Neighbourhood: Trastevere Status: Habitable PRICE OF APARTMENT AND GARAGE: (EIGHT HUNDRED SEVENTY THOUSAND EUROS) DESCRIPTION The building - The apartment is on the first floor of a building in ordinary masonry and metal beams and vaulted ceilings, with finishes in good state of conservation. The building consists of four residential apartments with storage and fine stairs and entrance hall, where there are frescoes, typical floor tiles and wall decorations. The building has no lift and concierge service, and is equipped with intercom. The apartment (see photografic description ) is a private dwelling consisting of (a) an entrance - living room that has a balcony overlooking the street and the area of the church of Santa Maria in Trastevere and a storage loft with ladder, (b) an adjoining independent bedroom, also with a balcony with the same view and orientation of the previous one, (c) a corridor leading off (d) a large walk-in closet and (e) the kitchen dining area. This is illuminated with natural light and fresh air from a glass and metal skylight of good quality and of excellent architectural effect and a small window high in the cooking area. From here you enter (f) the bathroom and a wood and metal staircase that allows access to (g) a terrace and (h) two rooms made through a loft over the bathroom and the walk-in closet. Restructuring - The apartment (built in 1927) has been renovated (in 1977 and 1997) keeping in the bedroom floor the original cement tiles with decorations, as in the wardrobe, while the other floors are made of modern tiles. The bathroom has been recently renovated. All the walls are painted in all environments, while in all rooms ceilings plaster was removed and the brick vaults with metal beams were discovered and left on display. The stairs leading to the loft areas are either wood or metal made, the frames (both external and internal) are made of wood: they are original and in good condition. Equipment - The heating and hot water system is equipped with a boiler on the terrace and 6 radiators in the apartment. There is also a modern air conditioning system (cold and hot) with 3 air conditioners. The electrical system is adequate to standards. Garage - As a separate unit, but subservient to the apartment and belonging to the same property, there is a garage, in a multi-storey mechanized car park, located on the fourth basement with access from via Gaetano Sacchi 19, about 200 meters from the house. Neighbourhood - The property is situated in the Trastevere neighbourhood, very close to both Piazza Santa Maria in Trastevere and Piazza San Cosimato and is at the foot of the Janiculum hill. It is a residential area, well served by public transport, schools of every grade with all kinds of shops, restaurants, cafes and bars.

2 The street of the apartment is very quiet, it goes from north to south: all the east side is occupied by a block owned by the Vatican, including the church of Santa Maria, some residential buildings for the employees and the Vatican Archives; the west side is occupied by a big residential building of the Central Bank of Italy and four small residential buildings including the one of the apartment. There are no bar or trading activities on the road, the street being very quiet at any time during day and night. The surrounding neighbourhood is rich in shops and restaurants and is sought by buyers for the historical charm of old Rome. Others - The typology of the apartment makes it attractive in the real estate market (both for home and office). Presently there is only one bathroom, which is standard in this type of dwelling, but there is already a connection for a small additional bathroom. 3 PHOTOGRAFIC DESCRIPTION OF THE APARTMENT Living room: double room (living and studio), with loft and balcony overlooking the street and the area of the church of S. Maria in Trastevere. The loft can accommodate two bedrooms for children up to ten years, or utility room, exercise room, extra bed, etc.. as in the photo. Bedroom: with balcony and view similar to the one from the living room; floor with well preseved original decorated tiles.

4 Dining room and kitchen: with skylight and access to the terrace, through wood and metal stairs, original cupboard. Storage room: with its own entrance door, luggage and shoe racks, full closet with drawers, different sections, etc. and original decorated tiles on the floor.

5 Small guest or girl/boy room: closet and small studio under the skylight (1.50 m. high), and room with double bed space, also accessible from the storage room. Bathroom: completely rebuilt a year ago with all the plumbing of the apartment. The connection for a second bathroom has been created as well.

6 Terrace: typical small terrace on the roofs, strongly year-round sunny in the afternoon. Access through the stairs from the dining area. It houses the air conditioning engine and the boiler
