1 SECTION PAINTING A. GENERAL 1. General Requirements: Division One is applicable in full hereto. 2. Scope: Include all surfaces required for complete and finished job unless expressly eliminated, Work shall include but is not necessarily limited to the following. Typical interior and exterior surfaces, wood, gypsum board, ferrous metal surfaces, cement board, Interior masonry surfaces and plaster surfaces. Covers of electric service panels (in finished areas) Mechanical piping, etc., in typical finished areas see below, gas piping where exposed on exterior, including meter and supports where exposed on exterior, Interior caulking. 3. Work not included: The following portions may be left unpainted, or work is specified under other sections. Prefinished Aluminum surfaces Exterior caulking Face brick, glass Piping, tanks, etc. in Mechanical Rooms (See Mech. Division) Backboard for electrical equipment (See Elec. Division) except as scheduled Factory applied finishes 4. Quality of work: First class work in all respects. The number of coats specified is the minimum required; the contractor shall gauge thickness of coats, or provide additional coats, to produce hiding, color depth, and scheduled gloss with manufacturer's recommendations. 5. Acceptance of surfaces: Do not begin until surfaces are in proper condition. Report deficiencies. Assume responsibility for finish surfaces after application of prime coat. 6. Colors: Color schedule will be furnished by Architect, made up where possible from standard color chips of manufacturer chosen. However, selection will not necessarily be limited to any single manufacturer's stock colors, nor by the number of colors selected for any area. Upon request, prepare sample paddles of selected colors and assist Architect in illustrating color selections to the Owner. 7. Inspections: Secure approval of each coat of material before the succeeding coat is applied, otherwise no credit for the coat will be given. 8. Description: a. Work included: The type of material to be used and the number of coats to be applied are listed in the ":Painting Schedule" in Part 3 of this section of these specs. b. Related work described elsewhere: I. Pre-finishing: aa. Shop priming and factory pre-finishing are required on some, but not all of the items described in other sections of these specs. bb. Caulking: Basic requirements for caulking are described in Section c. Definitions: The term "paint" as used herein includes enamels, paints, sealers, fillers, emulsions and other coating whether used as prime, intermediate of finish coats.

Qualifications of painters: Use only qualified journeyman painters for the mixing and application of paint on exposed surfaces; in the acceptance or rejection of installed painting, no allowance will be made for lack of skill on the part of painter. 10. Manufacturer's recommendations: In each case where material proposed is not the material specified or specifically described as an acceptable alternate in this section of these specs, submit for the Architect's review the current recommended method of application published by the manufacturer of the proposed material. 11. Product handling: a. Delivery: Deliver all paint materials to the job site in their original unopened containers with all labels and legible at time of use. b. Protection: I. Store only the approved materials at the job site and store only in suitable and designated area restricted to the storage of paint materials and related equipment. Use all means necessary to protect paint materials before, during and after application and to protect the installed work and materials of all other trades. c. Replacements: In the event of damage, immediately make all repairs and replacements necessary to the approval of the Architect and at no additional cost to the Owner. 12. Labels: Do not paint over Underwriters Laboratories, Factory Mutual, or other code required labels or equipment name, identification, performance rating or nomenclature plates. 13. General Workmanship: a. Temperature, etc: Do no exterior painting in direct sun, during wet weather or when temperature is below 50 degrees F. Maintain building interior continuously at 65 degrees F. or above (by building heating system if possible) during entire period of painting work. Building shall be broom clean before work is started. b. Application: Per manufacturer's directions. All work by skilled mechanics. Spread evenly and smoothly, flowing without runs, drops, sagging or brush marks. keep material free of lumps, skins and foreign matter, well stirred while being applied. Cut in neatly around glass and at other edges where materials or colors change. Cut around UL labels on doors and frames. Where grille or other surface makes brush painting impractical, employ spraying equipment. typical applications shall be by brush; employ roller only upon approval. c. Undercoats: Tint with color of finished shade, but each coat shall be a perceptibly different shade. d. Spot finishing: Not allowed; refinish whole walls or ceilings where work is damaged or is unsatisfactory. e. Stained and natural finishes: Adjust applications as necessary to obtain identical appearance between plywood, solid stock, etc., where such occurs on same piece, room, etc. 2 of 10
