4 The UK Care Home Market A Primary Asset Class The healthcare property industry remains largely immune to volatile economic conditions, largely due to the fact that care-home spending is categorised as non-discretionary, i.e. essential, and is in contrast to a time when disposable income is at a low, and discretionary spending on non-essentials, is contracting accordingly. The Office of Fair Trading (OFT) suggest that the demand for care will increase by 150% within the next 14 years where the current position only caters for 1 bed for every 4 people of the age of 80. The Office for National Statistics (ONS) has stated that the population of the UK is ageing. Over the last 25 years, the percentage of the population aged 65 and over increased from 15% in 1985 to 17% in 2010, an increase of 1.7 million people. This trend is projected to continue. By 2035, 23% of the population is projected to be aged 65 and over, thus placing increasing pressure on available high quality specialist dementia and nursing care.
