APD's architects and engineers draft the building plans for the project and the development managers work with city officials to obtain the necessary permits. Land Acquisition APD identifies a suitable site within the targeted area. ACG places the property under contract and begins another round of due diligence at the site level. Pre-Development APD begins extensive analysis of demographics until a subject area is targeted for site acquisition.

ACD secures the construction financing. Disposition ACD stages a controlled disposition of the asset to the TICs through their marketing and sales efforts. APM continues the lease-up process bringing the asset to sustainable positive cash-flow levels. Lease-Up AHB continues construction and prepares the buildings for occupancy. APM begins the lease-up process, turning the project into an income-producing asset. Disposition of the asset to Tenant-In-Common (TIC) investors is prepared by ACD. Construction Once the permits are in place, AHB grades the land, lays the foundation and begins framing the project.