3 f. Hardware, etc.: Remove (together with device plates and similar items) and replace after painting work is completed. g. Cleaning: After completion of work, clean off all paint spots and stains from floors, woodwork, exposed brick, glass, metal, hardware, etc., leaving building in perfect condition. h. Protection: Avoid spattering or otherwise damaging all surfaces inside and outside the buildings. Utilize drop clothes as necessary. B. MATERIALS GENERALLY 1. Acceptable manufacturer's: Top grade product from one of the following: Sherwin-Williams, PPG, Devoe, and Tenemic. Use same brand of paint, stain, varnish, etc., on any one phase of work throughout building. No substitutions allowed. 2. Approval required: State by letter which manufacturer's products are proposed for use and list by brand name the exact product for each specific application. 3. Delivery and storage: Deliver all materials to job in original sealed labeled containers at least three days before proceeding and secure approval thereof. Store material in a single assigned room and keep area clean at all times: remove all oily rags etc., from building every night. Puncture empty containers and keep on job until completion of painting work. 4. Compatibility: a. All paint materials and equipment shall be compatible is used, finish coats shall be compatible with prime coats and shall be compatible with the surface to be coated: all tools and equipment shall be compatible with the coating to be applied. b. Thinners, when used shall be only those thinners recommended for that purpose by the manufacturer of the material to be thinned. 5. Extra Stock: Provide extra stock in unopened cans of one gallon of each type of paint and of each color of paint used on the job, typical. C. EXECUTION 1. Surface Conditions: a. Inspection: I. Prior to all work of this Section, carefully inspect the installed work of all other trades and verify that all such work is complete to the point where this installation may properly commence. Verify paint finishes may be applied in strict accordance with all pertinent codes and regulations and the requirements of these specs. b. Discrepancies: I. In the event of discrepancy, immediately notify the Architect. Do not proceed with installation in areas of discrepancy until all such discrepancies have been fully resolved. 3 of 10
4 2. Acceptance of surfaces: a. No work shall begin until Painting Contractor shall agree that surfaces are in proper condition for painting. Thereafter, he shall be responsible for any unsatisfactory finish resulting. 3. Preparation of surfaces, General: Remove All Lead Based Paint at Existing Building, See Section , Prior to Beginning the Work of this Section. See Section for approved methods of paint removal. Note: All paint is to be removed on previously painted exterior surfaces and interior surfaces. Coordinate with Section Removal of Lead Based Paint. Lead Based Paint Abatement Contractor is responsible for removal of all lead based paint. General Contractor is responsible for removal of all other paint. At Pebble Hill, main house and rear wing, Contractor shall prepare existing surfaces scheduled to remain as noted below after all Lead Based Paint Abatement and Asbestos Abatement Work has been completed and all demolition and repair work has been completed and prior to applying any new paint. a. All Exterior Wood including siding and trim, window sash, doors, etc. Remove all remaining existing paint. 1. Prior to applying any primers, paint, etc. wood shall be tested with a moisture meter in the presence of the Architect to determine if the moisture content is acceptable for painting. Maximum moisture content of wood is 12% or more stringent requirement of less than 12% if recommended by the paint manufacturer. In addition to these requirements, painting contractor shall also follow the requirements in the painting schedule. b. Interior Wood: After Lead Based Paint Abatement: Remove all remaining paint. Thoroughly wash down existing wood surfaces with TSP and clean to remove all dirt, mildew, dust, oil, and all foreign matter. Sand surface to uniform smoothness, free of raised grain or other imperfections. Do not begin painting until wood is tested with a moisture