4 HOW SHOULD I SELL MY PROPERTY? AUCTIONS An auction can achieve great results and offer the following advantages; A set time for the sale of the property Three stages within the selling process Unconditional sale with no cooling off period Buyers are forced to act rather than procrastinate Bids increase in value Drives excellent excitement More convenient for your lifestyle Helps you plan your next purchase Still allows you to make the ultimate decision to accept or reject the final offer EXCLUSIVE LISTING The seller appoints one agent for up to 60 days, after which the agreement can be renewed. We recommend this method of sale as only one agency is totally responsible for selling the property. Also, one agency only has a key to your property and only that agency is present at all times for all inspections. One agency knows exactly what happens and can give you detailed reports of everything you should know about the progress of your sale. We at A.F.G. Realty regard these properties and their owners as priority and we give increased service, time, feedback and expertise to sell these properties as quickly as possible for the highest possible price. SOLE LISTING This is also a form of an Exclusive Agency where one agency and the owner can sell the property. The owner has the right to privately sell their property and find their own buyers. If they do this before the agency finds a buyer they do not have to pay commission.
5 MULTI LIST This is also a from of Exclusive Agreement where seller appoints one agent. This agent agrees to work in conjunction with other Multi-List agencies to sell the property. OPEN LISTING This is a method where the seller lists the property with a number of agents in the area. Each agent can sell the property. Each agent expects to have a key to the property and often security is less effective may visit the property JOINT EXCLUSIVE (50/50 CONJUNCTIONS) This is where two separate agencies are appointed as Exclusive agents and agree to a 50/50 conjunction. Each agent has a set of keys and the agreement entails that either agent can sell the property, but the commission is split equally between two agencies regardless of who makes to sale. It is a team effort that must be agreed to by all parties in writing, otherwise you may be up for two lots of commission.

8 TIPS ON PREPARING YOUR HOUSE PROPERTY FOR SALE You do not get a second chance to make a first impression Exterior Impressions House number and letterbox in easy to see position Guttering cleared and in good repair Garage/Carport clean and tidy. Repair any cracked or broken windows Hedges & shrubs trimmed, edges & lawns freshly cut. Landscaping & Garden appearance is important and appreciated. Pretty, modern and maintenance - works. General Interior Impressions Ensure that front entrance way is clean, tidy and uncluttered. Working doorbell Firm door knobs and handles Lights must all work. Leave some lights on to create atmosphere. Heat home if weather is cool, and cool if weather is hot. Ensure hallways/stairways are free from clutter Drapes need to be open and carpets freshly vacuumed. If possible, have some freshly cut flowers various rooms. Bathroom Clean and polish all surfaces such as mirrors, fixtures and taps. All taps to be in good order without dripping. Floors must be cleaned and rubbish containers emptied. Check that cupboards and cabinets are neat and tidy inside. Scrub and clean all visible mould.
9 Kitchen Clean and polish sink, taps, splash backs, cook tops and benches. Clean all appliances Small appliances must be put away to avoid the cluttered look Ensure the oven and dishwasher are clean inside Ensure bins are empty and all sponges/tea towels look and smell clean. All feature lights are on. Open Days Lock jewellery, cash and other valuables safely away or take them with you. Check that valuables, such as art, vases, figurines and mementos are safely situated or locked away. Creating an Atmosphere You could have light music playing in the background Pets must be contained or absent during viewings. Have some soft fragrant oil burning in your home. Stay away from insense as some can give off a burning smell. The table or bench can be set with simple, modern and attractive dinnerware.

11 A.F.G. FINANCE & ACCOUNTING Why not take advantage of some of our other A.F.G. on site facilities offered, such as Finance, Tax and Accounting advice. When you obtain Finance from one of our Brokers you are entitled to a free tax return completed by a Charted Accountant. There is also a 50% reduced fee for sub-contractors and business owners. Also available is advice on structures and strategies to minimise tax in particular on investment asset purchases. SOME DIFFERENT WAYS TO PAY OFF YOUR HOME LOAN: Your mortgage may no longer be just a loan that you will spend the next 25 years paying off. Recent home loan products now allow borrowers to pay off their loans faster and use their equity to secure their financial future by paying their income into the home loan and withdraw the required. An Offset Account is a tax effective transaction which runs in conjunction with a home loan account. The interest earned on the transaction account is offset against the interest on the home loan. An All-in-One Loan combines all your savings and cheque accounts into one loan. The more money left on your account for a longer period of time, the less interest you pay and the faster you pay off your home loan. A Redraw Facility allows you to make deposits into your loan account. You can pay then access any extra funds have deposited over and above your minimum repayments. These ongoing accounts may carry a higher interests than others, so we can shop around for packages, extras, ongoing fees, charges and limitations and get to you with all the best deals and information. For instance, an offset loan needs to be 100% offset to get the benefit, but there is often a higher fee attached to it. A.F.G. Finance can do all this hard work for you and then sit down and advise you in person on the best deals to suit you.
