The house is approximately 2months old. Built with a chip coated metal tile roof. Brickwork and Insulclad exterior cladding. joinery. Particle board mid floor. Concrete ground floor. Concrete and block foundation. Moisture content is given as a percentage (%). Timber considered dry in the building sense, will have a moisture content equal to or less than 16%. Although higher moisture readings may be acceptable in some circumstances, any readings greater than about 18% in a completed building should be investigated further.

10 THE Conclusion Moisture readings All moisture readings taken throughout the house were good. Eaves The building has eaves to help protect the walls and windows from the weather. It has been found that eaves reduce the risk of moisture ingress. Exterior walls The exterior brickwork appears to be in good condition. The Insulcladd exterior cladding appears to be in good condition. The cladding system has been built to the 2004 Building Code that includes a cavity system. Check for producer statement.

11 Roof The roof has been sheathed with chip coated metal tiles over heavy weight roof underlay. A few tiles on the north side of the roof have been dented by contractors walking on them. space has been insulated with fibreglass batts. The roof structure is dry and appears to be free of rot, borer. Kitchen The kichen is in excellent condition. The cabinet units have been finish in white lacquer paint. The bench tops are granite with stainless steel sink insert. All appliances are in good working order.

12 Bathrooms The bath, vanity and toilet appear to be in excellent condition. Electrics The electrical wiring, fittings and switchboard all appeared to be in good working order. The plumbing and drainage are all in good working order. The driveway and grounds are all in good order. There are no cracks or signs of movement in the concrete foundation. The aluminium windows and joinery are all in good condition. Minor items to attend: 1. Several metal roof tiles have been dented from contractors walking on them.

13 2. There is a large chip repair in the Eastern elevation blockwork. 3. Jointing to the gib board sheets in the dining area is very visible. 4. There is a crack in the gib board jointing below the lounge window and in the master bedroom. 5. There are expansions cracks in the garage floor.

14 Recommendation The house is structurally sound and in acceptable condition for its age. Check for Code of Compliance. Check for producer statements.
