2 LOCATION: Westside Road, Lakeview, OR. This ranch is about 18 miles southwest of Lakeview, OR. There is a paved road to the headquarters. The USFS permit and deeded land in Yocum Valley is about 12 miles west of the ranch. PROPERTY: 1, acres of deeded land, with acres on the Westside in two tax lots, and acres in Yocum Valley in four tax lots. The Westside property has acres of primary water rights and 31.4 acres of supplemental water rights. The water comes from the Lakeview Water Users and/or waste water and runs into a pond. The water is then pumped out of the pond and into the pivot. Two wheel lines are run the same way, only from a different pumping station. One wheel line on the west side of the county road is run separately by pumping from a different pond. The supplemental water right basically irrigates a meadow on the east side of the ranch. The pivot was farmed in triticale this year and the wheel lines were not used and have not been used for a few years. The balance of the land is dry land ground and is currently used for pasture, except for the area around the improvements. There is a lot of potential for improving this land. The Yocum property is approximately 12 miles to the west of the Westside property, but farther by road. It appears that about 70% of the Yocum property could be sub-irrigated, and there are no water rights associated with this property. The balance is just range land pasture, and there is some timber, but there is no determination as to how much. Lake County indicates that about 190 acres is classed as Forest Acres. The 80 acre parcel is not fenced in with the rest of the deeded, but is in the Yocum allotment. The balance of the deeded is fenced and some other land is fenced inside of the perimeter fenced. It has been this way for many years. The Yocum property is used for summer grazing, and is used in conjunction with a Forest Service permit. 3 FOREST SERVICE PERMIT: Cain Ranch has the Yocum Valley Allotment. This allotment has three fields: Dog Lake, Yocum Valley, and Stateline. The permit is for 130 cow/calf pairs from July 1 to September 16. They can also one pair on FFR land from June 1 to September 30. This is a total of 329 AUMs. TAXES: $8, IMPROVEMENTS: The house was built in the late 1950 s and is a three bedroom, two bath home with a partial basement. The home is 2,422 sq. ft. with beveled redwood siding, mostly wood shingle roof, with some composition shingles, and concrete block foundation. It is easily accessed off of a paved county road. The interior has redwood walls and older vinyl and carpet floor coverings. The kitchen and dining room is in need of renovation. There is an older oil furnace in the basement, but has not been used for a long time. There is a brick fireplace in the living room and a wood stove in the family room. The basement is about 855 sq ft and is unfinished. It is used mainly for storage. The barn is 3,200 sq ft (40 by 80 ) and has metal siding and roof. A portion of the north wing roof has blown off. There is a 1,000 sq ft (20 by 50 ) shop/ machine shed, a 1,200 sq ft (24 by 50 ) loafing shed, chicken house, pump house, and miscellaneous other small outbuildings. Across the county road and south a ways, is a set of corrals and a loading chute and squeeze chute. There are no improvements in Yocum Valley. REMARKS: A very nice ranch with lots of potential. By planting the wheel line fields and the pivot to a permanent crop such as grass or alfalfa, the production of the ranch could be greatly increased. Owners feel it could easily run 200 cows year round, and possibly more, depending on the management. In addition, this is a great area for hunting and fishing. There are normally lots of waterfowl, and the area has been noted for good mule deer and antelope hunting.
