5 Hyde Park Central London The City Of London Location Stag Brewery is located in a highly sought after location on the banks of the River Thames, between Kew and Barnes, within the picturesque and affluent residential area of Mortlake, South West London. This part of South West London has an abundance of green open space, with Richmond Park, Kew Gardens and Barnes Common all within close proximity. 6 Local Area The area boasts numerous leisure and sporting facilities including The Roehampton Club, The Bank of England Sports Ground, the National Tennis Centre and a number of golf courses, including The Royal Mid Surrey Golf Club and Richmond Golf Club. Dukes Meadows Golf Club is directly across the river from the site offering golf, tennis and an indoor ski slope. Mortlake itself has a village feel with a good collection of local cafes, restaurants, shops and pubs. Mortlake also has a large public village green dating back to the 19th Century, known as Mortlake Green, directly south of the brewery. The area boasts numerous leisure and sporting facilities.

7 A404 Communications Mortlake train station, approximately 200m south of the site, provides the main transport interchange for the area. By train, London Waterloo station is a 25 minute journey and Richmond is four minutes. Mortlake is served by several buses. The 419 stops directly outside the site and provides access to Hammersmith or Richmond, and the 190 from Mortlake Cemetery runs from Richmond to West Brompton, through Hammersmith and Fulham. Buses can also be accessed from Upper Richmond Road, (approximately a seven minute walk), providing access to Tooting via Wimbledon and Clapham Junction via Putney on the 493 and 337. Access to Central London in 25 minutes. 8 The site extends to circa 8.6 Description ha (21.2 acres), divided into two parts by Ship Lane which runs north-south through the centre of the site. The site is bounded by the River Thames to the north, Lower Richmond Road and both Mortlake High Street and Mortlake Green to the south and Williams Lane to the west. The site is currently occupied by a number of buildings associated with the brewing process. There is also a private playing field on the site. The site extends to circa 8.6 ha (21.2 acres), divided into two parts and is bounded by the River Thames to the north, lower Richmond Road to the south and Williams Lane to the west.

10 Historic Content The history of the brewery reaches back to the 15th century. The first record of a brewery existing in Mortlake is in 1487 but was only expanded at around 1700 when the manor house, formally used by the Archbishop of Canterbury and subsequently taken by King Henry VIII, was demolished. By 1896 the brewery had significantly grown in size, with new buildings and brick boundary walls onto the High Street. In 1877 the brewery, then under the name of Phillips and Co., produced Ale, India Pale Ale, Pale Ale, Brown Stout and Porter. The Watney family, who owned the brewery during the first half of the 20th century, had a strong social agenda and provided sporting facilities for staff who used the cricket ground in the south west corner of the site, now known as Watney s Park. They also built worker housing in the form of semi-detached dwellings arranged along Watney Road to west of the site. Expansion continued after the Second World War when the brewery site was extended to the west of Ship Lane, the majority of the buildings built in the 1960s designed by Watney Mann Ltd s in-house architect team. In the 1970s a masterplan was drawn up for the site by the firm Douglas, Marriott, Worby & Robinson including a considerable number of new and replacement buildings. The construction of the new buildings entailed large scale demolition of historic buildings, including the loss of all historic 19th century buildings and the 1937 turn block on the river. Although the site has an interesting history, very few historic buildings remain on the site. In recent years the site is most well known for bottling beer, however is now surplus to AB InBev s requirements. The history of the brewery reaches back to the 15th century.

11 Planning The site lies within the jurisdiction of London Borough of Richmond upon Thames. The very southern and northern areas of the site lie within the Mortlake Conservation Area and none of the buildings are statutorily listed, although the Maltings Building, former Bottling Building and the former Hotel Building are noted by the council as making a positive contribution to the Conservation Area. A Planning Brief detailing guidelines on future uses for the site was adopted by the London Borough of Richmond in July The Brief sets out a vision for a new residential led village heart for Mortlake to radically transform the area with buildings and open public realm of the highest quality. The aim is to create vibrant links between the river and the town, to enliven both the riverside and Mortlake High Street. The Council expects that the site will provide a mix of uses to enliven the main routes including restaurants, cafes and small retail spaces, community leisure uses and other river-related uses/activities. It should also include lower cost units suitable for small businesses, creative industries and scientific and technical businesses. A new green space will link to the riverside, surrounded by high quality traditional buildings and create a sense of place. The development must be sustainable and designed to the highest standards of inclusive design. Please refer to the Planning Summary for further detailed information.
