2 Monthly Assessment Report Report No: 05 Report Date: Sept 7, 2015 Project Name: Conquistador Condominiums Project Consultant(s): Scott F. Mulholland USBCI Communicated With: Mike Treadway & Justin Randolph Ewing Waterproofing Carol Young Association Manager Consultants Comments/Concerns: Ewing Waterproofing has been contracted to perform full waterproofing restoration of the Conquistador buildings exterior. The scope of work for the restoration repairs has been provided by USBCI. Ewing will be performing waterproofing of the first floor exterior walls and concrete stairs and second floor landings. This includes waterproofing coatings on the first floor exterior walls, concrete stairs and landing areas. Waterproofing sealants will also be used at all first floor wall mounted penetrations, balcony enclosure terminations, and all stairs and landing terminations. Ewing will also be performing concrete repairs at isolated locations on several buildings as it relates to concrete damage and delamination. These locations are isolated and the exact amount of damage is unclear until repairs start. USBCI has created a estimate total for concrete repairs based on the physical evidence. Ewing waterproofing will not be performing the concrete repairs. A General Contractor will be performing all concrete repairs associated with Conquistador. USBCI, the GC and county will coordinate together in documenting the locations and totals for all concrete repairs. Ewing has provided each building with an average cost for the remaining waterproofing repairs. USBCI will provide updates of the progress of all work in relation to the waterproofing repairs and will submit a report with each Pay Application to validate payments owed. Week 3-4 7/27/15 8/7/15 1. Completed the second coat of the AllGuard coating on the exterior walls of buildings in Talavara Court. 2. Completed the second coat of the AllGuard coating on the exterior walls of buildings in Aledo Court. 3. Finished waterproofing sealants to the perimeter of the balcony screens on buildings in Aledo Court. 4. Waterproofing sealants applied to the exterior of buildings in Aledo Court. 5. Painted underside of stairs and building in Catalonia Court. 6. Pressure washed buildings in Santiago Court and in Aledo Court. 7. Applied the base coat, aggregate and top coat to the stairs and landings on buildings in Catalonia Court. Week 5-6 8/10/15 8/21/15 1. Completed the second coat of the AllGuard coating on the exterior walls of buildings in Santiago Court. 2. Finished waterproofing sealants to the perimeter of the balcony screens on buildings in Santiago Court. 3. Waterproofing sealants applied to the exterior of buildings in Santiago Court. 4. Pressure washed buildings in Santiago Court and in Veronese Court. 5. Applied the base coat, aggregate and top coat to the stairs and landings on buildings in Catalonia Court 3
4 Overview of the Scope of Repairs Concrete Cracks Grind out all cracks found on the concrete landings greater than 1/16 of an inch. Pressure wash location before applying Sonolastic NP-2 or equal. Landing Perimeter Joint Apply a cant joint around the perimeter of the second level landing at the wood siding to concrete slab decking. The wood siding to concrete decking termination may vary from building to building. If the termination void is less than 3/8 of an inch, apply silicone bond breaker and NP2 sealant directly to the termination. If the termination void ranges from 3/8 to 3/4 of an inch, apply backer rod bond breaker and apply NP2 sealant. All terminations larger than 3/4 of an inch, apply silicone bond breaker and NP2 sealant at the vertical wall to deck termination. Waterproofing Deck Coating System Apply NEOGARD urethane deck coating system to the second floor landing area. Mockups of the coating system will be required as Detailed in the manufacturer specifications. Reference NEOGARD specifications for preparation and application methods. Stucco Cracking Grind out all cracks 1/16 of an inch or larger with crack chaser. Prime (if required) and apply Dow 790 sealant. Apply textured patching compound over all cracks prior to elastomeric coating application. Elastomeric Coating System Two coat application of Dow ALLGUARD to be applied to the exterior stucco cladding system on first floor level. Reference ALLGUARD manufacturer specifications for preparation and application methods. Exterior Cladding Penetrations All exterior cladding penetrations are to be properly sealed with Dow 790. Additional repairs may be required at isolated stucco penetrations as identified in the USBCI Details. This includes all balcony enclosure terminations. 5 All first floor exterior walls will have an elastomeric waterproof coating applied. 5
6 All concrete damage will be removed and replaced on the rear elevation of the buildings. These areas are isolated in Phase 1 of the property. All exterior wall penetrations and balcony enclosures will be sealed with waterproof sealants. 6
7 All stairs and 2 nd level landings will have concrete repairs done to damaged and or cracked locations. All stairs and landing terminations have waterproof sealants installed. All open handrail penetrations will be properly filled. All stairs and landings will have a waterproof coating applied. 7
