2 Commercial Property Our leading Commercial Property team advises a wide range of public and private sector clients including business occupiers, landowners, local authorities, charities, educational bodies, developers and financial institutions in relation to their property transactions and other aspects of property law. Working closely alongside our top ranked Planning and Environmental Law team, we have extensive experience in development sales and purchases, options and conditional contracts for both landowners and developers. We also advise landlord and tenant clients in relation to business leases of premises of all types and sizes and act for banks and other lenders in connection with property finance. Other work includes advising on investment property transactions, complex title issues and telecommunication and solar panel leases. In addition, we have extensive experience of land owned by private trusts. 3 Property development We provide a full range of legal services to both residential and commercial property developers, as well as landowners, looking to realise the value of their estates. From initial planning and environment concerns, through to the investigation and resolution of complex title issues, the acquisition of development sites and the sale of completed plots, we provide expert guidance, advice and legal support at all stages of the process. Our lawyers have many years experience working for both local planning authorities and large national house builders, in-house as well as in private practice. We offer a depth of understanding unmatched by most firms, providing our clients with the reassurance that not only do we understand the industry but that there is little we won t have come across before. Commercial landlord and tenant We regularly advise all types of landlord and tenant clients, including companies, individuals, landed estates, professional practices, banks and lenders, charities, educational institutions, ecclesiastical bodies and local authorities. Typical premises range from units in shopping centres through to large industrial parks with six figure rents. We routinely prepare and review leases, licences to underlet, underleases, agreements for lease, guarantees, variations, rent deposit deeds, breaks, licences for alterations, surrenders, licences to assign, tenancies at will, assignments, licences to occupy and other occupational documentation. Property finance We act on behalf of a range of banks and other lenders in relation to refinancing, acquisition finance, investment finance and development finance transactions, and are well-acquainted with the documentation involved, including legal charges, debentures, personal guarantees, cross-guarantees, deeds of priority, charges over building contracts and collateral warranties from contractors and professional teams. Acquisitions and disposals We have extensive experience in buying and selling commercial property, ranging from offices and retail premises to large industrial sites. We regularly act for clients in relation to the disposal and acquisition of investment property, auction purchases and sales, portfolio and multi-let site sales and purchases and acquisitions and disposals on behalf of pension funds.
