4 Property Description 3 OFFERING We are pleased to offer this +/ acre land parcel for sale in Richmond, Kentucky. The property is commercial zoned and located near the Barnes Mill Road exit of I-75. It enjoys very good access and visibility from the interstate. As it is located next to popular Richmond Centre, this parcel is a natural for mixed use development including office, lodging, restaurant, retail and highway services. PRICE $3,250, LOCATION This land parcel is identified as Parcel 1, per the attached survey, and is located on the north side of Richmond Centre. Richmond Centre is a regional shopping center located at the northwest quadrant of I-75 and Barnes Mill Road. Lantern Ridge Road provides access through Richmond Centre to the property. Richmond Centre is a 120 acre, 800,000 square foot regional shopping and lifestyle center that includes major retailers such as Belks, Meijers, T.J. Maxx and Cinemark Theatres. Also, located in and around the center are Culvers, Logans, and Olive Garden restaurants, Forcht Bank, Tire Discounters and hotels including Hampton Inn and Holiday Inn Express. The Brookline single family subdivision is located directly to the north. PROPERTY DESCRIPTION The parcel is irregular in shape or slightly rectangular. It sits next to and prominently above I- 75 which provides very good visibility for any development. The property is essentially flat to slightly up sloping toward the north. There is a detention basin on the south side of the property. ZONING B-3, Highway Business District The purpose of the B-3 District is to establish areas that are suitable for highway business uses only. This district is specifically designed to serve the traveling public. B-3 districts are generally located at intersections of major arterial streets or at interchange areas along I-75.
