3 ORIENTATION THERMAL COMFORT Orientation influences access to natural light, ventilation, views and thermal comfort. Often there are trade-offs across these factors, however considered design can make the most of almost any orientation. North - look for apartments with living areas facing north, with deep eave or balcony overhang to allow penetration of winter sun but cut out summer sun at the glass line. East - look for external shading devices (preferably operable) to cut out morning heat gain in summer. South - look for high performance glass and insulation to minimise winter heat loss. West - look for external shading devices (preferably operable) to cut out afternoon heat gain in summer. Avoid living areas or bedrooms facing west. Ask for the star rating of the individual apartment and look for star NatHERS rating as a minimum. Watch out for draughts, poor window seals and large gaps around external doors. Watch out for large areas of glass facing east and west, and north facing glass not protected from summer sun. Timber, UPVC and thermally broken aluminium window frames coupled with double glazing perform best and reduce condensation. Avoid single glazing wherever possible. Watch our for thermal mass (e.g. precast concrete elements) that isn t effectively insulated - this can lead to unwanted heat gain and heat loss. Internal blinds and curtains can be a big help in reducing unwanted heat gain in summer and heat loss in winter.
4 NATURAL LIGHT FRESH AIR Natural light reduces artificial lighting requirements and improves amenity. However access for natural light must be balanced against thermal comfort and efficiency, as glass can also allow unwanted heat gain and heat loss. Prioritise natural light in living areas. Some natural light in bedrooms is valuable, however remember that bedrooms are mainly for sleeping! Smaller windows fitted with quality blinds or curtains can strike the right balance. High-light or slot windows can allow access to light and views while avoiding unwanted heat gain and loss. Placement and sizing of windows should consider natural light, ventilation, heat gain and heat loss. Avoid apartments with large areas of unprotected west or east facing glass. Look for operable windows in bedrooms, living areas and bathrooms to enable natural ventilation. Ceiling fans to bedrooms and living areas can dramatically reduce air-conditioning requirements. Cross-ventilation is a big advantage. Single aspect apartments make natural ventilation less effective, so where possible look out for dual aspect apartments (or at least secondary ventilation access through a lightwell). Casement windows often have a larger aperture and are preferable to awning windows. Knowing when to open windows and when to keep them closed can be just as important to the efficiency of your apartment. As a rule of thumb, only open up your apartment when you want the internal temperature to get closer to the external temperature.
5 LIGHTING AND APPLIANCES LED lighting offers significant energy savings, quality light and longer life. Look for zoned lighting and avoid large numbers of downlights where possible, particularly in large living areas. High efficiency (5 star or higher) reverse cycle air conditioning is generally the most efficient source of heating and cooling for apartments (where required). Often a single, high efficiency unit in the living area can heat and cool an entire apartment. Look for included appliances that have high energy star ratings. Consider the impact of plug loads from appliances on your overall energy consumption. Select appliances with the highest possible energy star rating and turn appliances off to avoid standby power wastage. Ensure the fridge cavity is well-ventilated to ensure efficient operation. COMMON AREAS, METERING AND BILLING In-home displays can help you to better understand and manage your energy use. If the apartment doesn t come with one, some energy networks offer an online portal, or in some network areas you can purchase a display and link it to your smart meter. If centralised hot water and/or heating system is provided, ensure the billing arrangements are clear. A shared rooftop PV system or solar collectors for communal hot water can reduce operating costs and greenhouse gas emissions. Look for buildings that have easily accessed stairs - if you live on the lower floors it s often faster and it s better for your health (as well as reducing energy consumption). Provision of secure, easily accessed bike racks make riding a much more convenient mode of transport. Shared rooftop gardens can offer a great opportunity to grow your own food, compost food waste and meet your neighbours. Look for provision of dedicated clothes drying areas (e.g. common clothes line, balcony clothes line, bathroom clothes rack) to avoid use of clothes dryer.
