With extensive experience in the expansion, renovation and rebranding of regional shopping centres, we have become leaders in this highly competitive field. MMC uses a collaborative approach with our design team working closely with the client on each project. They work hand-in-hand with our production team who are responsible for the preparation of the contract documents while providing expertise on all technical aspects. We pride ourselves on producing high-quality, coordinated Contract Documents that clients may rely upon with confidence for tender and construction. MMC takes an active role in assisting our clients with construction contracts and administration, providing whatever level of support is deemed necessary. We are a 100% Canadian Limited Company with the ownership taking an active role in the day to day operation of the practice. Partners Christopher P. 4 THE CORE CALGARY, ALBERTA EXPANSION, MALL RE-BRANDING & FOOD COURT UPGRADE [Overall] 2011 / 800,000 sf / $200 Million [Food Court] July 2012 / 8,500 sf Located in the heart of Calgary s central business district, the CORE is a prime example of a large-scale urban renewal project that unites three disjointed properties into a single multi-use urban retail complex. Its design includes the largest frameless glass roof in North America, constructed to provide a promenade shopping experience, awash in natural light and to create a cohesive connection between the urban exterior environment and the fully-renovated highstreet retail interior. The reconfigured escalators and enlarged floor openings throughout the mall improve circulation and create visual linkages, while the frameless glass balustrades improve sightlines to increase the visibility of retailers on all levels. A key part of the larger renewal project was the renovation of Devonian Gardens, a 2.5 acre indoor public botanical garden. Two new undulating green living walls act as a natural transition between the Gardens and the expanded food court, with its increased tenancy and varied seating arrangements. / 4
5 INTERIOR MALL VIEW YORKDALE SHOPPING CENTRE SOUTH WEST EXPANSION, TORONTO, ONTARIO EXPANSION TO REGIONAL SHOPPING CENTRE 145,400 sf / $125 Million The success that Yorkdale has enjoyed since the South West Expansion is a direct result of the simple design principles employed by MMC. The new clerestory mall section works in combination with the 34-ft wide common mall areas, which emphasize the line of coordinated storefronts, to create a highend retail streetscape aesthetic. This aesthetic has attracted several new key luxury tenants, many of whom have opened their first Canadian store at Yorkdale. Another vital part of the expansion is the two-level underground parking garage, which is accessed via a glazed escalator court. The heated garage incorporates the latest technologies, including a parking space detection system. To further add to customer convenience and comfort, a valet parking facility was also incorporated and has seen incredible success since its opening. All of these features were designed to work in concert to enhance and complement the mall s upscale ambiance. INTERIOR MALL VIEW PARKING LOBBY WASHROOM / 5
6 SQUARE ONE SHOPPING CENTRE MISSISSAUGA, ONTARIO RETAIL EXPANSION, MASTER PLAN & FOOD COURT UPGRADE North Expansion: 300,000 sf / $38 Million Square One Shopping Centre s Centre Walk Expansion and North Expansion were the first two phases of a $320 million renovation project that completely re-invents Square One s image and transforms it into an upscale, urban shopping destination. The Centre Walk involved a renovated and expanded food court, while the North consisted of a two-level mall infill, new public washrooms and an urban park on the North side. As part of this overall Square One revitalization, MMC designed a master plan of the entire site and surrounding area, which includes the addition of numerous mixed-use buildings, such as high-rise residential condominiums, high- and mid-rise office spaces and street-level retail units. With the mall in a very strict municipality, MMC worked with the Consultant team, Landscape Engineers and Civil Engineers to address the various concerns of the City of Mississauga s Planning Department. The densification of this area meets the requirements of the city s latest plan and design objectives to transform the area into Mississauga s high-density, pedestrianfriendly, urban environment. FOOD COURT INTERIOR MALL VIEW NORTH EXPANSION CENTRE COURT / 6
7 HILLSIDE SHOPPING CENTRE VICTORIA, BRITISH COLUMBIA MIXED-USE RETAIL 914,500 sf / $80 Million In designing the expansion and complete renovation of the existing Hillside Centre in Victoria, BC, MMC took care to not only respect, but also celebrate Hillside s historical setting, showcasing the area s natural roots and bringing back the essence of Victoria s architecture. MMC collaborated with CEI Architects (who acted as the local Victoria affiliates) who assisted in mediating the strict regulatory requirements and associated approvals, including the challenge of delivering upon the numerous and extensive City sustainability initiatives, from permeable paving systems to widespread landscaping. The redevelopment also doubled the size of the existing food court, which is now home to fourteen food vendors. The food court was also completely rebranded to create an open and welcoming new atmosphere. The result of the revitalization and expansion is a Shopping Centre that delivers a broader mix of retailers with higher square foot rental rates, a cohesive atmosphere and design language throughout, while maintaining the existing design vocabulary of the site and city. 8 ERIN MILLS TOWN CENTRE MISSISSAUGA, ONTARIO MASTER PLAN, MIXED-USE RETAIL REDEVELOPMENT & RE-BRANDING FOOD COURT 850,000 sf / $100 Million MMC is both the Design Architect and Architect of Record for the current $100 million transformation and expansion of Erin Mills Town Centre in Mississauga, ON. The objective was to completely revolutionize and rebrand it as an upscale urban retail destination better, rather than bigger; an enhanced shopping experience, showcasing retailers that deliver trendy, upscale brands. The project includes a two-level, 50,000 square foot expansion on the East side of the mall housing a completely revitalized second floor food court where a soaring 54-foot high clear glass façade and balcony make a dramatic visual statement, as well as street-level retail and restaurants. The new clerestory mall section introduces increased ceiling heights that will open up sight lines to the retailers, add much needed natural light and allow for higher and more dynamic storefronts.
