3 EDWARDS THEATERS Newport Beach, California For Edwards Theaters, we completed a unique addition to the company s flagship Big Newport theater complex. Not only does this project feature new stadium seating theaters, it also houses Edwards corporate offices on a third level. Interior highlights include dramatic neon lighting and other special finishes. This is one in a series of multi-screen theater projects completed for Edwards at various Southern California locations. 4 GAMEWORKS-ONTARIO MILLS Ontario, California Lyle Parks Jr., Construction completed the first Southern California GameWorks for the joint venture of DreamWorks SKG, Sega Enterprises, and Universal Studios. This new breed of club features 31,000 square feet of the most exciting entertainment experiences, showcasing the industry s best music, games and technology. The high tech themed environment at Ontario Mills Mall features an interplay of high energy areas and relaxing settings, offering a variety of video games, classic games and Internet activities, as well as food, beverages, and a full bar. 5 CARLSBAD COMPANY STORES Carlsbad, California The Carlsbad Company Stores project is a prime example of the very latest concept in value retail centers. Its layout resembles an upscale urban village with an open plaza design, classic detailing, and an array of special finishes. We completed this 217,000 square foot complex in less than seven months to meet the owner s critical fall opening dates. CLIENT: Craig Realty Group ARCHITECT: KMA Architects
6 BREA GATEWAY CENTER Brea, California This expansive neighborhood center includes more than 200,000 square feet of retail shops and a 50,000 square foot Ralphs market, along with a drug, discount and pet store to round out its retail offerings. Since the mid 1980s, Lyle Parks Jr., Construction has completed over 2 million square feet of neighborhood centers throughout the Western United States. 8 BIRCH STREET PROMENADE Brea, California Birch Street Promenade is an innovative new main street development. It includes retail, residential, office and entertainment uses. The project consists of six buildings with a total of 142,000 square feet. Designed by four different architectural firms, the final project incorporates the look and feel of an older downtown. Three of the buildings house 64 artist loft apartments on the second and third floors. Other buildings include boutique shops, day spas, art galleries and several restaurants at both the ground and second floors. Parking for the project is provided by two City built and owned parking structures. The structures are located behind the center at both ends of the "main" public street. A theater component with 22 screens anchors the other side of the street. 9 HOLLYWEST CENTER Hollywood, California CLIENT: Public/private partnership between California Urban Investment Program, City of Los Angeles Redevelopment Agency and a joint venture of CUIP and MacFarlane Partners ARCHITECTS: Nadel Architects (retail buildings, subterranean parking structure) and Gillette Associates (senior housing complex) Hollywest is a 450,000 square foot, mixed-use redevelopment project. It features multi-level senior housing and retail over a full city block of subterranean parking adjacent to the new subway line in the heart of Hollywood, California. The seven-story structure includes two levels of retail, and four levels of residential over a single level of subterranean parking. Major retail tenants include a 46,000 square foot Ralphs market on the street level with a 30,000 Ross directly above. Additional retail shops front both the interior courtyard and Hollywood Boulevard. Atop the retail project is a four level 100 unit senior housing complex. Intertwined within the housing areas are the necessary air handling and mechanical equipment for the retail and market uses below. The Hollywest project represents the new urbanization of Southern California and innovative urban mixed-use design.
10 WESTRIDGE PLAZA La Habra, California Westridge Plaza is the redevelopment of the seventyyear-old Chevron Research Center complex. During its prime, oil fields surrounded the once bustling 60-acre research and development campus. Now upscale golf course homes and the new Westridge Golf Course fill the adjacent hillsides. The creation of this new power center required extensive site reclamation including demolition of the existing buildings, abatement of hazardous materials and significant grading operations to accommodate the new 900,000 square foot shopping center. Major tenants include Wal-Mart, Sam s Club, Lowe s, Kohl s, Bed Bath & Beyond and Borders Books. CLIENT: ICI Development ARCHITECTS: Architects Orange
11 SUPER BLOCK Brea, California Super Block was designed to complement a sister project, the Birch Street Promenade, located directly across the street. It includes major retailers typically found in suburban power centers clustered in a new downtown setting. The project consists of six buildings totaling 110,000 square feet. Street retail and restaurant users occupy four of the buildings. The additional two remaining buildings include a 25,000 square foot Old Navy and a 30,000 square foot two-story Tower Records. Unlike more conventional power centers, all six buildings front the main street with limited parking in the rear. Additional parking is provided by two City owned strucures that also serve the Birch Street Promenade project. The Super Block is a great addition to the new downtown. 12 STUDIO PLAZA Studio City, California Studio Plaza is not just another neighborhood center. It's an innovative 86,000 square foot two-story urban retail village. Parking is provided on the deck above and below in an expansive 144,000 square foot subterranean structure. The two-sided design of the shop buildings incorporates attractive facades along the street and at the interior auto courtyard. This upscale project highlights a 59,000 square foot flagship Ralphs Market. The supermarket includes several glass elevators that deliver customers directly to their cars.
