3 Continuing Studies Diploma in Real Estate This part-time or full-time program delivers a comprehensive body of knowledge and skills for success in the real estate field. The diploma includes core study courses (8 courses) with specialization in several study areas to allow you to pursue a career in several areas: Property Management (11 courses) Construction & Development (10 courses) Real Estate Investing ( 5 courses) Upon completion of studies, you will be qualified to write the Trading Services, Broker s, or Rental Property License examinations. Also you are able to transfer credits toward your appraisal certification in the Appraisal Institute of Canada. Program of Study The program curriculum provides a strong foundation in real estate to allow for graduates to work in any real estate field: including appraisal, real estate sales, construction and development, property management, energy sustainability, strata and rental management, real estate investing, and many more. Successful completion of each course (in regard to Diploma eligibility) will be based on a minimum grade of C+ (65%). 4

The balance of the program develops essential skills in financial statement review, building operations, and energy management, combined with practical knowledge of the operating aspects of commercial, residential, and industrial buildings. The curriculum is designed to give students a thorough understanding of the foundations of professional property management. 5

7 Starting the Diploma in Real Estate Program Students may begin the program in any semester by registering in one of the available program courses. Registration is on a course-by-course basis each semester. There is no program application/admission procedure (International Students need to contact John Neuls at jneuls@langara.ca for an application form). The entrance requirement for any program course is completion of British Columbia Grade 12 or equivalent, or 19 years of age or older. Students should be able to read and write English at the Grade 12 level in order to successfully complete the assignment and reading requirements in each course. Completing the Diploma in Real Estate Program To earn the Diploma in Real Estate, students must complete the required course hours within a five-year period with a minimum grade of C+ (65%) in each course. Upon successful completion of all required courses, students may apply for the diploma at the Continuing Studies office. A student who is not working could take two or more courses per semester. Class Times and Location Most courses hold classroom sessions one evening per week over a 10 or 12 week period. Some courses hold classroom sessions on Saturday. All classes are held at the Langara College campus at 100 West 49 th Avenue in Vancouver. Room numbers are posted on the room board next to the Continuing Studies office. Tuition and Books Tuition is paid on a course-by-course basis upon course registration at the start of each semester. The total tuition for the diploma program is $14,900. Tuition is subject to change. Tuition for individual courses is listed at the end of each course description (see below). The total cost for textbooks is approximately $1,920. Course Descriptions Note on Course Scheduling: Courses normally run one 3-hour classroom session per week on a weekday evening or a Saturday. For example, a 36-hour course may run over 12 weekly sessions at 3 hours per session. Tuition is subject to change. PROP1044 Building Operations Management This course examines building operations from a management perspective. You will learn how buildings operate, how to develop a building maintenance plan, how to improve safety and efficiency, and how to solve maintenance problems. Topics include: planning and risk management, best practices, budgeting, tendering and purchasing, service contracts, capital upgrades, and project supervision. Course content applies to residential and commercial properties as well as institutional facilities. (36 hours) $570 PROP 1060 Building Systems and Analysis This course provides a thorough examination of building systems and equipment, and how to analyze and rectify problems in building systems. Topics include: building structure and envelope, mechanical systems and HVAC, maintenance and inspection schedules, report research, building audits, energy efficiency, and problem-solving techniques. Course content applies to residential and commercial properties as well as institutional facilities. (36 hours) $520 8

9 GBSC1004 Business Communications This course introduces the fundamentals of interpersonal and group interaction including written, verbal, and non-verbal communication. The class will examine options in presentation preparation and delivery techniques, awareness of tone, consideration of audience, and selection of indirect and direct message organization. (36 hours) $405 PROP1035 Buying Income Property Ideal for the novice investor, this course offers practical information on the selection and management of income-producing real estate. Examples include multi-unit rental houses and apartment buildings. Students will examine sample property investments on the basis of estimated net income, market value growth, deferred maintenance, routine maintenance, tenancy agreements, and tenant relations. A strong emphasis is placed on personal financial objectives. (9 hours) $178 PROP1061 Commercial Lease Analysis This concise course examines commercial tenancies and commercial leases in British Columbia. Emphasis is placed on understanding and interpreting lease documents related to a variety of property types, including office and retail. The course is suitable for property managers, building managers, commercial landlords, and those who plan to rent commercial space. (Completion of PROP 1024 Real Estate Math or PROP 1037 Real Estate Math Tutorial is highly recommended before attempting this course) (12 hours) $240 PROP1072 Commercial Property Investing Intended for the novice investor, this short course covers the basics of selecting and operating a commercial property investment. Property types include: retail, office, medical, industrial, and commercial strata. Topics include: leases and leasing agents, tenant mix, tenant relations, management, budgets, and maintaining the property to maximize value and income. (6 hours) $132 PROP1071 Condo Investing Should you buy a residential condo unit as a rental property investment? What are the biggest mistakes of condo investing? What are your rights and responsibilities as an owner and a landlord in a condo complex? What are your monthly and annual expenses? How do you estimate your return on investment? Course answers these questions and more. (6 hours) $132 PROP1086 Controlling Construction Costs This course is designed to simplify the complicated world of construction contracts typically used today. The standard terms and conditions used for each of the contract options are fully explained in a manner that any average home owner can easily grasp. Each party s roles are clearly explained and risks are identified. The course includes types of construction contracts, calling for bids, contract set-up, and contract management. 