2 On the move? If you want to move home, there are a number of ways to achieve it. This leaflet gives you details of some basic options but more information is on the Find A Home pages on our website. Alternatively you can speak to your housing officer or call Customer Services. I still want to rent from Paradigm A Transfer Paradigm has properties in a number of different council areas including Chiltern, High Wycombe, Aylesbury, Hillingdon, Milton Keynes, Luton and Hatfield. You can speak to your housing officer or call Customer Services to find out if we have homes in the area you want to move to. Even though you are already our tenant, you would not automatically have priority over other people wanting homes in that area. You will therefore need to apply to go on the waiting list or housing register of the local council. Your circumstances will be assessed and you will be assigned a priority, often called a Band, according to your need. Most of our vacancies are advertised through a choice-based lettings scheme, which means that properties are advertised every two weeks on the internet or in a newsletter and you will be able to bid on homes within your priority Band. The bidder in most need will be offered the home. Your local council or housing advice centre will give you more information about how to register for a move and how the local choice-based letting scheme works. If you need to move because of serious anti-social behaviour or exceptional personal circumstances, speak to your housing officer to see if you can move to another Paradigm home. Home swap or mutual exchange Another option is to find another Paradigm tenant who wants to swap homes with you. The Homeswapper website will help you find people looking for a swap. Your housing officer may also know of another tenant who is looking, or you could advertise in local papers. Once you have agreed

3 to swap, the paperwork is quite simple. You can move as soon as you have received written consent from Paradigm. Housing for older people Paradigm manages several sheltered housing schemes in Buckinghamshire, which provide high-quality accommodation for older people who want to retain their independence while living in manageable properties with an added sense of security. Most of our vacancies are advertised through a choice-based lettings scheme called Bucks Home Choice. See their website at or contact the local council for more details. I want to rent from a council or other housing association Council waiting list The process for a transfer, or priority move to a home managed by another housing association or council would be the same as described on the previous page under A Transfer. Home swap or mutual exchange Another option is to find a tenant with another housing association who wants to swap homes with you. Use a home swap website such as or Room2move This is an initiative helping people who live in Hillingdon who want to move to smaller accommodation either in or out of the borough. Financial incentives and housing, especially for people aged 55 and over, are available. For more details call Room2move on or I want to rent from a private landlord Local papers These are a good starting point. Look for the Property To Rent section. The Council Some councils maintain a register of private landlords with properties in the area. Contact the local council for the area in which you want to

4 live to see if they have properties available and ask whether there is a Rent Deposit Scheme available to help you fund the deposit required by private landlords. Letting agent Estate and letting agents operate in most areas. They are often located in local shopping centres but also advertise in local papers and on the internet. The internet A number of sites provide details of properties available to rent or letting agent services. The best known is I want to buy the home I m living in now Tenants Right to Buy If you have had a tenancy with Paradigm, another social landlord or a council for five years or more, you may qualify for a Right to Buy scheme. You may also qualify for a discount on the purchase price of your home. Contact our Right to Buy Team or see our website for more information. Shared-ownership If you can t afford to buy outright, buying a proportion of your home through shared-ownership may be an option. Paradigm has a dedicated Sales Team who will be able to look at all the options available to you. I want to buy a different property Paradigm sales Paradigm builds new homes for sale either outright or through shared-ownership. You buy a percentage of the home, usually 30%, Paradigm retains the rest and you pay rent on this portion. You can buy another slice at any time. Or you can sell your proportion of the home to another buyer. For example, you could buy a 25% share in a twobedroom flat we are currently selling for 30,250. You would need to put down a deposit of 5% ( 1,513) and pay around 475 per month for the mortgage and rent. See for all our properties, or contact our Sales and Marketing team.

5 Estate agent Contact some estate agents in the area you want to live in. Check out what fees they will charge as they do vary. Estate agents also sell sharedownership homes nowadays. A Homebuy agent Homebuy agents are appointed by the government and can advise you about the various shared-ownership schemes available to help people move into homeownership, including any financial incentives. Use an internet search to find a Homebuy agent in your area. Internet There are a number of sites providing details of properties available for sale. The most well known website is Use an internet search to find more. Moving out? You will need to give Paradigm at least four weeks notice of your intention to end your tenancy. Any money due to Paradigm must be settled in full by the end of the tenancy and the property must be left in good order. On-site staff will help residents living in supported housing schemes, such as the Foyer and Lea Bridge House, to find alternative accommodation either in the private sector, or in social housing through a council or housing association.
