2 Moving Home Whether you are leaving Newport City Homes or transferring to a new property, moving home can be a difficult time. The purpose of this handbook is to give guidance and advice to help make your move as problem free as possible. During your notice period you will receive a visit from a member of Newport City Homes staff. This visit is to provide information that may be of help to you when moving and also to inspect your property for any damage or alterations. Remember You are liable to pay any rent until your tenancy ends, even if you move out early. All keys must be returned at the latest by 12 noon on the Monday stated on your termination of tenancy form. Any delay in the return of keys will result in additional charges. 2
3 Cost of repairs It is the policy of Newport City Homes to re-charge residents for any costs incurred in bringing a property up to a lettable standard. If any damage other than general wear and tear is found or alterations have been made without permission granted in writing, it is advisable for you to rectify the damage to avoid being charged for the work after you leave. We will discuss with you what you are likely to be charged for. 1. Replacement Doors Where you have replaced standard doors, where possible, original doors should be refitted by a professional carpenter. Where this is not possible doors that remain should be unglazed and in a reasonable condition The cost to replace a door is plus to replace door handle. 2. Flooring All damaged or unusable flooring should be removed. Exposed tiles/ flooring should be clean and tidy. The cost to remove is Electrical Works Any non standard light fittings/ fan lights/ceiling fans should be removed by a qualified electrician and replaced with standard electrical fittings that would have been installed when you first moved in. Average cost per fitting is Damage All damage to fixtures and fittings should be rectified. You will be charged the cost of the repair. 5. Rubbish Removal All personal items should be cleared from attic spaces, the property and garden areas (front and back). The cost of clearing rubbish is: Property 72.47, Attic 76.47, Garden and shed In exceptional circumstances this could be higher. 3
4 Rent Before you terminate your tenancy you must ensure that you clear any rent arrears, rechargeable repair costs, heating costs and legal costs remaining on your account. If you leave the property and still owe Newport City Homes money we may take action to recover the debt. You can check whether you have any outstanding arrears by speaking to your Neighbourhood Officer, alternatively we can discuss this with you when we visit. Housing Benefit Your Housing Benefit entitlement is your responsibility and you must inform them of any change of circumstances; including change of address, changes to your income or family make-up. If you do not and your entitlement is affected it could lead to rent arrears which you will be liable to pay. You must notify them when you are moving out of your old property and when you move into your new property. 4
5 Tell people you are moving home Inform all of the below of the move: Gas company Electric company Water supplier Housing Benefit The Benefits Agency Tax Credits Child Benefit Council Tax office Insurance companies Bank / Building Society / Post Office accounts Credit Card companies Telephone supplier Sky / Virgin TV licencing Catalogue companies DVLA Employer Doctors / Dentist / Optician / Hospital Subscriptions Memberships Don t forget to let your friends know you are moving. 5
6 Tips for Moving Home Label boxes as you pack them. This will make it easier to find things much more quickly in your new home. Pack a box of essentials, including milk, tea, coffee, toilet paper etc, so that the basics are easy to find even when the unpacking isn t finished. Moving home is a great opportunity to de-clutter, there are several ways to dispose of un-wanted items including: Selling items on e-bay Using Donating to The Raven House Trust Donating to Community Furniture Projects Making full use of local re-cycling centres House clearance services Plan ahead: Where will your children be on moving day? What will you do with your pets on moving day? Will there be frozen and fridge food to organise? Have food and refreshments on hand for anyone helping on moving day. 6
7 Re-directing Mail Re-direction is a cost-effective way of continuing to receive mail when you move home, even if the move is overseas. The Royal Mail can now redirect mail from your home address online if your debit/credit card is registered at the address you are moving from. Service is available for periods of 1, 3, 6 or 12 months: Redirect to any UK or overseas address Renew for up to a maximum of two years Prices from 8.00 for 1 month iammoving.com is a free online change of address service. You can save time and money by notifying up to 1500 organisations about your new address details online. Once you have registered you can start sending notifications straight away. 7
8 Raven House Trust Raven House Trust is a charitable organisation that helps provide furniture and food for people who need it. They will always collect donations of good clean furniture, pots and pans and other household items. They collect for free from a wide area in and around Newport. 9 The Community Furniture Project The Community Furniture Project is run by Newport Wastesavers. They offer a free collection for items of unwanted furniture if it is in a re-usable condition. They will accept: Tables / Chairs Sofas / Beds Wardrobes / Chest of drawers Electric cookers / Fridges / Microwaves / Washing Machines and other smaller electrical items. They collect for free from a wide area in and around Newport. They are located at Commercial Road in Pillgwenlly and are open from Monday to Saturday from 9am - 5pm Call on to discuss your free collection. The Community Furniture project also offer a House Clearance Service for which there is a charge. They will give a free estimate for this service. 9
10 Recycling Centres The Household Waste Recycling Centre is located at the entrance of the landfill site on Docks Way. Residents can take household rubbish for recycling or composting or, as a last resort for burial in landfill. A maximum of 5 black bags per week can be left in the landfill skips. It is free to use for domestic customers and is open between 7.30am and 6.00pm daily. If you have any furniture or electrical items that no longer work and are not re-usable, such as fridges to dispose of please call the City Contact Centre for advice on Fly tipping is the illegal dumping of waste, either household or commercial, in streets, green spaces and wasteland. It pollutes the environment, attracts pests and causes significant risk to people and wildlife. Fly tipping is a breach of tenancy and an offence, which can carry a fine of up to 5,000 or prosecution. 10
