Curley AIA, CBO Director Building and Permits Division - City of Aurora 65 Water Street Aurora IL jcurley@aurora-il.org (630) Program Description: AURORA s Inspection Scheduled Confirmation Automatic Broadcast Immediately upon inspection scheduling, we forward an automatic confirmation broadcast to the entire private sector team (all contractors, design professionals, owners, tenants and named contact persons.) This inspection scheduling confirmation accomplishes the following with no additional staff effort. 1. Communicates with the entire private sector team of upcoming activity on the specified date so they may coordinate among themselves. 2. Indicates which inspector is assigned the inspection and provides the cell phone contact for the inspector. 3. We also provide the top ten failed items on that specific inspection type. Assisting our customers in passing inspections, reducing construction time, opening businesses sooner and ensuring better municipal efficiency. 4. We provide an inspection services specific customer survey link to better target areas for improvement and gather customer suggestions. 5. We provide links to our on-line software to further our transparency. Costs / Benefits: This additional customer contact is automated and expends no additional man-hours or cost. Benefits: 1. It helps the private sector more easily perform project management duties and is a proactive method to provide transparency to owners, and tenants whom are not likely to access our on-line software. 2. Additionally we use this communication to teach the project team what we most commonly fail so they are better prepared for our inspections. Unanticipated benefits: 1. Contractors whose licenses were falsely used to procure a permit are quickly contacting us when they are not (no longer) involved in a project. This has become a self-regulating contractor verification program.
2 2. Our inspection services specific customer survey link has gathered customer suggestions in addition to areas for improvement. 3. Customer surveys, filtered by inspector provide a customer s perspective of the individual employee s strengths and weaknesses for use in employee evaluations. Please note that the following are the most frequently failed items on this inspection type. Please make sure that these items are completed prior to your inspection. If not completed, please cancel to avoid possible penalties. 1. BUILDING CLEAN OUT A full size clean out shall be located within 5 feet of the building foundation, inside or outside, in direct line with the building drain and sewer Illinois Plumbing Code, Section a) 4). 2. CLEAN OUT LOCATIONS / INTERVALS / SIZE Full size clean outs shall be provided as required by 2004 Illinois Plumbing Code, Section DISTANCE OF TRAP FROM VENT Each fixture trap shall have a protecting vent so located that the developed length in the fixture drain from the trap weir to the vent fitting is within the requirements set forth in 2004 Illinois Plumbing Code, Appendix A: Table I. (See Appendix K: Illustration L). 4. TRAP VENTS All traps on the sanitary system must be properly vented Illinois Plumbing Code, Section VENT TAKE OFF Where a vent pipe connects to a horizontal soil or waste pipe, the vent take off shall rise vertically or at an angle not more than 45 degrees from the vertical before offsetting horizontal Illinois Plumbing Code, Section b). 6. CHANGE OF DIRECTION Need wye pattern and / or long sweep fittings for change of direction from horizontal to horizontal or vertical to horizontal Illinois Plumbing Code, Section i).
4 7. NO HUB BANDS WITH ADAPTERS Rubber fernco bands are not approved. Must use shielded no hub bands along with no hub fitting adapters having a raised bead on joints between plastic pipe and non plastic, non pressure drain, waste and vents Illinois Plumbing Code, Section g) 2) and Appendix A, Table A. 8. FLOOR DRAINS REQUIRED IN BATHROOMS At least one floor drain is required in every restroom having a concrete or masonry floor except those for private use Illinois Plumbing Code, Section a) 4). 9. MINIMUM SIZE UNDERGROUND PIPING No portion of the drainage system installed underground or below a basement or cellar shall be less than 2 inches in diameter Illinois Plumbing Code, Section b) 4). 10. PITCH ON DRAIN PIPES Horizontal drainage piping must be pitched as required per 2004 Illinois Plumbing Code, Section f), g). 11. DEAD ENDS An unused section in a drainage system, which is more than 10 feet horizontal or 2 feet above the floor from the nearest vented connection, is considered a dead end and not allowed Illinois Plumbing Code, Section d). 12. PROTECTIVE SLEEVES ON COPPER TUBING All copper tubing passing through concrete floors must be protected by use of a protective sleeve or a wrap on material Illinois Plumbing Code, Section c). 13. FIXTURES THROUGH GREASE TRAP All fixtures in kitchen areas that may carry grease laden waste including floor sinks, vegetable sinks, prep sinks, hub drains, service sinks, hand sinks, 3 comp. sinks, food prep skins and bar sinks must be directed through the grease interceptor with the EXCEPTION OF COMMERCIAL DISHWASHERS, GARBAGE DISPOSALS AND BATHROOM FIXTURES.
