2 Rippowam School 381 High Ridge Road Stamford, CT I. EXECUTIVE SUMMARY The building was inspected for asbestos containing materials in February 1990 by accredited inspectors in compliance with the Asbestos Hazard Emergency Response Act (AHERA). This report has been prepared to comply with the AHERA regulations requiring reinspection every three years after the implementation of a management plan for the asbestos materials discovered in the original and subsequent inspections. The AHERA inspection and all subsequent re-inspections, including this reinspection, do not meet the requirements of a pre-renovation/pre-demolition survey. A pre-renovation/demolition asbestos inspection must be performed before any renovation or demolition activities take place. II. ASBESTOS CONTAINING MATERIALS REMAINING AND CONDITION As of the time of this reinspection (April 26, 2010), the remaining friable asbestos or assumed asbestos containing materials include pipe fitting insulation, vibration isolation cloth, tank insulation, roof drain insulation, and electrical insulation. The asbestos containing pipe fitting insulation was found in Classrooms 224, 225, 225C, 232 (under lab countertop), 235, Assistant Principal s Office, Basement hall, Room 2 (Studio), Room 1 (Media), Rooms 80, 84, 84 Store Room, 85, Classrooms 113A (on heat unit), 123, 129, Janitor Closet by 122, Cafeteria, Kitchen (above fixed ceiling tiles), Nurse s Office, Main Office, Store 1 and 2, 1 st Floor hall outside Classrooms , hall outside Classrooms , hall outside Classrooms , hall outside Main Office, Room 90 (Choral), Music Practice Rooms, A, B, C, Band Practice Room A, Room 92, Auditorium, Auditorium Storage, Room over Stage, Stage Storage, Custodial Office, General Storage, Gym Wing Halls, Boys Locker Room, Boys Gym, Storage outside Boys Gym/Weight Room and Dance Studio Storage is friable and intact. Damaged pipe insulation exists in the Gym Penthouse (Boys side) and Stage Storage. Please refer to Management Planner Recommendations. NOTE: Pipe fitting insulation was listed as being present in many rooms throughout the building in the previous reinspection. During this reinspection, it was observed that many of these rooms have fixed ceilings and therefore the pipe fitting insulation was not visible. These rooms have
3 been removed from the Management Planner Recommendations, but there is the possibility that pipe fitting insulation exists above these ceilings. Caution should be used when cutting into these ceilings. The assumed asbestos containing vibration isolation cloth located in Classroom 225C and the Mechanical Room above Stage is friable and intact. The asbestos containing tank insulation located in the Gym Air Handling Room is friable and intact. The assumed asbestos containing roof drain insulation is located on the stage and storage outside the boys gym (weight room) and in the Dance Studio Storage is friable and intact. The assumed asbestos containing black duct insulation located under fiberglass cover in the Mechanical Rooms was not observed during this reinspection and has been removed from the Management Plan. The assumed asbestos containing electrical insulation located in the Auditorium and Stage Storage is friable and intact. The remaining non-friable asbestos or assumed asbestos containing materials are floor tile and mastic, soapstone countertops, transite, sheetrock and taping compound, plaster ceilings and acoustical tile. The 1990 inspection documented that the floor tiles throughout the building were assumed to contain asbestos and was confirmed in later sampling to contain asbestos. These materials are non-friable and therefore the asbestos fibers are not transmitted into the air. Certain precautions have been implemented to make certain that the asbestos containing floor tiles are not sanded or abraded and are sealed with a floor finish. The asbestos containing 9x9 floor tile and mastic located in Classrooms 202, 205, 208, 211, 216, 218, 225C, 232, 234, hall outside 234, Storage Room in Classroom 235, 243, 244, Conference Rooms and Offices, Work Room, Assistant Principal s Office, Storage between Classrooms 231&229, Library (Media Center), Library Rooms 1 and 2, and Coffee Room, Library Office 5, 2 nd Floor Hall, Room 2 (Studio), Room 84 Store Room, Room 85, room 113A, Classroom 120, Classroom 122 Storage, Back Room of Classroom 129B, Guidance Offices 1-8, Room 90 (Choral), Music Practice Rooms A-C, Music Room, Room 91 (Band), Band Practice Rooms A-C, hall outside Music Rooms, Room 92 and the room between Rooms 92&93, Room 95D, Small Rooms 1 and 2, Room between 95A and 95D, Control Room, Auditorium entrances at bottom of stairs and Varsity Office is non friable and intact. The asbestos containing 12x12 floor tile and mastic located in Classrooms