10 PROP1066 Development Application Process This course gives a practical introduction to the application and review process for property developments in Vancouver and adjacent municipalities. The course includes: (1) a description of the provincial and municipal planning and development review framework as defined by federal, provincial, and municipal law and regulation; (2) a step-by-step examination of the development application review process; and (3) actual examples of successful and unsuccessful development applications. Emphasis is placed on due diligence and advance preparation. Course is approved by AIBC and HPO for continuing professional development. (9 hours) $183 BSAD1088 Economics Micro & Macro This course introduces the issues, concepts, and theories of micro-economics and macroeconomics. It provides practice in applying economic reasoning to decision-making and forecasting problems in business, industry, and government. (42 hours) $615 PROP1084 Energy Efficiency Financing Learn how to build an effective finance-based business case for an energy efficiency project within your organization. You will learn how to analyze energy projects for net present value, internal rate of return and other financial parameters using Excel spreadsheets, identify energy and non-energy project benefits, calculate the financial value created by energy efficiency projects, and understand the basics of third-party financing mechanisms such as energy performance contracting. This course offered in partnership with Natural Resources Canada. (7 hours) $430 PROP 1078 Energy Management Information Systems How will an energy management system benefit your building owner? This course will train the building manager/property manager in the use and benefits of installing an EMIS system in commercial/industrial buildings. This in turn will further equip the professional with tools to improve the efficiency of the buildings in their care. This course offered in partnership with Natural Resources Canada. (7 hours) $430 PROP1083 Energy Management Planning Learn how to create and implement an energy management plan for your organization. You will learn how to assemble an effective energy management team, identify and capitalize on immediate savings opportunities, access programs that can help take advantage of these savings, build a strategic framework for energy management solutions to identify characteristics of organization that are successful in managing energy. This course will help the building/property manager detect changes in energy use, and identify, measure, and verify savings from energy projects. (7 hours) $430 PROP1085 Estimating Construction Costs This course will help participants understand how to estimate the cost of house construction with more accuracy. The format is highly intuitive and does not require participants to have a great deal of technical knowledge about construction and building methods. The divisions of work discussed will be easily understood at a functional level. The course includes using a Quantities Measurement Template, Pricing Template, Costing Summary, and Trade Breakdown. Course is approved by AIBC and HPO for continuing professional development. (20 hours) $385 GBSC1006 Financial Skills for Managers This course explains accounting concepts, tools, and methods in concise and understandable terms. Students will learn basic skills such as reading financial statements, analyzing financial reports, developing and modifying revenue and expense forecasts, and identifying and monitoring critical measures of business performance. (36 hours) $420 PROP1049 House Construction Learn about building techniques and the materials used in the construction of wood-frame homes in British Columbia. Construction topics include: footings and foundations, framing, the envelope system, mechanical systems, and interior finishes. The course also covers basic information on permits, zoning, inspections, codes, and important documents in the construction and approval process. Course is approved by AIBC and HPO for continuing professional development. (12 hours) $240 ENTR 1009 How to Start Your Own Business Turn opportunities into viable business ventures. Learn to develop your own approaches, guidelines, and skills for being an entrepreneur. Topics include business idea generation, market research, marketing and sales strategies, writing proposals, financing options, human resources, and successfully operating your business after start-up. Each student will learn how to complete a business plan as part of the course content. Course is approved by HPO for continuing professional development. (36 hours) $423 BSAD1020 Negotiation and Dispute Resolution Develop the dispute resolution, negotiation, and mediation skills essential in today s demanding workplace. Learn how to analyze complex issues, find common ground, deal with different communication styles, envision win-win outcomes, avoid litigation, and effectively resolve disputes. Course is approved by AIBC and HPO for continuing professional development. (36 hours) $440 11

