Business Site Energy Assessment Do-It Yourself (DIY) Form The following questions will allow the owner to directly assess their own site prior to having specialized CHP developers or engineers evaluate the site to check for compatibility to cogeneration system 1 BUSINESS CONSIDERATIONS a) Are you concerned about the impact of your current or future energy costs on your business? b) Are you concerned about power reliability? Is there a substantial financial impact to your business if the power goes out for 1 hour? Or even 5 minutes? c) Does your facility operate for more than 7500 hours per year? d) Do you have thermal loads throughout the year (including steam, hot water, chilled water, hot air, etc)? e) Does your facility have an existing central plant? Do you expect to replace, upgrade, or retrofit central plant equipment within the next 3-5 years? g) Have you already implemented energy efficiency measures and still have high energy costs? h) Are you interested in reducing your facility's impact on the environment? f) 2 CONSISTENT ELECTRICAL & THERMAL LOADS a) Is your natural gas usage over 4500 therms/month? b) What is your average therms used for Domestic Hot Water (DHW), pools, laundries, and kitchens? (deduct estimated gas used for cooking, laundry gas dryers, and gas furnaces) c) Is your usage of Electricity > 50,000 kwh/month? Monthly Average: d) What is your average electricity usage? Monthly Average: e) Are your electric rates > 11 cents/ KWh? f) a) Do you have centralized hot water heating & electric metering? b) Do you have space in the existing utility room, roof, or site? (Each machine is 8 x4 with 15 to 3 clearances around) c) Is natural gas transferred to the site? d) Is the natural gas plant close to the potential CHP location? Are your thermal rates > 60 cents / therm? If yes to all four questions above, please continue: 3 COGENERATION APPLICATION REQUIREMENTS - What to look for: Page 1 of 5

e) Is the exhaust stack near potential CHP location? If yes to requirements, please continue: 4 CAPITAL INVESTMENT DECISIONS Each 75KW or 100KW machine, installed and tested will cost around $4000/KW to $5000/KW a What is the company s internal rate of returns? b Will using ITC, depreciation and self-generation credits can return the cost of the system in 4 5 years be worth it? c Is the owner interested in energy savings or considering self-generation electricity? % d Are you willing to invest in an on-site energy system? e Willing to use: Income Tax Credits, Self-Generation Incentives, other? Existing lines of credit available? Cash or accrued HVAC or Energy pools? PACE financing, 0 down up to 20 year term, competitive rates? Lease? Power Purchase Agreement? If yes to requirements, please continue: 5 OPERATING CONSIDERATIONS a) Has your local utility liaison discussed upcoming or projected cost increases for electricity and natural gas? b) If so, how much per year? (3%? 4%? 5%, etc) c) What is the projected increase over next 5 years? % % d) Would a power outage cause you uninsured financial or goodwill losses? e) Can the local utility cut out your power during the high peak demands (11AM to 7 PM)? f) Are existing chillers, boilers or hot water heaters nearing the end of useful life? g) ENVIRONMENTAL/ EFFICIENCY/ LEED/ Green h) Want to show sustainability progress? If yes, please continue on to the next survey Complete Site Survey Form, Attached Page 2 of 5

Site Survey Form 1 What is your facility type? 2 How many total buildings is a part of your facility? 3 How many total units/bedrooms are in your facility? 4 Is there gas service on site? Yes No a) Is it used for cooking only? Yes No 5 What thermal loads does the building have? a) Pool b) Laundry c) Domestic Hot Water (DHW) d) Other, Kitchen, furnaces, others Please specify: 6 How is the building heated? a) Boilers: Water Steam b) Central Plant Steam c) Electric d) Other, please specify: 7 If there are boilers: a) Model # Serial # b) How old are the boilers? c) What kind of fuel? Oil Gas d) Input Rating? 8 How is your Domestic hot water (DMW) made? (ie boilers, heat exchanger, water, or steam) Page 3 of 5

9 Is there DHW storage? Yes No a) How much? gallons 10 Is there a central mechanical room? Yes No a) Central Electrical Service? Yes No b) Central Heating? Yes No c) If not in same room or next to each other how far apart? ft 11 Are there chillers on site? a) How many? b) What kind? c) How many tons? tons 12 How long would the exhaust need to be? ft a) Is it through a building or out of a wall? b) Have to build a fire resistant chimney? 13 Building Voltage? V 14 Main Switch Size? Amps 15 Any large subpanels in boiler room or in proposed cogen location? a) Voltage V b) Amp Rating Amps Page 4 of 5

Congratulations! You have validated your preliminarily opportunity Please contact us for an on-site visit and validation What comes next? Next-Step Process 1 We develop a site specific analysis to identify electricity and hot water production and NOI and property impact, using owner approved financial inputs 2 Owner arranges with us to download Utility Company information electronically This can involve giving us temporary access to your user name and password used for accessing your utility information Very efficient and fast 3 WinWerks, Tecogen evaluate the Site Survey and Energy Bills for Efficacy 4 Owner and WinWerks enter into LOI, including an engineering fee 5 We Meter sites for thermal loads and measured against time of use 6 WinWerks creates a Basis of Design (schematic design), guaranteed cost estimate and schedule Deliverable; preliminary layout drawing, preliminary single line electrical and a mechanical schematic, cost and implementation schedule, updated financial analysis, Turnkey installation agreement 7 WinWerks Submits Proposal & Agreement for Approval 8 Final Design, Permits and Install: 6 to 9 months 9 Tecogen commences Service & Maintenance Program Page 5 of 5
