2 Lebanon Marketplace Lebanon Marketplace is Lebanon s premier anchored-retail project, located at the interchange of South Hartman Drive and Interstate 40, Lebanon s Gateway District. The center, planned to be 450,000 square feet when completed, is presently home to national retailers such as Home Depot, GMC Chevrolet, Chili s, Outback Steakhouse, Daily s, and Hampton Inn. Cracker Barrel also owns an outparcel in the project with future plans for a fullservice restaurant and country store. The planned second phase of Lebanon Marketplace has built in flexibility that can accommodate a myriad of uses, including upwards of 250,000 square feet of Power Center retail, Retail Anchor parcels, Medical Office buildings, or a multi-flag Automotive Marketplace. The project has one premium 2.59 acre outparcel left. Its location, just feet from the I-40 interchange, with two signalized entrances, and a total of four access points, Lebanon Marketplace is well positioned to capture traffic from the 92,000 total vehicles per day that drive by it on a daily basis. 3 LEBANON MARKETPLACE HIGHLIGHTS Lebanon, TN is a high growth, county seat retail market, with a long history and track record of strong retail sales, and projectable future for additional housing. Located in Wilson County, the state s third fasted growing residential node, Lebanon is an anchor community in terms of its services, amenities, and long term forecast. The area s rapid growth has led to an influx of complimentary amenities including the development of Lebanon Marketplace as well as neighborhood resources such as several medical office projects, a major golf course & country club, a new Publix shopping center, a major investment by Kroger in expanding and redeveloping its existing store, a new middle school, and the recently completed construction of the new 360,000 SF Lebanon High School, located a stone s throw from Lebanon Marketplace. From 2000 to 2009, the number of residents in Wilson County grew 37%, with that growth spread evenly between Lebanon and its sister city, Mount Juliet. Since 2010, that rate has remained steady at 4% annually. The County s residential and commercial growth has been accompanied by significant investment in the county to the tune of hundreds-of-millions of dollars that have been spent on major infrastructure (sewer, water, freeway expansions, new interchanges, etc), with a major portion of those dollars directly impacting The City of Lebanon. Lebanon Marketplace is a beneficiary of this spending and is well positioned to be the leading anchored retail project of the area for decades to come. Lebanon Marketplace Lebanon Marketplace s trade area boasts significant buying power, with nearly 45,000 households averaging approximately $60,000 per year in household income, and a low cost of living. Lebanon accounts for approximately 50% of the total $1.5B in retail sales in Wilson county, outpacing Mount Juliet by a 30% clip. Geographically, Lebanon is located approximately 30 miles east of Nashville in high growth residential, employment and retail node located in the heart of Wilson County. The city is accessed by every major freeway and/or highway in Metro Nashville, including Interstate 40, the 840 Bypass, US-70, US-231, State Highway 266, State Highway 109, State Highway 141, and Interstate 65 (via I-40, 840, 109, and US70). As such, Lebanon can be accessed by over 1.5 million consumers, as evidenced by the 3.6 million annual visits to the nearby Lebanon Prime Outlets project. Of the top 20 employers in Wilson County, 15 of the companies have headquarters, or significant operations in the Lebanon market including Cracker Barrel, Amazon, Nutro, TRW, Bridgestone, Lochinvar, Permobil, Hartman, Genesco, Toshiba, Famous Footwear, LoJac, and Performance Food Group. 3
