1 Position Description Construction Cadet Location: Reporting to: Auckland Site Manager Functional Relationships All divisional personnel, clients and consultants, group managers, support staff and other Naylor Love personnel, sub-contractors and suppliers. Responsible For Foremen, trade staff and sub contract staff. Primary Objectives As a Construction Cadet, the Senior Site Manager will assign appropriate tasks due consideration will be given to the cadet s stage of development as to what duties will be assigned. Take responsibility for all operations on a site where construction work is taking place, ensuring that assigned tasks are successfully undertaken with a quality and cost effective service being delivered to our clients. To lead and work as part of the team in line with our values to ensure Best Practices principles in all activities are being used to achieve operational excellence and planned targets. To deliver a professional standard of customer service and maintain a positive and cooperative attitude towards the clients, consultants, management and team members and sub-contractors and members of the public. Key Operations - Manage the day-to-day construction operations ensuring that assigned projects are completed to the standards required by the client and their consultants, within established financial budget, and delivered to programme and in accordance with project specifications. - Accurately interpret plans, specifications and instructions and supervise construction of the works in terms of them. - Keep up to date sets of contract drawings, specifications, and instructions in tidy and good condition on site. - Ensure that there is sufficient plant and equipment on site for the work being undertaken and liaising with those responsible for its provision. - Plan labour and material requirements and sub-contractor inputs generally in conjunction with the Project Manager and maintain the front line liaison with suppliers and subcontractors necessary to ensure the smooth running of the project. - Assist Project Manager/QS to promptly resolve any unforeseen problems that may cause any financial impact or delays to the project s completion. 1 of 5 HR_EMP_G10.26 Position Description Construction Cadet Rev. 1.02
2 Key - Implement and maintain proper document control procedures to ensure accurate records and correct documentation are maintained of project activities. - Ensure defect management quality assurance programme is in place to minimise the impact on handover of the project. - Understand buildability of the project and ensure quality procedures are implemented and controlled. Regular handovers lasting etc. - Fully understand sub-contractor scopes of works and manage sub-contractor sequencing and daily issues ensuring the sub-contractors comply with Naylor Love requirements regarding operational and health and safety issues. - Maintain all operations and maintenance information from Council sign off. Health and Safety - Create a safety culture where staff at every level work together towards a goal of maximising safety. - Conduct inductions for all site personnel ensuring appropriate PPE is worn at all times. - Ensure all incidents and accidents are recorded and promptly reported. - Comply with all health and safety requirements and practices as detailed in the Health and Safety Manual. - Take responsibility for personal health and safety and the health and safety of other staff, sub-contractors and visitors. - Show a clear personal commitment to health and safety. - Maintain the work environment to an acceptably clean, tidy and safe standard. Customer Focus - Work with clients to meet, and where possible anticipate and influence, customer needs to achieve the best outcome for the Company, its clients, subcontractors and suppliers. - Ensure any client complaints are resolved to ensure client satisfaction. Relationship Management - Create, maintain and enhance relationships with clients, sub-contractors, suppliers, team members, and other construction providers to achieve the business objectives and goals. - Create and maintain cooperative working relationships that will promote effective teamwork. Leadership and Management - Practice positive leadership in all dealings. - Provide direct reports with regular feedback on performance. - Promote behaviours that reflect our values. - Create an environment conducive to innovation. - Ensure work and presentation standards are maintained. - Ensure that the project team is aware of and follow company procedures, protocols and policies. Communication - Lead regular site meetings with other construction professionals, including QS, building services engineers, foreman, sub-contractors and the client. - Communicate on a regular informal basis with the Construction Supervisor to ensure that he is aware of significant developments and exceptions on an ongoing basis. 3 Key - Communicate information that may impact on the Company and the services it provides to the Construction Supervisor. Personal Development - Keep up to date with new developments within the construction industry. - Participate in the Company s annual performance development process with a view to developing own skills and knowledge. - Participate in staff training and education programmes to enhance personal development. This job will be done well when: Assigned projects are completed within budget and on time. Our costs have been minimised and our entitlements have been maximised with the provisions of our projects. Existing clients are retained and demonstrate a high degree of satisfaction with the services and relationships with the company, feedback from clients and subcontractors surveys and verbal communication. Communication with trade staff is seamless. Measured by feedback from staff surveys and verbal communication. Projects that the Site Manager is accountable for are completed with minimum defects. Core Competencies/Person Specifications Qualification in Construction Management. Have extensive experience in construction management of large scale commercial projects. Strong technical and project planning skills. Understand profitability issues associated with project/understand construction cost plans. The ability to produce programmes and management of programme. Disciplined and self-motivated with a positive approach to work. Customer focused and committed to providing a high quality of service. Effective interpersonal skills and be able to work as part of a team. Ability to delegate tasks. Effective time management skills. Prioritises work and meets deadlines. Effective and professional communicator. Computer skills and keyboard accuracy. In addition to these tasks the employee shall undertake any other work required by the employer, where such work is determined to be part of the employer s business and provided that the employer assessed the employee as having the skills required to undertake such work.
