2 The placing of this area of woodland upon the open market provides a variety of purchasers, from leisure, amenity, tourism and lifestyle purchasers, the opportunity to acquire a block of mature woodland providing ample opportunity for alternative uses subject to gaining the necessary Planning Consent. The land comprises of a single enclosure of 4.17 acres or thereabouts of good quality coniferous woodland. The land is accessed via gated access leading from Eidsforth Lane and leads directly into the area of woodland. The woodland is relatively thick, dense planting and to the southerly end more stream which eventually discharges into the Grizedale Brook. The land was originally planted by the Barnacre Estate for shooting purposes following the sale of the estate in The Shooting Rights were retained and have been provided to the owner of Barnacre Lodge, however, as the trees have grown the capabilities of holding pheasants have diminished. The trees are now in need of some maintenance, such as thinning, however, will produce a productive crop. The land is not covered by any Farm Woodland Premium Scheme or other such Agricultural Environment Scheme. The land is slightly undulating and in our opinion provides considerable potential for tourism or alternative uses, or those with an interest in forestry enterprises.
