Temporary Inline Signage Criteria 1

3 The following General Design Criteria is intended to encourage freedom of individual expression and to ensure consistency in the quality of temporary signage in all General Growth Properties (GGP) shopping centers. The criteria should be used by all Licensees with a Specialty License Agreement of any length of term, unless otherwise specified in writing from the Licensor. The points outlined in this document establish Temporary Inline Signage Criteria- a minimum standard to which all Licensees will be held. For Internal Use Only

4 STOREFRONT SIGNAGE CRITERIA The storefront sign is a major visual element to be provided by the Licensee at the Licensee s sole cost and expense. Imaginative, progressive and creative signage is essential to the success of any inline store. Each Licensee shall install their signage in Licensor s approved areas. Each Licensee is required to design, fabricate, install and maintain one primary sign parallel to the storefront either on the existing sign band or sign box on the storefront glass. In the case of a Licensee occupying an existing storefront, they will be required to utilize the previous signage location. Signs are to be consistent with the overall storefront design, color scheme and interior image. All signage is to be of the highest quality construction, with quality materials that enhance the existing storefront facade. All evidence of previous storefront signs such as labels, fasteners, mounting brackets, wiring, clips, transformers, disconnects, raceways, lamps and other mechanisms must be repaired, concealed from view or covered completely by the new Licensee storefront sign. Interior signs that are visible from outside the Licensor s space must be approved by Mall Management Office. All signage is subject to Licensor approval. The Licensor reserves the right to disapprove any signage that does not comply with the Licensor s criteria. Temporary Inline Signage Criteria 3

5 APPROVAL PROCESS All Temporary Inline Signage must be submitted to GGP for review and written approval prior to manufacture and installation. It should be understood that the Landlord will review all signage design against GGP s Temporary Inline Signage Criteria. Submittal requirements for all temporary signs Effective January 1, 2011, ALL new temporary inline signage must be submitted to GGP s Tenant Coordination Department for review and written approval prior to fabrication. For renewals, any signage not meeting signage criteria must go through the temporary inline signage process. Signage submittals shall include: Color rendering of signage shown to scale on storefront (provide shop drawings and photographs, if available) Indicate signage and storefront dimensions Indicate letter height, color and material Method of attachment and wiring if applicable Group Business Development Representative (GBDR) to provide merchant with a copy of GGP s Temporary Inline Signage Criteria, a listing of shopping center s preferred signage manufacturing resources and contact information for Tenant Coordinator. Tenant s signage contractor must submit all detailed renderings / shop drawings via to General Manager, Marketing Manager, Common Area Coordinator and Operations Manager. Tenant Coordinator is responsible to provide written approval. Review and approval requires 3-5 business days from the time all required information is received by all parties. 6 GENERAL CRITERIA Licensees should take advantage of the colors, image and design of the existing storefront. All Licensees are encouraged to express their individual creativity within the guidelines established within this document. All signage shall be limited to the store trade name only; no tag lines, graphics or explanations unless approved in writing by Licensor. Wording is limited to the Licensee s trade name (DBA) and/or logo only. If available, the use of an established logo is encouraged. Taglines are not permitted, unless otherwise reviewed approved by the Licensor in writing to Licensee. Only one primary sign per storefront elevation is permitted. Licensees that are located on a corner with two storefront elevations are required to have two pieces of signage, one on each storefront elevation. All signage must be mounted and installed in a professional, durable, stable and visually appealing manner. All mechanical fastenings or evidence of previous signage must be covered or hidden from view. Any damage to the signage area as a result of the removal of the previous Retailer s sign must be either repaired to a like new condition or covered in full by the new signage installation. Cost of such repairs shall be the Licensee s responsibility. Interior signs that are visible from outside the Licensee s space must also be approved by the Mall Management Office. Signs are to be consistent and enhance the overall storefront design, color scheme and interior image. All signage is to be of the highest quality construction with quality materials that enhance the existing storefront facade. If the shopping center s Design Criteria calls for blade signs or any other special types of signage or requirements, that Design Criteria must be followed. The Licensor reserves the right to approve all use of logos, materials, colors, graphics, text and method of installation. Temporary Inline Signage Criteria 5

7 TYPES OF SIGNAGE PERMITTED Individual dimensional letters either directly adhered to the exterior side of storefront glass or to a back panel on the sign band must be mounted with a combination of two sided foam tape and silicon adhesive. Letters can be made out of the following materials: wood, metal or acrylic. Letters must have smoothly finished edges. Minimum depth for these letters is 1 with a maximum depth of 3. Backing panels for dimensional letters can be made out of the following materials: wood, metal, acrylic, sintra or gator foam. All visible edges must be finished or framed out. The chosen backing panel material must be at least 1/2 thick and dimensionally stable for the size of the area to be covered. If a backing panel is used to hold individual letters, then that panel should be painted to match the background onto which the panel will be mounted. Stencil cut push-through acrylic letters with an opaque background to reface an existing sign box. Vinyl letters applied to a milk plexi background to reface an existing illuminated sign box. Skeletal neon letters with a maximum of two neon colors. Rear-lit halo illuminated letters. Secondary signage may be permitted with written approval from Licensor, in the form of vinyl letters applied to the storefront glass at a height of 3 0 above the finished floor with a letter height of 4 to 6. PERMITTED SIGN SIZES Sign letter height must be at least a minimum of 8 for upper case letters. Merchants with a trade name totaling four (4) letters or less may use a maximum height of 18 for upper case letters. Sign length shall not exceed 60% of the overall storefront width. Signage may not be any shorter than 30% of the overall storefront width. Signage may be mounted atleast 8 0 above the finished floor. 8 NOT PERMITTED Fabric or flat acrylic non-dimensional banners of any kind. Internally illuminated channel letters with plexi fronts and jewel-lit trim caps. Any type of hand-painted, hand stenciled or hand-lettered sign. Close Out or Store Closing signs or banners. Anything that is taped to the storefront glass. Signs hung from exposed chains, monofilament line or airplane cable. ILLUMINATED SIGNS It is the Licensor s preference that all overhead signage be illuminated in some manner. Licensees will be permitted to externally illuminate their sign as long as the source of that illumination is located behind the lease line. All proposed signage lamps must be submitted for review and Licensor s written approval. Visible cords or wiring will not be permitted. Licensees who are taking over a storefront with an existing internally illuminated sign box must create a new illuminated sign that utilizes the entire front area of that existing sign box. Signs shall be clock timer controlled and illuminated during hours of operation. Circuiting * External methods of illumination such as goose-neck lamps and spot-lights are permitted subject to Landlord s approval. Signs must be fabricated and installed according to national and local building and electrical codes and must bear UL label. UL label must be placed in a location that is not visible to the public. Tenants shall take care to not damage the base building when attaching signs. If signage is to be located on metal panels or other impermeable surfaces, clips must be used to attach signs to Landlord neutral surfaces to prevent surface damage. for the signs shall be separate from store interior lighting. All electrical penetrations through the storefront fascia for sign installation shall use PK housing or approved equal. Design shall provide for access to the transformer and local disconnect. 9 OTHER GUIDELINES For exterior locations where permitted, vinyl window graphics may be used in lieu of fascia wall signs where permitted by the Licensor s. When a vinyl window graphic is used as the primary storefront sign, the maximum letter size is limited to sixteen inches (16 ). A clear margin of four inches (4 ) must be maintained between the edge of the storefront and the edge of the decal. The Mall Management Office may be able to furnish a selection of sign vendors familiar with GGP s General Signage Criteria.