meter and until moisture content of the wood is 12% or less as measured by a moisture meter approved by the Architect. c. Protection: Prior to all surface preparation and paining operations, completely mask, remove or otherwise adequately protect all hardware, accessories, machined surfaces, plates, lighting fixtures and similar items in contact with painted surfaces but not surfaces but not scheduled to receive paint. d. Priming: Spot prime all exposed nails and other metals which are to be painted with emulsion paints, using a primer recommended by the manufacturer of the coating system. e. Cleaning: I. Before applying paint or other surface treatment, thoroughly clean all surfaces involved. Schedule all cleaning and painting so that dust and other contaminants from the cleaning process will not fall on wet, newly painted surfaces. f. General: Surfaces shall be clean, dry, smooth, free of dust, scratches, hammer, planter marks, or any material which will adversely affect adhesion or appearance of finish. 4. Preparation of Wood Surfaces: Remove all existing paint down to wood. DO NOT SANDBLAST. Coordinate with LBP Abatement Contractor. 4 of 10
5 a. Cleaning: Clean all wood surfaces until they are free from dirt, oil and all other foreign substance. b. Smoothing: I. Unless specifically noted to be left rough, smooth all finished wood surface exposed to view, using the proper sandpaper. Where so required, use varying degrees of coarseness in sandpaper produce uniformly smooth and unmarred wood surfaces. c. Knots: I. On small, dry, seasoned knots, thoroughly scrape and clean the surface and apply one coat of good quality knot-sealer before application of the priming coat. I On large, open, unseasoned knots, scrape off all pitch and thoroughly clean the area, followed by an application of one coat of good quality knot-sealer. Remove and treat all pitch surfaces as required for large knots. d. Dryness: Unless specifically approved by the Architect, do not proceed with the painting of wood surfaces until the moisture content of the wood is 12% or less as measured by a moisture-meter approved by the Architect. e. Woodwork: Hand sand until smooth and free of raised grain or other imperfection before application of first coat. slightly round all exposed edges. Thereafter sand between coats to produce smooth even finish. Dust off after each sanding. Before priming wash pitch streaks and sappy with mineral spirits; when dry coat with shellac or stopping varnish and then sand smooth. After application of prime coat, fill nail holes and minor blemishes with lead putty or plastic wood; putty for stained work to match stain. 5. Preparation of Metal Surfaces: a. Galvanized metal: I. Clean all surfaces thoroughly with solvent until they are completely free from dirt, oil and grease. Thoroughly treat the cleaned surface with phosphoric acid etch. b. Ferrous Surfaces: Wash with mineral spirits to remove dirt and grease. Sand scratches, welds, and rust spots to the base metal and rough up with metal primer. Thereafter lightly sand the entire surfaces as for woodwork. Treat galvanized surfaces with compound designed for that purpose. c. Other metals: I. Thoroughly clean all surfaces until they are completely free from dirt, oil and grease. Allow to dry thoroughly before application of paint. 6. Concrete Block: Fill minor voids to produce uniform texture. Remove mortar splatter with knife edge. Brush joints and surfaces clean. 5 of 10
6 7. Concrete: Remove form-release agents with Xylol. Fill minor voids. Dress down with rubbing rock to remove mortar splatter. 8. Gypsum Board: Sand smooth and dust off taped joints. Fill minor irregularities with spackle and sand to smooth, level surface. Avoid raising nap of paper. 9. Priming, Backpriming, Etc.: a. Exterior Wood, and Interior Millwork: Back and end prime before erection. b. Wood Doors: Seal top and bottom edges with 2 coats after fitting. c. Steel and wood glazing stops and rabbits: Prime all sides before glazing. d. Behind soffit vents, grilles, etc.: One coat dull black enamel before closing. e. Cement Board: End prime all cut edges before erection. 10. Paint Application: a. General: I. Paint all surfaces except glass masonry, flat concrete and similar items not prefinished and not called out as unfinished. Paint all grills and other prefinished items where the factory pre-finish is not in accordance with the Painting Schedule and color selection. b. Drying: I. Allow sufficient drying time between coats. I Modify the period as recommended by the material manufacturer to suit adverse weather conditions. Oil base and oleo-resinous solvent-type paints shall be considered dry for recoating when the paints feels firm, does not deform or reel sticky under moderate pressure of the thumb, and the application of another coat of paint does not cause lifting or loss of adhesion of the undercoat. c. Environmental Conditions: I. Comply with the manufacturer's recommendations as to environmental conditions under which the coating system may be applied. Do not apply paint in areas where dust is being generated. d. Moisture Content: I. Use a moisture-meter approved by the Architect to test surfaces. Do not apply the initial coating until moisture Ometer reading is within limits recommended by the paint materials manufacturer. e. Defects: Sand and dust between coats to remove all defects visible to the unaided eye from a distance of five feet. 6 of 10
