Large conferencing facilities allow for a maximum capacity of 250 guests in addition to a restaurant, bar and 200 car parking spaces. The property is held freehold and is available free and clear of the current management but with the benefit of a franchise agreement with Accor under their Mercure brand.

4 LOCATION The Mercure Chester North Woodhey House Hotel is located 1.5 miles from Junction 5 of the M53, 8 miles from Chester City centre and 11 miles from Liverpool city centre. The hotel is approximately 28 miles from Liverpool s John Lennon Airport and 36 miles from Manchester Airport. Ellesmere Port and its associated industry are within close proximity to the hotel. Other attractions include Chester Racecourse (8.5 miles), Chester Zoo (6.5 miles) and a range of golf courses. DESCRIPTION The hotel comprises an extensive freehold site with 75 en-suite letting bedrooms, restaurant, bar, a range of conference and banqueting rooms, on-site leisure club and car parking for 200 vehicles. The property benefits from a busy main road location, linking the A41 and A550 in Little Sutton to the West of Ellesmere Port. The hotel can also cater for large functions with the Hawthorn Suite accommodating up to 200 guests in theatre-style or 120 guests for a banquet. The Hawthorn Suite also has its own bar and can be separated to form 3 smaller function rooms. The leisure club has external memberships.

9 THE BUSINESS The Brand The hotel currently trades as a Mercure branded hotel, part of Accor Hotels, under a franchise agreement. Accor Hotels currently operates 3,792 hotels worldwide (as of June 2015) with 495,072 bedrooms. This encompasses high profile brands in each target market including Sofitel in the Luxury market, Pullman in Upscale and Mercure in Midscale. Accor s highly rated loyalty programme provides a wide range of benefits to its membership following. Mercure is one of the world s leading hotel brands. Over 732 hotels are Mercure branded internationally and spread across 55 countries with 84 hotels currently trading in the UK (source March 2016). 11 Tenure The property is held freehold. Licences We understand that the hotel benefits from all the necessary licences for the conduct of the business. Fire risk assessment We have assumed that a suitable and sufficient Fire Risk Assessment has been carried out. Under the Regulatory Reform (Fire Safety) Order 2005, this assessment needs to be recorded in writing where there are five or more employees, the property is under the enactment of a licence or where an alterations notice has been served. Services We are advised the property has mains water, electricity, drainage and sewage. EPC An Energy Performance Certificate for the property is available via the virtual data room.
