Basic Plus Maintenance Service 6000 baht per month plus VAT Includes the Basic Maintenance Service plus weekly inspections of the interior of your villa when you are away to ensure that no problems occur. This service adds air conditioning checks, insect inspections, a monthly deep cleaning, plus bill payments. This is ideal for owners who will be away from their villa for longer periods of time. A Reserve Fund fee of 30,000 baht is required for this service. Premier Maintenance Service 8000 baht per month plus VAT Includes the Basic Plus Maintenance Service plus bi weekly maid service. This service includes light dusting, bathroom cleaning, bi weekly towel changes and weekly bed linen service. For an additional cost, we can also provide daily maid services, personal laundry cleaning services and daily dishwashing. 19 FREQUENTLY ASKED QUESTIONS WHAT IS THE OWNERSHIP STRUCTURE FOR PLUNGE TROPIC VILLAS? You may OWN THE VILLA FREEHOLD (in your own name) and Lease the land for 90 years (a 30 year lease with two prepaid 30 year renewals). The land lease will contain a purchase option that could be exercised in the event the laws of foreign ownership changes - or you re-sell the property to a Thai company, a Thai individual or juristic person. In this way you will have effective ownership, yet still remain within the laws of Thailand. To reduce closing costs and registration fees, we give you the option of LEASE BOTH THE VILLA AND THE LAND with the same 90 year lease contract. WHAT ARE THE REGISTRATION FEES PAYABLE UPON TRANSFER OF THE VILLA? When purchasing the villa, you can choose to: 1). Lease both the Villa and the Land - In this option the lease registration fees (currently 1.1%) will be equally split between the Sellerand the Buyer. This is the less expensive option for owners. 2). Lease the Land and Own the Villa Freehold - The lease registration fees for the land (currently 1.1% of the land value) will beequally split between the Seller and the Buyer.
