Land prices The prices range from 500 /hectare 1000 /hectare for black soil. C. Lease prices /hectare. D. Important comments The legal situation is complicated! Professional lawyers are necessary. E. General information Really good land with big fields and high yield areas, especially in the north of the country. The chance that Moldavia is becoming a member of the EU is very high. At the moment, the land is very cheap. Therefore we se big investment possibilities here. Corn, soy, wheat, rape seed and barley. In areas with good rainfall you can get up to 12 T of corn/hectare and 9 T of wheat/hectare. C. Field working time The harvest season for wheat starts in the middle of July and Wheat can be seeded until the end of November. Many years you can plough the whole winter. No subsidies are available at the moment, but with a possible entrance in the EU it could be in the future. Middle level. But the people are qualified. The North is the best area to invest in due to the high rainfall, and is one of the best sugar beat areas in Europe. The export and import of goods could be a problem. There are large fields here and everything is cultivated. It is a perfect area for farming.

7 germanagrar Romania It is possible to purchase farmland in Romania without any legal restrictions. Necessary is a LTD (capital society) but the foreign investor can be a 100% shareholder. B. Land prices The prices range from /hectare in the eastern part of Romania and up to /hectare in the west part. C. Lease prices Value of 500 kg to 800 kg wheat/hectare. D. Important comments The most important thing to look into when investing in Romania is the rainfall. Many investors are buying land without looking into the rainfall. But the areas with the highest rainfall are the ones that will increase the most in the future. The legal situation must be checked very precisely before buying, this is only possible with an international law firm. Romania has the famous black soil. This is not found in many places in the world. The fact, that the land is divided in small pieces, can be a problem or in case of the right strategy a big advantage. E. General information In relation to the quality of the land in Romania the prices are still very low. Farm lands in Romania have big potential to increase in land prices and are of excellent soil qulity. Corn, soy, wheat, rape seed, barley and sugar beats. In areas with good rainfall you can get up to 13 T of corn and 9 T of wheat/hectare but in areas with poor rainfall it can drop down to 2 T of wheat and 4 T of corn/hectare. C. Field working time The season for wheat starts in the beginning of July and can be seeded until the end of November. Many years you can plough the whole winter. The subsidies are around 100 /hectare. On Top of the subsidies for the cultivated hectares, you also get subsidies for buildings and machinery. You can find grain dealers, land machinery dealers, fertilizer and chemical dealers in Romania. The people are unqualified. The most important matter to look into is the rainfall. Here you find a big potential in farming. Because of the high profit you have the possibility to expand really quickly in Romania. Another advantage is that you only need a small machinery park due to the long working seasons.

Land prices The prices range from /hectare and /hectare. C. Lease prices Around 100 /hectare. D. Important comments The most important issue in Bulgaria is the rainfall. Many investors are purchasing land without taking in consideration the rainfall. But the areas with the most rainfall will increase the most in the future. On top of the subsidies for the cultivated hectares, you get subsidies for buildings and machinery. The Infrastructure is not really good, but becoming better and better all the time. The people are unqualified.

9 germanagrar Lithuania It is possible to purchase farmland in Lithuania without any legal restrictions. Necessary is a LTD (capital society) but the foreign investor can be 100% shareholder. The purchase amount is limited to 500 hectare. After 500 hectare you have to set up subsidiary companies. B. Land prices The prices range from /hectare up to /hectare for high performing land. E. General information In Lithuania the prices increased in the past years, but not as much as the neighbouring Latvia. The climate is also better in Lithuania. The good areas are occupied, but it is possible to buy a whole good working farm here. The main crops are wheat, barley and rye. When you seed rape, It must be seeded in the first week of august. But the working time is longer than in Latvia. The subsidies are around 130 /hectare. You can find grain dealers, land machinery dealers, fertilizer and chemical dealers in Latvia. The people are o.k. qualified. A dry spring can cause problems. C. Lease prices There is no particular lease market here. If there is land leased, the prices are around 100 /hectare. D. Important comments It is important, that the land has a good working drainage. Many hectares of the land are wetlands. Farm land with a lot of stones can also be a problem. The average yields with winter wheat is between 5 and 7 T/hectare and with rape seed 3 to max 4 T/hectare. C. Field working time The working period can almost be compared to the one in Denmark. The harvest starts in the second week of August. The seeding must be finished by the end of September. One big advantage is that you have enough rainfall. If the farm work is done in time, you will have stable harvests. What we recommend here at the moment, is to purchase good working farms.

