3 Why Should I Consider a 10 Year Fixed Rate Mortgage? Currently in 2012 we are being offered rates that are considerably lower than we have ever been offered before. These unusually low rates have been caused by the current global economic down turn and have given us what financial experts are calling emergency rates to help stimulate the economy. As a result Canada has seen long term mortgage rates decrease to a point where you can now get a 10 year fixed mortgage lower than the average 10 year variable rate. This has created an opportunity for Investors to protect their long term investment cash flows against the risk of inflation, rising interest costs and future payment shock at renewal. Variable Rate 5 Year Fixed Rate 10 Year fixed Rate Average Rate Since % % Average Rate Since % 6.57% 8.57% This is the lowest 10-year rate in Canadian History! Current Rates 3.00% 3.29% 3.89% Source: Bank of Canada, CIBC There has been substantial research completed showing the power of the variable rate mortgage. York University did a study headed by their associate professor of finance, Moshe A. Milevsky, saying that 88% of the time it is better to be in a variable rate than a fixed, and up until recently you would have found me recommending variable rates to my clients. However, we must look beyond the short term benefits of a 5 year fixed or variable rate mortgage and see that the 10 year offers double the protection with lower overall interest costs. I believe that over the next 5 10 years a variable rate strategy increases investment cash flow risk when compared to the advantage of locking in for 10 years and eliminating uncertainty. 4 What Are The Experts Saying? When the experts review the current data that is available they make some pretty strong comments. On May Jim Flaherty, Canada s current finance Minister said, Rates have no place to go but up. Garry Marr, financial writer for the Financial Post, said the same thing almost 3 months earlier. The writing is on the wall for rates to rise; On April 17 th 2012 Mark Carney Governor of the Bank of Canada states, In light of the reduced slack in the economy and firmer underlying inflation, some modest withdrawal of the present considerable monetary policy stimulus may become appropriate. These statements are clear indicators that the window of opportunity to lock in rates is diminishing and some believe that we may never see rates this low again. What Impact Will Rising Rates Have On My Finances? Although you may have enjoyed the benefits of shorter term fixed and variable rates in the past, it is important to extend your view of your finances out over the next 10 years and consider the impact that rising rates will have on your investment cash flows. Payment Shock is a common term used in the financial industry for an individual who locks into a mortgage at a low rate and faces a new mortgage rate that is much higher than what they previously had at renewal. What if your mortgage rate went up by 2 points? Garry Marr, Financial Post Interest rate jump poses threat to many B.C. homeowners - Tracy Sherlock, Vancouver Sun The comments made by these experts are both timely and accurate. With mortgage payments representing such a huge portion of our investment obligations, any changes to those payments could have dramatic effects on the overall performance of your portfolio. With interest rates being so low for so long we have grown accustomed to managing our portfolios based on payments that may be unrealistic in the coming years. Canada has been able to manage through the current economic crisis with significantly less pain than that which the majority of other countries are feeling. The citizens of those countries are experiencing the consequences of not preparing for the worst case financial scenario, and many Americans are learning this lesson with considerable financial hardship! Thanks to the strength of our financial system in Canada, we have been given the opportunity to learn these lessons without having to go through the pain ourselves. The only reality that we need to face is that it could happen in Canada and it might be prudent to take this opportunity to ensure that we are protected in the event that it does.
5 Advantages of the 10 Year Fixed Mortgage Impact Strategy The 10 Year Fixed Mortgage Impact Strategy is designed to ensure that your mortgage payment combats inflation and rising interest costs by taking advantage of extremely low long term rates and making small incremental adjustments to your mortgage payments. I have developed the strategy using an electronic notification system that will automatically notify you when an increase to your mortgage payment is suggested based on the current market trends. This system is not available through any major financial institution and is provided to you as a premium service only offered to my personal clients. Protect Investment Cash Flows - The 10 year rate gives you the certainty of knowing that your mortgage payments will not need to change for the next 10 years, giving you the ability to forecast investment cash flows without the concerns of rising rates and the risk of payment shock at renewal. Increase your ROI- Because we are increasing your mortgage payment to match corresponding market rates on a regular basis (even though your actual rate stays the same), the effect will be small additional payments directly to the principal of the mortgage.
