2 FIRE SAFETY This service guide explains safety in the home. There are easy steps to take when it comes to fire, gas and asbestos safety. It is worth taking the time to read this guide and remembering the advice it gives. Fire Safety Fires in the home kill several hundred people in the UK every year. Small fires are more common, some causing serious injuries and damage to property and possessions. By following a few simple steps and being aware, you can minimise the chances of a fire in your home. Easy steps for fire safety Test your smoke alarm once a week by pressing the text button and holding it until the alarm sounds. Change the battery in the alarm once a year, unless it is a 10 year alarm or connected to the mains. Make a fire action plan so that everyone in your home knows how to escape, if there is a fire. Keep the exits from your home clear so that people can escape, if there is a fire. Wiltshire Rural Housing Association Safety in the home
3 FIRE SAFETY Make sure that everyone in your home can easily find the keys for doors and windows. Take extra care in the kitchen. More than half of fires in homes happen during cooking. Take extra care when cooking with hot oil. Consider buying a deep-fat fryer that is controlled by a thermostat. Never leave lit candles in rooms that nobody is in or rooms where children are on their own. Make sure candles are in secure holders on a surface that doesn t burn and are away from any materials that could burn. Make sure cigarettes are stubbed out properly and are carefully thrown away. Never smoke in bed. Get into the habit of closing doors at night. If you want to keep a child s bedroom door open, close the doors to the lounge and kitchen. Do not overload electrical sockets. Remember one plug for one socket. Keep matches and lighters where children cannot see or reach them. Take special care when you are tired or when you have been drinking. Do not leave the TV or other electrical appliances on standby, as this could cause a fire. Always switch off and unplug when they are not in use. 4 FIRE SAFETY Gas Safety When gas leaks from a heating appliance or does not burn properly, too much carbon monoxide is produced. Carbon monoxide is a gas with no smell, taste or colour, but it is poisonous. It can kill without warning in just a few hours. We have fitted CO alarms in all our Gas properties. That is why you must let us service the gas appliances in your home once a year. It s the law and a condition of your tenancy. Who is at risk of carbon monoxide poisoning? Carbon monoxide poisoning could affect anyone, but babies, children, pregnant women and people with a heart condition are most at risk. You are especially at risk when you are sleep because you may not wake up and notice the symptoms. What are the signs of carbon monoxide poisoning? You may feel tired, drowsy or sick or have headaches or stomach pains. These symptoms are like many common illnesses and could easily be confused with flu or tiredness. Get urgent medical advice, if you or your family have the symptoms described and you think that carbon monoxide might be the reason. Wiltshire Rural Housing Association Safety in the home
5 FIRE SAFETY Your doctor will need to take a blood or breath sample. Carbon monoxide quickly leaves the blood so it may not show up in tests, if they are taken more than four hours after exposure to the gas. You are at risk of carbon monoxide poisoning if: Your gas appliance was not installed properly. All our boilers are. Your appliance has not been checked for safety or maintained within 12 months of the last service. There is not enough fresh air in the room. Your chimney or flue gets blocked up. You allow engineers who are not Gas Safe-registered to install or maintain your gas appliance. It is illegal for someone who is not Gas Safe -registered to install or maintain a gas appliance. How to stay safe Always have your gas appliances serviced by our approved contractor, who only uses Gas Safe -registered engineers. Never use a gas appliance, if you think it is not working properly. Never cover an appliance or block air vents or grills, air bricks and outside flues. Never block or obstruct any fixed ventilation grilled or air bricks. Use a carbon monoxide detector or alarm. 6 SAFETY IN THE HOME The risks and precautions described in this guide apply whether you are using gas supplied from the mains or a bottle. Lettings us in to carry out the annual service We must make sure that all gas appliances in your home are checked and properly maintained. It s the law. Our contractor will send you a letter asking you to let them visit your home to carry out the annual service. If you do not let the contractor into your home, we will write to you. If you do not keep to an appointment, our contractor will charge a fee. We will re-charge this cost back to you. If we are still not allowed access after three letters have been sent to you, we will take legal action. This could lead to eviction. Remember to: Always have your gas appliances serviced once a year. Always ask to see the engineers identity card. Never try to repair gas appliances, pipe work or installations yourself you will be breaking the law and risking lives. Always check that you know where to turn off your gas supply. 7 If your home was built before 2000, it may contain asbestos material. Asbestos can be harmful, if it is disturbed or damaged. Therefore, it is important to be aware of the risks and take steps What is asbestos? Asbestos is a natural mineral that is made up of many small fibres. It is strong and can stand up to heat and chemicals, and has been used in buildings for many years. Since 1993, the widespread use of asbestos has been banned for health and safety reasons. Why can asbestos be harmful? If you breathe in asbestos fibres, they can become stuck in your lungs. This can lead to lung diseases, especially cancer. Asbestos is generally only a risk, if you disturb or damage it. This can release fibres into the air. If materials containing asbestos are in good condition or unlikely to be disturbed or damaged, it is usually safer to leave them where they are. Where could asbestos be found? Asbestos can be found in all sorts of different materials, such as:- Insulating board (e.g. on backs of doors), Asbestos lagging (e.g. around pipes), Floor tiles (e.g. in bathrooms), Asbestos cement (e.g. shed roofs), Textured coatings (e.g. artex) We have no internal asbestos in our properties. 8 How will I recognise asbestos? It is not easy to tell if something contains asbestos. The only way to be sure is by testing it, which must only be done by a trained asbestos surveyor. Materials or appliances that do or don t contain asbestos look very similar. You must not disturb or remove anything that my contain asbestos. Asbestos removal must only be done by a specialist company. If in doubt, call WRHA s maintenance manager for advice. If there is asbestos in your home, it is very unlikely that it is harmful.