10 germanagrar Poland Necessary is a LTD (capital society) and the foreign investor can hold only 49% of shares. This also applies to land leasing. B. Land prices The prices range from /hectare and up to /hectare. The higher price range is for high performing land around Wroclaw (Breslau). C. Lease prices The lease prices range from 50 and 350 /hectare. For the take over of long term-lease-agreements you will pay between 800 and 1500 /hectare. D. Important comments It is very important to get the land with good soil quality; unfortunately there is a lot of land with poor quality in Poland. E. General The prices have already increased considerably, but there is still potential. The reason for this is its proximity to Western Europe. Wheat, barley rape seed and rye. In the south of Poland there is also corn. Is from 4 to 9 T of wheat/hectare and near Wroclaw you can get up to 10 T of corn/hectare. c. Field working time The seasons are similar to the ones in Denmark. In the south of Poland you get 4 to 6 weeks more. The subsidies are around 135 /hectare. You will find grain dealers, land machinery dealers, fertilizer and chemical dealers is located in Poland. Poland has a really good infrastructure, but it is also expensive. The people are experienced in this area. It is important to find land with good quality soil. Poland is a good area for stable farming and the country is well developed, but it could be hard to find cheap land, due to the current increase of land prices.

11 germanagrar Ukraine In Ukraine, the purchase of farmland is not allowed, no even for Ukrainians. The only way to farm here is by leasing land. Leasing prices are between Euros/hectare. Corn, soy, wheat, rape seed and barley. In areas with good rainfall you can produce up to 10 T/hectare of corn and 8 T/hectare of wheat, but in areas with poor rainfall it can drop down to 2 T/hectare of wheat and 4 T/hectare of corn. C. Field working time Wheat season starts in the beginning of July and can be seeded until the end of November. There are no subsidies yet for the cultivation of the land, but there are subsidies for Diesel, fertilizer and seed. You can find grain dealers, land machinery dealers, fertilizer and chemical dealers in Ukrane. When it comes to agriculture, the Ukrainians are the most qualified in Eastern Europe. Also the logistics regarding grain transportation is working very well. Find areas with enough rainfall. Ukraine is perfect for farming; the land here is of really good quality. You will find big sized fields, and a really good agriculture infrastructure. The only problem can be the import and export of goods.

12 germanagrar Russia The legal situation in Russia is complicated. Good legal constructions for the purchase of farmland are necessary for a successful investment. B. Land prices The land prices are approximately 500 Euro/hectare for high performing land in regions like Kaliningrad where you can find good loam soils and in the region south of Moscow with black soil. C. lease prices 25 /hectare. D. What to think about When you look for land in Kaliningrad it is important to find the areas with good loam soil that dont contain too much clay. South from Moscow it is important to find areas were the winter is not too cold and were you have enough rainfall. E. General information Russia is interesting for investors who are looking for really large land areas. The legal situation is complicated. It is a very interesting country for the future, due to the political situation which is improving. The land is still really cheap and large land areas are still available. The market has a big potential regarding the land prices. Corn, soy, wheat, rape seed, barley and sugar beats. In areas with good rainfall you can produce up to 10 T of corn/hectare and 8 T of wheat/hectare, but in areas with poor rainfall, it can drop down to 2 T of wheat/hectare and 4 T of corn/hectare. The Kaliningrad area is really good for wheat. And in this area there is enough rainfall. C. Field working time South of Moscow the wheat season starts in the beginning of July and can be seeded until the end of November. Kaliningrad: Here you find conditions that are similar to the ones in Denmark. Possible rain periods in the summertime can be a small risk. In Russia you do not receive subsidies at the moment. Except from a little bit for Diesel and fertilizer. However there are ongoing political discussions in Russia regarding to increase the subsidies. You can find grain dealers, land machinery dealers, fertilizer and chemical dealers in Russia. But the people are very unqualified. Mild winters and enough rainfall are important. The farming is not a problem in itself. In Russia you will find the really big and good areas but the bureaucracy is a problem. The export and import of goods could also be a problem.

