2 Starting a new home, finding land, picking all the items that can go into a home can be overwhelming. This buyer s package is an important tool to help guide you through the process of building your home. Stacy Construction Inc. new home package includes: Standard home features. Homes will have a proposal/ pricing sheet with list of amenities. Shopping list with the places to go and directions. Allowance sheet. This will tell you what your allowances are on your home. A pricing list that will give you an idea of what items might cost, like a hot tub circuit. Of course there will be plenty of questions so feel free to call. Thank you, Wayne Stacy

3 SITE WORK FOUNDATION WALL CONSTRUCTION and FRAMING SIDING/MASONRY/STONE Standard setbacks and grade on lot. Full foundation and pony wall footings per code, engineering on soil or materials determined per lot. Per plan. 2X4 studs interior walls / 2x6 exterior studs / 2x6 on garage walls with bonus rooms. Engineered truss system. Cottage lap siding with gable detail if needed stucco and stone per plan. ROOFING Felt per code / 35+ Year composition shingles. CONCRETE Per. standard plans and specifications. SUBFLOORING Standard I beam engineered floor system with pony walls. 7/8 decking on main floors. 93%-95% + efficiency furnace. SEER 13 efficiency air conditioner, multiple returns with flow rated trunk lines that are HEATING AND AIR sealed and pressure tested. Zone systems where needed in two stories and bonus rooms. 200 amp electrical service per standard plan. ELECTRICAL Low voltage whole house wiring package includes CAT 5 phone and RG6 cable in a termination box. Standard Specifications and Allowances Plumbed for soft water with main house shut off on bypass. Items represent what is basic standard for a home. Items or materials may change at the discretion of Kitchen sinks stainless steel with granite counters. Stacy Construction Inc. Each plan may have its own unique items. Lavatory sinks are china. Plumbed for ice maker. Main bath tub / shower surrounds are tile look inserts. PLUMBING Water closets are standard Crane or like. Faucets are Moen or like. Master Bath tub is a garden soaker. Master shower standard is a marble or tile surround. 50 gallon water heater. / #2 outside spigots one for front one for rear of home. MASONRY Per standard plan (See allowance sheet ) FIREPLACE Gas Heatilator (or like) fireplace. MANTLE Per plan. Standard Mantle is cabinet grade with stone surround.

All exterior doors are fiberglass or wood. Per picks. Walls: R-23 for 2x6 Attic: R-44 blow in. Garage Walls: R-13 for 2x4 garages and R-19 for 2x6. Garage roofs per bid. Foundation / floors: Per code allowances usually R-30. (Air infiltration system that includes air seal caulking around pipes, wiring, and ducts.) Sheetrock with Orange peel or hand texture on walls Trowel ceiling. Windows are base sill with three sides sheet rocked. Garage finish is smooth wall with primer paint. Door wraps are 4 standard trim with RB3 crown tops. Exterior: 3 or 4 color latex paint. Interior Walls: Primer with satin or semi gloss. Interior Trim: High gloss painted on trim, doors woodwork. Standard cabinets are per the house plan and custom made to fit knotty Alder. Multiple styles for doors, master cabinet standard are 36 high, utility room has one upper over washer. Multiple hardware options. (See allowance sheet) Standards are per plan and allowances this will be based on the plan. Hardwood or tile standards are entry, kitchen, eating nook most walkways. Tile all wet location backsplashes and master tub surround. Counter tops are laminate or granite for all baths. Kitchen granite. Self cleaning range, turntable microwave with exhaust hood and multi-cycle dishwasher. (See allowance sheet) Gutters where needed and per standards(see allowance sheet) Insulated garage doors, one opener on large door with two remotes. 8 PUT IT IN WRITING: Our goal is to eliminate any confusion or misunderstanding that can occur from verbal communications or meetings. Therefore, all changes are to be in writing through a change order. Changes during the construction process may require more time and can change the closing date. Walk Through: There are several stages during construction that you, the buyer, and a Stacy Construction representative will meet to determine design or layout of items such as: framing, cabinets, electrical, trim. Final Orientation: At completion, there will be a final orientation and walk through of the home to familiarize you with the home and warrantee process. Visiting the Construction Site: Most homebuyers enjoy visiting their new home during the building process. Feel free to contact Stacy Construction with any questions and we will be happy to visit with you if needed. Above all else, understand that a construction site is a dangerous place. For your safety, homebuyers should not visit the site without a representative of Stacy Construction present especially while contractors are working. Please do not ask a subcontractor construction related questions, they have no authority over decisions on the home. Children must be under direct supervision at all times. Your safety is our utmost concern, whenever you visit the site, please be cautious. Stacy Construction cannot be held responsible for accidents. All items in the home are based on allowances and standard build items, those allowances can be adjusted once the item is picked or ordered and prices determined. Any items over allowances will adjust the sales price and will be paid for either at inception or at closing. ANY EXTRAS OR OVERAGES ABOVE STANDARD SPECIFICATION WILL BE AN EXTRA CHARGE ACCORDING TO BID PRICE AND WILL BE IMPLEMENTED BY A CHANGE ORDER.