12 BSAD1016 Project Supervision Develop the skills you need to successfully complete projects on time and on budget. Learn to analyze tasks and risks, define the scope of a project, build teams, and create resource plans. You will use Microsoft Project 2007 as a tool for project administration and organization. Prerequisite: Windows File Management, Computer Basics, or equivalent experience is strongly recommended. (18 hours) $319 PROP1002 Property Management Commercial Learn the principles and practices of commercial, industrial, and retail property management. Topics include: property types, law, management agreements, marketing, leases, maintenance and security, budgets and controls, insurance, assessment and taxation, special-use properties (e.g. medical, industrial parks, commercial strata), personnel management, and tenant relations. Emphasis is placed on critical thinking skills related to marketing and management challenges. This course meets UBC BUSI 451 requirements. (39 hours) $693 PROP1001 Property Management Residential Learn the principles and practices of professional residential rental and strata management. Topics include: property types, licensing and trust accounts, the Residential Tenancy Act, the Strata Property Act, management agreements, rental marketing, tenancy applications and agreements, budgets and controls, maintenance and security planning, insurance, and employee relations. This course meets UBC BUSI 441 requirements (39 hours) $693 PROP1091 Reading Technical Drawings 1 This introductory course will prepare you to read and understand architectural drawings and visualize a completed project. Technical drawings typically utilize lines, scale, dimensions, and symbols to show the contractor, owner, and tradesmen the agreed upon parameters of a contract for buildings or additions. Reading and understanding them is a vital skill. Course is approved by HPO for continuing professional development. (18 hours) $275 PROP1091 Reading Technical Drawings 2 Technical drawings showing electrical, plumbing, and structural components are much more complex. This intermediate course will enable the student to read and understand architectural drawings along with other technical drawings. In addition, the student will learn to visualize the completed project. You ll learn about: site and foundations, electrical, plumbing, and heating, ventilating, and air-conditioning systems. Course is approved by HPO for continuing professional development. (18 hours) $275 PROP1005 Real Estate Appraisal Learn concepts and techniques for appraising real estate value. This course is designed for persons who want to work in the areas of appraisal and assessment. Topics include: the appraisal profession, the appraisal process, property analysis, market and use analysis, valuation methods, value reconciliation, and report writing. 13 PROP1033 Real Estate Development A practical overview of the real estate development process, from initial idea to completed project. Topics include: development planning and feasibility; site selection, acquisition and due diligence; the development review and approval process; financing, insurance, and construction; project design and marketing or holding the finished project. Emphasis is placed on feasibility analysis, with particular attention to projects under $5m. Course is approved by HPO for continuing professional development. (15 hours) $315 PROP1095 Real Estate Entrepreneurial Essentials There are many aspects of real estate knowledge that help an entrepreneur invest successfully. These include: listing analysis, property analysis, real estate strategies and techniques, and understanding the real estate cycle. This course will cover all these essentials as well as how to set up your business, build a team of experts, due diligence, writing offers and contracts, and the acquisition process. (36 hours) $408 PROP1023 Real Estate Finance Students will apply the principles of real estate financial analysis to a variety of topics, including: residential and commercial loan underwriting, loan refinancing and creative real estate financing methods. This course meets Real Estate Council of BC and UBC BUSI 221 requirements. Note: Recommended that Real Estate Mathematics PROP 1024 be completed before attempting this course. (39 hours) $695 PROP1020 Real Estate Investment Analysis This course explains valuation techniques for income-producing real estate, including the income method of appraisal, tax consequences of real property ownership, and portfolio analysis methodology. Note on AIC/UBC/RECBC Transfer: This course meets Appraisal Institute of Canada and UBC BUSI 331 requirements. Prerequisite: Real Estate Mathematics and Real Estate Appraisal. A computer with spreadsheet software and a Hewlett Packard (HP) 10BII financial calculator are also required. (39 hours) $695 PROP1004 Real Estate Law Learn British Columbia real estate law and professional standards of conduct. Topics include: judicial system, torts, contracts, agency, interests in land, title registration, property transactions, mortgages, residential and commercial tenancies/stratas, land use regulation, and professional responsibility. Note AIC/UBC/RECBC Transfer: This course meets Appraisal Institute of Canada, Trading Services License transfer for Real Estate Council of BC, and UBC BUSI 111 requirements. (39 hours) $695 PROP1024 Real Estate Mathematics This course introduces the techniques of investment and statistical analysis in a real estate context. Topics include: statistical techniques, cash-flow analysis, discounting, compounding, and the mathematics of real estate finance and investment analysis. 14 PROP 1082 Re-Commissioning Buildings The "Re-commissioning for Buildings" course introduces building owners and managers to the benefits and processes of building re-commissioning and teaches several key skills that are needed to launch, manage and maximize the benefits of re-commissioning projects. This course is not designed for re-commissioning practitioners. This course offered in partnership with Natural Resources Canada. Course is approved by Architectural Institute of BC for continuing professional development. (7 hours) $430 PROP1022 Residential Construction Gain a working knowledge of the physical aspects of residential properties. Learn how houses are sited, designed, and constructed in Canada, plus how factors such as design, material selection, and construction type affect their value. Discover how to identify and evaluate problems due to design, construction or deterioration, their effect on value, and how problems should be reported. (39 hours) $695 PROP 1077 Spot the Energy Savings Want to know how to save money on fans, pumps, and boiler systems? How you can assess the benefits of energy efficiency? Identify opportunities that can help your organization save on energy use and reduce energy costs. The "Spot the Energy Savings" course will help you understand energy basics and identify up-front savings pportunities. The best place to begin to look for energy savings is where the energy is the most expensive at the point of end use. This course offered in partnership with Natural Resources Canada.
