4 Golf Membership benefits of membership Benefits of Golf Membership All Golf Members enjoy complete use of the Toscana Country Club facilities, including the Jack Nicklaus Signature Golf Courses and Golf practice facilities. The Club facilities include Il Forno Trattoria, Spa Bella Vita and the Sports Club, the Golf Shop, Ladies and Gentlemen s Locker Rooms and Villa Toscana (to be built in the future). All Memberships are Family Memberships Walk-on access; no tee times required. Guests are welcomed when accompanied by a Member; a limited number of unaccompanied guests are permitted. The Club offers a full social calendar of exciting events and parties. Regular Golf tournaments including Club Championships and other events. Tennis, fitness and wellness events will be offered including a full schedule of complimentary group exercise classes and Toscana outdoor adventures including hiking, biking, birding and volleyball. Gourmet dining may be enjoyed at Il Forno Trattoria with dining service available in the Ladies Locker Room lounge, the Men s Grille in the Gentlemen s Locker Room and the Wine Cellar. 5 Invitational (Non-Homeowner) Membership Opportunities Invitational Preview Membership The Invitational (non-homeowner) Preview Membership allows you the opportunity to join Toscana and experience the Club until March 1, 2016 by paying dues only. INITIATION FEE Equity Golf: $150,000 - No down payment required for Preview Membership: Equity Sports Club and Spa: $40,000 - No down payment required for Preview Membership: At the end of the preview term on March 1, 2016, the Preview Member has the option to convert to an Equity Golf or Sports Club and Spa Membership with a down payment of $10,000 for Golf and $2,500 for Sports Club and Spa and the remainder in equal monthly installments over 60 months. DUES Regular dues begin when the Member joins (see membership dues and fees).

6 Invitational (Non-Homeowner) Membership Opportunities Invitational Young Professional Preview Membership Designed for those under 50, the Invitational (non-homeowner) Young Professional Preview Membership allows you the opportunity to join Toscana and experience the Club until March 1, 2016 by paying reduced dues only. YOUNG PROFESSIONAL MEMBERSHIP AGE The membership candidate and spouse, if any, must be under the age of 50. INITIATION FEE Equity Golf: $150,000 - No down payment required for Young Professional Preview Membership: Equity Sports Club & Spa: $40,000 - No down payment required for Young Professional Preview Membership: At the end of the preview term on March 1, 2016, the Preview Member has the option to convert to a Young Professional Golf or Sports Club and Spa Membership with a down payment of $5,000 for Golf and $1,500 for Sports Club and Spa. Once the Invitational Young Professional Member reaches the age of 50, the Membership will be converted to an Equity Membership by paying the balance of the initiation fee (minus the credits received - see below). The balance of the initiation fee may be paid in equal monthly installments over 60 months. DUES Regular dues at the reduced rates below begin when the Member joins. The applicable dues are based on the age of the older Member or spouse. One-third of the dues paid will apply as a credit towards the initiation fee. Golf Dues: Under age 40: $1,175 per month Age 40-44: $1,400 per month Age 45-49: $1,500 per month Over 50: $1,750 per month Sports Dues: Under age 40: $400 per month Age 40-44: $450 per month Age 45-49: $500 per month Over 50: $575 per month $58,000 - the Initiation Fee Credit a Young Professional Golf Member who joins at 40 would accumulate by the age of 50. $19,000 - the Initiation Fee Credit a Young Professional Sports Club and Spa Member who joins at 40 would accumulate by the age of 50.
