We understand that moving home is one of life s major decisions. Our aim is to make this a stress-free and positive experience. The Directors bring years of property and legal experience to the business, and have a hands on approach. Being a family business means that all of the staff are handpicked and share the values which have made Clarkes a success. Paul Clarke Managing Director I started my career with a corporate Estate Agency many years ago. It was wasn t long before I realised that the quality service I wanted to offer would be better suited to a business of my own. Clarkes Estates was launched in 2005 in Bognor Regis along with my wife Paula. Since then the business has gone from strength to strength with the addition of the Lettings department and a second local office in Arundel. Helping clients is still my passion.outside of business life, I keep fit by running and enjoy climbing, walking and sailing, to name but a few outdoor pursuits. Paula Clarke Director My career move to estate agency and opening the business with Paul in 2005 is the best move I have ever made. I have always had a real love for property and home interiors, even before opening Clarkes, with a previous history of interior design work and soft furnishings. Every day is different in the life of an Estate agent and I enjoy getting to know clients and helping them achieve their individual needs when moving home. Outside of work, I enjoy spending time with my family and friends, sailing, running, walking and going to musicals. Emma Henderson Lettings Manager I joined Clarkes as a Trainee Property Manager, worked my way up to the position of Property Manager and have now been promoted to Lettings Manager. I am a naturally enthusiastic and inquisitive person so lettings is right up my street, with its mixture of new clients, long standing relationships, attention to detail and problems to solve. My team always know when I am in the office as I like to know about absolutely everything! I like socialising (a lot) and love my cats. I also have a keen interest in fish having my own aquarium. Emma O Donnell Lettings Property Manager My motto is to make the most of every opportunity and I bring this to my work at Clarkes by taking the time to not simply listen, but to understand the needs of our clients. I joined the lettings team as Property Manager at the beginning of 2015 after spending a year working and living in Australia after finishing University. In my spare time I like figure skating and enjoy nothing more than a great dinner with a glass of wine! Bradley Beresford Lettings Accounts I come from a retail background, which has stood me in good stead in understanding how important it is to develop excellent customer service skills. I joined Clarkes Estates in 2014 and I am currently studying Association of Accounting Technicians Level 4 in the evenings to gain further accounting knowledge. I like my accounts role, keeping everything in order and organised. On my days off I enjoy yoga and playing hockey. Kelly Clarke Part Time Administrator I work in the Bognor Regis office as a part time administrator, and I am currently doing my A levels. I enjoy working in the busy office environment and my love of working with people has also lead me to apply to university to do a Journalism and Media course. What with work and studies, Kelly is pretty busy, but she still likes to make time to spend time with her friends and family, socialising, music, films, blogging, yoga and keeping fit. 2

Our most comprehensive service for landlords who have invested in property but prefer a hands off approach to the day-to-day management, including:- Visit the property and advise on rents, furnishings and related matters Promote the property to find the best tenants Arrange appointments to view Check suitable tenants, including referencing and credit searches Draw up and execute on behalf of the landlord Clarkes standard tenancy agreement and serve any appropriate statutory notices Arrange for an inventory and schedule of condition of the contents of the property to be drawn up Collect the first month s rent and security deposit (where applicable) and get the tenant to sign the tenancy agreement Membership of the Tenancy Deposit Scheme Advise the utility suppliers, gas, electric and water as appropriate, of the meter readings at the start of the tenancy Demand rents and remit monies in sterling according to the landlord instructions Prepare the property before letting Grant, extend, vary or renew a tenancy agreement as authorised by the landlord Check in the tenant Full Management At the end of the tenancy, check out the tenant, take the keys back, check the inventory and condition of the property and advise the appropriate utility suppliers Quarterly property inspections and a detailed report including photographs Dealing with breakdowns, repairs, questions from the tenant and liason with the landlord CONTACT US lettings@clarkesestates.co.uk tel Option 2 3

Furthermore, since the e-property file is updated from our powerful web based management software in real time; activity in the office is seen instantly by landlords, wherever they are in the world and whatever device they use to access their e-property file. ONLINE STATEMENTS Check when rent is paid or when any maintenance charges have occurred, 24/7. Online statements are in addition to paper statements and can be customised to any date range.
