shampoo, soap etc. How much you spend on these will depend on your own personal preferences. Working out your Budget When picking which hall you want to live in, as well as thinking about whether you want to cook for yourself and what kind of facilities you want, you should also think about which halls you will be able to afford. You need to consider if the funding you will receive will cover the cost of the hall you want. We hope that we have given you enough information for you to have an idea of how much student income (from loan and grant) you might receive and how much the different types of hall costs, what is included in those costs and what you will need to pay for in addition. 16

17 Finding privately rented Accommodation If you do not wish to apply for campus accommodation, the Students Union can offer you some advice on finding privately rented accommodation, you can contact them on The following website provides details of organisations that have extensive experience of accommodating students in the private sector in Leeds: type the following postcodes into the search facility: LS5, LS6, LS13, LS16, LS18, LS19, LS20 and BD10. This site enables you to print off checklists to compare properties and offer advice on what to look out for when searching for rented property. After the first year, many of our students share accommodation in the popular areas of Horsforth (LS18), Headingley (LS6), Burley Park (LS4), Kirkstall (LS5) and Cookridge (LS16). Leeds Trinity University cannot accept responsibility for private accommodation contracts. You are strongly advised to have any contract with a private landlord checked by an appropriate professional before signing. 18 How to Apply Before you apply for your accommodation please read the information in this booklet carefully, paying particular attention to the terms and conditions on page 19. Accommodation can usually be provided for all first year undergraduate students who apply but students should note that self-catering and en-suite accommodation is limited and may be oversubscribed. Should demand exceed supply, rooms will be allocated on a first come, first served basis. If we are unable to offer you accommodation, or you choose not to apply, please use the above details for information on finding privately rented accommodation off campus. When filling in your application form please indicate in order of preference the type of accommodation required, e.g. self-catered or part-catered (1 against your first choice and 2 against your second etc). Please rate all four choices in order of preference. 19 Terms & Conditions Accommodation with a food allowance Students in part-catered accommodation will receive an allowance of 30 per week towards the cost of meals on campus. This covers 39 weeks of the contract, excluding 2 weeks over Christmas and New Year. No refunds will be given if this allowance is not used in full. Christmas and New Year accommodation During part of the Christmas and New Year period, those students in part-catered halls will not be able to occupy or gain access to their room. You may leave your personal possessions in the room and these will be covered by the insurance policy (within the limits of the policy). Students in self-catered halls will be able to stay in over the Christmas period should they wish. Hall fees The contract is binding for the full academic year. You may only terminate the contract if you withdraw from your course, or another student is prepared to take over your contract. The changeover will only be approved by Leeds Trinity University if there are no other vacant rooms in any of the halls of residence.* You will be required to pay your hall fees up until the end of the term should you decide to withdraw. * In special circumstances, and in agreement with student support, we will consider changing a room, depending on availability. No reduction in charges will be made if you choose not to occupy your room. This applies to all resident students, including those with a local home address. * All room changes will be subject to an administrative fee of 25. Residents responsibilities As a resident student, you are fully responsible for the condition and content of your room and jointly responsible for the communal areas of the hall, in particular the fixtures and fittings. Any loss, damage or excessive need for cleaning within the room (excluding reasonable wear and tear), or loss, damage or excessive need for cleaning within the communal areas of the hall which may be reasonably attributed, will be charged in full. A bond of 250 is required when your contract is signed. The bond will be returned in full on termination of the accommodation contract unless: There is a charge against the bond; The room keys are not surrendered; You owe debts to Leeds Trinity University; You leave accommodation within 2 weeks of arriving on campus. Insurance All student residents are responsible for the security of valuables within your room and LeedsTrinity is unable to accept any liability if you do not meet these terms. We will arrange a block personal possessions insurance policy through a specialist provider to cover the whole of the period of your contract for on campus accommodation. 19
