At INPROP we take pride in providing high value property investments to our clients. You buy directly from the bank or a distressed seller, so we do not make any money on the side. This means you get instant equity and higher returns for the life of your investment. INPROP USA has been set up for both domestic and foreign investors who are unable to take advantage of US foreclosed homes that are highly discounted. We are a full service LICENSED Real Estate company with offices in Atlanta, Georgia and Houston, Texas. There is no doubt that the financial crisis of 2007 hit the US Real Estate market hard. Years of subprime and quite frankly disgraceful lending practices caused loans to be given to borrowers who could not make payments. In return, the market tanked and has been down for the last 5 years. We started to see prices come back around six months ago due to the massive influx of big Wall Street Funds looking to capitalize on this undervalued asset class and the always present demand from investors. The strong price growth since the start of 2013 is also a result of new home buyers that have been sitting on the fence for 5 years waiting for a sign of recovery and the increased willingness of the banks to start lending again. 4 We begin the investment process by evaluating your needs and wants for your investment. Thereafter, we help you select a property directly from the market. We then have our proven and trustworthy builders renovate your chosen and purchased property and pass it onto our top shelf property managers for tenanting and management. While other real estate investment companies may offer you a turnkey property already tenanted and renovated, INPROP USA eliminates the large margins built into such models by getting you involved at the beginning stage of the investment process and providing you with below market prices, which create instant equity and increase your return on your investment.

6 Our System 1 PURCHASE PREPARATION First, you meet with your INPROP USA advisor and get brought up to speed with what is required to own property in the United States. From ownership structure to management and everything in-between, we will walk you through the process and spend the time and effort getting your structure right the first time ensuring you will be successful and prepared in the future. CLOSING 3 Around 30 days after you have selected your property it will be time to close. You will have been dealing with our attorney over this time and have had time to review your building inspection, arrange finance (if required) and approve your renovation scope of work. 2 PROPERTY SELECTION Now you are ready to go meet with one of our senior managers and start your search for a property. We have networks with a number of major brokers in our various areas of operation. Although the market for foreclosures is very competitive, we will find you a great deal straight from the bank.

7 4 RENOVATION After closing renovation will begin. This usually starts on the day after closing and with our team of experts will take approximately 3 weeks. You will receive before and after photos along with a finished building inspection upon completion. 5 MARKETING During the last week of construction, we will start to market the property. We typically locate a tenant for your property within the first 15 days of marketing, so it will not be long after closing before you start to see the return on your investment begin. 6 RECEIPT OF RETURN ON INVESTMENT Rent is collected by the property managers and distributed into your account monthly. The property manager will also pay your property taxes and insurance, making it easy to free up your time for another property or pleasure. PROVEN TO WORK!

8 Why are we so much cheaper than our competitors? It s simple. Our founder and owner used to own one of the biggest sellers of turnkey rentals in the United States, selling over 500 properties in the same model as our competitors. While there is nothing wrong with this model, it does not pass the best value on to the client. With the turnkey model, there are high dollar costs built into your investment equation before you even become interested; such as the cost of purchasing and renovating the house, paying sales staff, high overhead costs, and double closing costs, costs of finance. These businesses are generally marking the properties up anywhere from 15 to 30%. Our licensed real estate agents are paid by the seller of the property, we have no holding cost associated with a property, no double closing costs are passed to you because you purchase the property directly from the bank, and although we do charge a fee for our services it is minimal and using our service saves you up to 25%. POSITIVE CASHFLOW AND INSTANT EQUITY. All properties using our investment process will come with instant equity. Because you are buying direct distressed properties, you will be purchasing properties below their market value. After renovation is complete you will have anywhere from $10,000 to $25,000 instant equity. This will be yours to keep. Not only do you save between 15% and 25% on the purchase, you also receive 10% to 20% in instant equity in your property from day 1.

10 Targeted Investment Areas At INPROP USA we have done the research into targeted investment areas that we know provide an ongoing foundation for sustainable returns on your investment in real estate. These targeted investment areas have been created through trial and error over the last 8 years. While some areas may look good on paper, through experience in dealing with situations such as the non-payment of rent, tenant damage, rental demand and capital growth opportunities, INPROP USA knows the areas that perform and the areas that do not. Location, Location, Location, as the saying goes, is the most important part of your investment and it is something we have spent a lot of time analyzing and compiling data to ensure the area you are investing in is both secure and profitable in the years to come. In the lowest socioeconomic areas of the United States, there are an abundance of potential renters, however, there are many obstacles in these areas that outweigh the high tenant demand that hinder your investment s ability to prosper, such as deflated property values, broken families, and unsteady work, all of which cause a higher rate of tenant default and keep property values depressed. INPROP USA has always focused on strong middle class neighborhoods, attracting dual income families with children in local schools. These areas are not only much more stable and produce reliable tenants with very little chance of default, but these areas also provide a great platform that attracts additional investments that will sustain and grow your investment. 11 ATLANTA, GEORGIA We mainly focus on areas in the northern metropolitan area of Atlanta that have an annual family income above $53,000. While this may seem low, Atlanta has a very low cost of living. $50,000 in Atlanta is equivalent to around $90,000 in Australia. HOUSTON, TEXAS The cost of living in Houston is slightly higher than in Atlanta, therefore, the average annual family income is slightly higher as well at $57,000. Like Atlanta, we focus on areas in the western metropolitan area of Houston that are at or above the average annual family income to ensure we begin our search for your investment with many viable options. TAMPA - ST PETERSBURG, FLORIDA With lower household incomes than both Atlanta and Houston, the average annual family income is $49,000. In general, these income standards provide boundaries for qualifying investment areas that allows INPROP USA to hone its focus on potential investment properties for its clients. While the socioeconomic condition of the community provides the base for any investment property, INPROP USA also tailors each investment strategy to the needs and wants of each client.