Caution must be used when lifting this carpet so as not to disturb and floor tile that may be underneath it. Damaged tile is located in Classroom 206, Science Storage/Office, Room 2 Studio, Computer Storage next to Room 80, hall outside Music Rooms, Auditorium entrances at bottom of stairs, and in Room 95. Please refer to Management Planner Recommendations. The assumed asbestos containing soapstone lab countertops located in Science Classrooms , 235, 237, and Science Storage/Science Office are non friable and intact. Lab countertops are stored in the Science Storage/Science Office. The assumed asbestos containing transite located Music Office, Room 91 (Band), Band Practice Rooms A-C, Control Room, Room 92 (above suspended ceiling), Room between Rooms 92 and 93, and Auditorium Storage are non friable and intact. The assumed asbestos containing plaster ceilings located in Janitor s closet 3, Men s room 1, Janitor s Closet by 122, Classroom 123A Storage Room, Instrument Repair Room, Auditorium, Girls Locker Room, Custodial Storage
5 1 and 2, and Boys Locker Room is non friable and intact. In addition, there is plaster on block in the Main Office. Assumed asbestos containing acoustical tile is located in the Video Storage Room. This material is friable and damaged. Please refer to Management Planner Recommendations. Precautions have been implemented to prevent any damage prior to renovation/removal of the above-mentioned material. This material could be damaged by contact. All maintenance staff and outside contractors should be informed of this material and precautions should be taken to prevent activities that would disturb it. III. ASBESTOS CONTAINING MATERIALS REMOVED AFTER THE 2006 RE-INSPECTION There are no records indicating the removal of asbestos containing materials since the 2006 reinspection. IV. NON-ASBESTOS CONTAINING MATERIALS The following materials were tested after the 2003 reinspection and found not to contain asbestos: brown glue daubs in Rooms 109 and 110, sheetrock and joint compound in Rooms 212 and 104, sheetrock ceiling and joint compound in Men s Room 1 and Boys Room 3. More sampling should be done to prove that the sheetrock/joint compound is negative throughout the building, so that it can be removed from the Management Plan. In previous years, the auditorium plaster has been sampled and was found not to contain asbestos. However, additional samples are required to prove it does not contain asbestos per the AHERA regulations. Other materials sampled and found not to asbestos containing building materials include; 12x12 floor tile and mastic in corridor behind stage, auditorium court and cafeteria, cloth floor behind band room and rm. 90, cove molding and adhesive rm. 90, and glue daubs in room 90, ceiling tiles, kitchen ceiling sheetrock, chalkboard mastic rm. 106, boiler room plaster, duct work insulation in rm. B07 and mechanical rm. A201 above stage. V. DISCLAIMER Some building materials in the structure are not suspect or were inaccessible at the time of inspection. Blackboards, window sills, lighting insulation, doors, counter tops, wood floor mastic barriers, roofing materials, kilns, interior boiler components, window caulking, paint, etc., should be tested for the presence of asbestos prior to renovation or demolition. Any suspect material found behind walls or above ceilings should be tested for the presence of asbestos. All of these materials should be analyzed for asbestos content prior to any activities that may
6 disturb them. VI. INSPECTOR INFORMATION The 1990 inspection was conducted in compliance with Section of Title 40, the Code of Federal Regulations.
