The user in control when reducing energy in buildings Two examples from Triangulum project, housing and small offices spaces Henk Kok, City of Eindhoven, 19 Oct. 2016, Stockholm
Agenda 1. Social inclusion All aboard, no one is left behind City Policy Social housing in The Netherlands / the image abroad and in NL 2. A user driven approach to energy reduction Energy reduction in social housing Energy reduction in small office spaces 32
All aboard, no one is left behind A city that uses the combined power of technology, ICT (open data and fast connections) and design(thinking), for the benefit of all its citizens. A city that actively offers test labs for business and knowledge institutions, with the aim of enhancing welfare, jobs and sustainability. Application fields are energy, traffic, public space and smarter and better organization of care, education and culture. Coalition Agreement Expedition Eindhoven, everyone on board (2014) 33

Social housing in The Netherlands 2012: 7 million dwellings Approx 30% of total stock 36
Replication potential in EU is large 59,5 59,4 63,2 37
Energy reduction Triangulum social housing partner Woonbedrijf / 3 principles 1. The tenant in control 2. Individual choice decides the moment of rehab / the series-of-one 3. Keeping the costs of living (energy costs + rent) as low as possible 38
Energy reduction Digital Tool WoonConnect is the one-stop-shop, the enabler to: 1. Raise energy awareness 2. Give insight in rehab choices (combinations between energy reduction measures, dwelling maintenance and individual dwelling adaptations) 3. Show appearance of the rehabilitated/adapted dwelling 39
Under development 1. Matching typology of dwellings with pre-developed options 2. Uploading the one-stop-shop with ready to order options / rehab components 3. Business model Ordering an option becomes as easy as ordering a Billy closet (IKEA) Advantages: Pre-developed options pave the road for replication and scale up, reducing assembly costs Faster assemble process gives less inconvenience for the dweller Guaranteed quality over 10 years for the dweller (owner) 40

WoonConnect s business / value model COSTS Uploading original drawings and construction data Updating the technical data and drawings (floorplan, construction details) Updating the state of maintenance and unreported changes REVENUES Faster process leads to cost reduction: 1. For the housing association, due easier communication, lower interest costs, HR savings 2. For the municipality, due to easier and faster license procedures; 3. For the builder, due to less mistakes, less construction and more assembling Extra costs for digitalization = reduction of cost for housing association, municipality and builder 48

DEEP RENOVATION OF THE RESIDENTIAL PRIVATE BUILDING STOCK FROM A SMART-CITY APPROACH The proposed methodology is aimed to overcome this barrier through: The integration of the energy retrofit of buildings in an overall regeneration project of the urban area; The increasing of knowledge on personal energy consumption indoor, based on a new monitoring system connected to an EMS; The described action is integrated in the Sharing city program 54
55 WHAT IS SHARING CITIES Horizon 2020 lighthouse programme - proving ground for a better, common approach to making smart cities a reality. It seeks to develop affordable, integrated, commercial-scale smart city solutions with a high market potential. The programme is coordinated by the Greater London Authority. It fosters international cooperation and the consortium combines 35 partners from cities, industry representatives, NGOs and academia. The programme partners work in close cooperation with the European Innovation Partnership on Smart Cities and Communities and with other `lighthouse` consortia. The programme draws on 24 million in EU funding. It aims to trigger 500 million in investment and to engage over 100 municipalities across Europe.