7 f. Color of Undercoats: Slightly vary the color of succeeding coats. g. All exposed wood on exterior and interior shall be fully backprimed typical, including all cut edges which shall be backprimed before installation. 11. Reinstallation of Removed Items: Following completion of painting in each space, promptly reinstall all items removed for painting using only workmen skilled in the particular trade. 12. Clean-up: a. General: I. During progress of the work, do not allow the accumulation of empty containers of other excess items except tin areas specifically set aside for that purpose. Prevent accidental spilling of paint materials and, in event of such spill, immediately remove all spilled material and the waste or other equipment used to clean up the spill, and wash the surfaces to their original undamaged condition, all at no additional cost to the Owner. b. Prior To Final Inspection Upon completion of this portion of work, visually inspect all surfaces and remove all paint and traces of paint from surfaces not scheduled to be painted. 13. Painting Schedule - Exterior: Note: All hollow metal frames and doors shall be re-primed on-site prior to installation. SCHEDULE OF COATING SYSTEMS FOR EXTERIOR SERVICE *All coating thickness is expressed in dry film thickness (DFT.) A. Ferrous Metal: Note! Contractor shall fully re-prime all hollow metal work in the project with 1 coat of red oxide primer in addition to factory primer. 1 coat Red Oxide Primer Glidden No coats Glidden Industrial Enamel No..4550X B. 10 15. Miscellaneous Requirements: a. Scheduling Painting: Apply the first coat of material to surfaces that have been cleaned, pretreated or otherwise prepared for painting as soon as practicable after preparation and before subsequent surface deterioration. Allow sufficient time between successive coatings to permit proper drying. Do not recoat until paint has dried to where if feels firm, does not deform or fell sticky under moderate thumb pressure, and the application of another coat of paint does not cause a lifting or loss of adhesion of the undercoat. b. Minimum Coating Thickness: Apply each material at not less than the manufacturer's recommended spreading rate, to establish a total dry film thickness as indicated or, if not indicated, as recommended by coating manufacturer. c. Pigmented (Opaque) Finishes: Completely cover to provide an opaque, smooth surface of uniform finish, color, appearance, and coverage. Cloudiness, spotting, holidays, laps, brush marks, runs, sags, ropiness or other surface imperfections will not be acceptable. d. Completed Work: Match approved samples for color, texture, and coverage. Remove, refinish, or repaint work not in compliance with specified requirements. e. Clean up: During the process of the work, remove from the site all discarded paint materials, rubbish, cans and rags at the end of each workday. Upon completion of painting work, clean window glass and other paint-spattered surfaces. Remove spattered paint by proper methods of washing and scraping, using care not to scratch or otherwise damage finished surfaces. f. Protection: Protect work of other trades, whether to be painted or not, against damage by painting and finishing work. Correct any damage by cleaning, repairing, or replacing, and repainting, as acceptable to the Architect. Provide "Wet Paint" signs as required to protect newly painted finishes. Remove temporary protective wrappings provided by others for protection of their work, after completion of painting operations. At the completion of work of other trades, touch-up and restore all damaged or defaced painted surfaces. g. Maintenance Materials: Contractor shall turn over to the Owner at final inspection one gallon of each type and final color of paint used on the project. h. Remove all existing door and window hardware, butts, etc. scheduled to remain prior to any painting and reinstall after painting is completed. Note Finish Hardware shall be removed and reinstalled by Finish Hardware Contractor, not painting contractor. END OF SECTION 10 of 10
