1 Supporting Statement For a Steel Storage Container At Riverside, Gills Lane, Rooksbridge BS26 2 TY Site Description The site is of an area of approximately 0.5Ha and is located to the south of the village outside the development boundary of Rooksbridge. Its western and northern site boundaries run parallel with the Mark Yeo and Gills Lane respectively. Vehicular access to the site is off Gills Lane. Buildings on the site comprise a residential cottage, vehicular workshop and a joinery workshop that is now used by the applicant as a design and print studio. The area to the south of the cottage and studio is either paved with concrete or stone chippings and is used for the parking of vehicles. Historically this area has been used for vehicle repairs and storage of lorries. Context The applicant purchased the site in February 2014 in order to relocate his successful design and printing business from the Morland Industrial Estate, Highbridge that was due to be redeveloped for housing. The site and buildings were previously used for vehicle repairs, haulage contractor s yard and joinery workshop. The applicant has invested a considerable amount of money in clearing away large amounts of tyres, scrap vehicles and metal that were unsightly in the rural landscape. Refer to attached photographs. The former joinery workshop was converted into a studio employing seven graphic designers, printers and administration staff however this building does not provide adequate storage space for materials and finished signs. Some of these signs are produced for the Lawn Tennis Association and are used on an annual basis at their championship events being returned to the applicant s premises for refurbishment and re-use the following year. This work accounts for a large proportion of the applicant s turnover and is critical to the continued success of the business. It is also a requirement of his contract with the LTA that their signage is retained in storage. Proposal A steel container measuring 12.2m length x 2.4m width x 2.9m height has been brought to site in order to provide sufficient storage space for materials and finished signs. The applicant is applying for a three year temporary planning permission to retain the container on land to the south of Riverside Cottage as it is his intention to build a permanent store within the next 5 years as the business expands. The container is sited parallel to the east bank of the Mark Yeo and behind a row of mature Leylandii conifers that create a dense hedgerow of a height of approximately of 5m. Viewed from Pill Lane and the countryside to the west, the container is adequately screened by the coniferous hedge and mature Sycamore trees.

2 In this location the container is a continuation of the buildings behind Riverside Cottage and is less visible when viewed from the east and Gills Lane. Its visual impact on the open countryside is therefore diminished in this location. Being a temporary steel structure, the container can be transported to another part of the site if the Drainage Board or Environment Agency requires access to the river bank for repair or maintenance purposes.