13 germanagrar Slovakia It is possible to purchase farmland in Slovakia without any legal restrictions. Necessary is a LTD (capital society) but the foreign investor can be a 100% shareholder. B. Land prices The prices range from /hectare and /hectare. C. Lease prices The prices range from 50 to 150 /hectare. D. Important comments Here you will find a lot of land with not so good quality soil. Many properties are divided in smaller pieces, but many farms with larger areas are for sale. In case of purchase of a farm it is important for investors to keep an eye on the final price/hectare because the stables, animals etc can be of poor quality. E. General information In relation to the quality of the land here, it is quite expensive to invest. The near location to Western Europe made the land prices go up, but it is also a reason why it can be a good investment spot, and why there is a good potential regarding price increase. At the moment there are only a few really good spots available. Corn, barley, wheat and rape seed. In areas with good soil it is up to 8 T /hectare of wheat. C. Field working time Harvesting season for wheat is starts at the end of July and can be seeded until the end of October. The subsidies is around 140 /hectare. You can find grain dealers, land machinery dealers, fertilizer and chemical dealers in Slovakia. The people are mostly qualified. It is important to see the quality of the land as there is a large average of quality. It is a decent spot to invest in, but we do not expect a really large increase of land prices. But there are still a few possibilities to get cheap land. This is a case by case basis.

14 germanagrar Latvia It is possible to purchase farmland in Latvia without any legal restrictions. Necessary is a LTD (capital society), but the foreign investor can be a 100% shareholder. B. Land prices The prices range from /hectare and up to /hectare for a high performing land. C. Lease prices There is no particular lease market in Latvia. If land is leased, the prices are around 100 /hectare. D. Important comments In Latvia it is essential to check that the land you are investing in is pure farmland. Many properties contain land with bushes and poor quality forests, which mean, you can end up paying just as much for poor quality land as you would for good quality. It is also important, that the land has a working drainage. Many hectares of the land are wetlands. Farmland with a lot of stones can also be a problem. E. General information There has been a big increase of prices over the last years. The reason being, it has been possible to buy land here without a legal restriction since Therefore many investors were on location really early. Because of this it is now really hard to find a good investment spot in Latvia. But it is still possible to find a good working small-scale farm. The main crops are wheat, barley and rye. If you seed rape seed, in the end of july and the first days of August it is also a good crop. The average yields with winter wheat are between 5 and 7 T/hectare and with rape seed 3 to max 4 T/hectare C. Field working time The working season is really short. The harvest starts in the second week of August. The seeding needs to be completed by the end of September. The subsidies is around 130 /hectare. In Latvia, you can find grain dealers, land machinery dealers, fertilizer and chemical dealers. But the people are not qualified. The rather short working time could be a risk. You will need a well equipped machinery park. One big advantage is that you have enough rainfall. If the farm work is done in time, you have stable harvests.

15 germanagrar Examples These are examples of some of our investment projects. We have a company policy not to mention the names of our clients. However if references are required we can provide you with that. 1. Project Latvia ex.1 In 2001 germanagrar introduced one client to the area north of Dobele and bought up 950 hectares of land for an average of 600 /hectare. After this, germanagar managed the complete build up of a farm with a new built hall, grain dryer and working staff. Germanagrar also provided the client with renting a grain keeping facility. Germanagrar stood by the two owners in all matters regarding the build-up and in the last year the farm includes a total of hectare and made a profit of Euro. The value of the land is now /hectare. 2. Project Latvia ex.2 In 2002 germanagrar introduced one client to the area near to the Lubana Sea and bought 800 hectare of high fertile land for 450 /hectare. The value of the land is today /hectare to /hectare germanagrar started to work the land as a contractor, and in 2007 the land owner made a 600 /hectare net profit. 3. Project Poland 2007 germanagrar managed the takeover of 800 hectare farmland in Western Poland. The contracts is running until 2024 for 130 /hectare. The client paid 650 /hectare for the lease contracts. The value for just the lease contracts are now to /hectare. 4. Ukraine 2006 germanagrar successfully managed the lease of hectare near Kiev. 5. Romania 2006/2007 germanagrar managed the purchase of hectare of farmland near to Slobozia for one client hectare are now compacted. Germanagrar started to cultivate the land as a contractor in the end of At the moment germanagrar is investing more than in farmland for our clients all over Eastern Europe and is one of the largest players on the market.
