2 Mortgage Payment Protection Insurance - Up to 6 MONTHS FREE COVER Most people taking on a new or increased mortgage can't help but think - if I'm off work how will I pay my monthly repayments? Income support restrictions could mean that you do not qualify for any financial assistance and even if you do there is a waiting period of up to 9 months Monmouthshire Building Society recognises these worries and in conjunction with Pinnacle Insurance plc is offering you our Mortgage Payment Protection Insurance policy You may wish to consider this cover which is available with either the first 3 or 6 months premiums free of charge Cover is available for up to 125% of the current Monthly Mortgage Repayments due under your mortgage agreement and can include cover for rent payable to Housing Associations, plus any premiums due for Life Assurance, Buildings & Contents Insurance and Endowments The Monthly Benefit also cannot be less than your Monthly Mortgage Repayment (minimum Monthly Benefit 100 rounded up to the nearest 10) or more than 1,500 if the policy covers one person or 2,000 if it covers two people Who can apply and what is covered? The insurance is available for anyone who is taking out a new residential mortgage or buy to let mortgage, or already has a mortgage that is not in arrears To be eligible you: Must be at least 18 and under 65 years of age Have an existing mortgage or a new mortgage that is about to complete Have been in continuous full-time employment or self-employment for at least 6 months Be working and living in the United Kingdom, the Channel Islands or the Isle of Man This policy provides cover for any accident or illness, including hospitalisation, that directly results in your total disablement, preventing you from working in your usual occupation, or where you have been made unemployed through no fault of your own What if I am self-employed? If you are self-employed and become unemployed, you will be covered under this policy provided that: You involuntarily ceased trading as a result of your business having insufficient assets to meet its debts and liabilities The unemployment is not normal or seasonal in your line of work 1

3 What if my mortgage is in joint names? Cover is available either for one income or on a joint basis, provided that both individuals meet the eligibility criteria In these instances rather than one person benefiting from the policy cover the Monthly Benefit can be split on a ratio to the incomes at the time the policy was taken out For instance a couple who earned 300 and 200 per week respectively could split the policy 60%:40% The maximum benefit for each policyholder is 125% of the Monthly Mortgage Repayment How much does it cost? The first 3 or 6 months premiums are free, depending on which option you choose, either: a 30 day excess period, with the first 3 months premiums free; or a 60 day excess period, with the first 6 months premiums free Following the initial free cover period the charges below will apply per month for each 100 of cover: Accident, Sickness and Unemployment Cover Accident and Sickness Cover Only Unemployment Cover Only Premiums quoted include Insurance Premium Tax charged at the current rate For Example (based on 60 day excess period): 400 Monthly Benefit following injury, illness or unemployment (excluding the first 60 days) will cost you 1580 per month or if unemployment is excluded 1020 per month This premium will be added to your mortgage and included in your monthly mortgage payments, provided you pay by Direct Debit If you require cover under this scheme and pay your mortgage by another method you must change to Direct Debit How to Apply You should aim to begin cover as soon as you become responsible for payment of your mortgage Simply choose the excess period and the level of cover that you require from the list below and complete the application form attached Cover Available: Accident, Sickness and Unemployment Accident and Sickness only Unemployment only 2

4 What are the benefits? The main policy benefits are as follows: If you become continuously disabled or unemployed for a period greater than the excess period (either 30 or 60 days depending on the option chosen), you will be entitled to an amount equal to 1/30th of the monthly benefit for each continuous day of disability or unemployment after the excess period, payable in arrears To receive the monthly benefit you must have paid the premium and continue to do so during a claim; have been in full-time employment or self-employed when your disability or unemployment occurred and have in respect of an unemployment claim registered as a Job Seeker with the Department of Work and Pensions; or in respect of a disability claim your doctor has certified your disability We will continue to pay the monthly benefit until; we have paid 12 monthly benefit payments, or you return to work, or if you fail to satisfy the definitions of unemployment or disability, or if the policy termination date is reached If you are admitted as an inpatient to a hospital due to an accident or illness we will pay you 15 for each complete 24-hour period you are hospitalised The maximum benefit payable in respect to any one person insured is 300 What is excluded? The main policy exclusions are as follows: The first 30 or 60 days (depending on the option chosen) of each period of unemployment or disability Any claim resulting from self inflicted injuries Backache or related conditions unless there is supporting medical evidence Any condition of a mental or nervous origin including stress or depression unless the condition is certified by a consultant psychiatrist Being under the influence of, or being affected by, alcohol or drugs unless prescribed by a doctor Any claim arising from war or similar risks Any medical condition which you knew (or ought reasonably to have known about) at the policy commencement date; or for which you sought or received advice, treatment or counselling from any doctor during the 12 months immediately before the policy commencement date Normal pregnancy Unemployment occurring within 120 days for existing borrowers and 60 days for new borrowers of the policy commencement date 3

5 Unemployment which you either knew of or should reasonably have known of at the policy commencement date Unemployment which occurs after the end of a fixed-term contract (except in certain circumstances as detailed in the policy) Unemployment after a period of casual, seasonal, temporary or occasional work Voluntary unemployment, resignation or voluntary redundancy Please note that the information in this leaflet is a brief overview of the policy This should be read in conjunction with the Policy Summary which should accompany this leaflet Important Notes You should keep copies of all information you give to us A specimen policy is available on request Your premium must continue to be paid during a claim DSS benefit rules can change, and the existence of a Mortgage Payment Protection Insurance policy may influence benefit entitlement in individual circumstances If you are not entirely satisfied with the Monmouthshire Building Society's Mortgage Payment Protection Insurance, or simply change your mind, you may cancel the cover within 30 days of receiving the policy Provided that you have not made a claim during this period your policy will be cancelled and your premiums refunded Payments begin once the excess period has been reached and are payable until you either return to work or start a new job, for up to a maximum period of 12 months Mortgage payment protection meets the demands and needs of those who wish to ensure that their monthly mortgage payments are met in the event that they are unable to work as a result of accident, sickness or unemployment Promise of Service Our goal is to give excellent service to all of our customers but we recognise that things do go wrong occasionally We take all complaints we receive seriously and aim to resolve all of our customers' problems promptly To ensure that we provide the kind of service you expect we welcome your feedback We will record and analyse your comments to make sure we continually improve this service offer What will happen if you complain?
