2 Introduction Horizon Corporate Center is located in the center of the most diverse and densely populated labor market in the Northeast Corridor. Horizon Corporate Center, Phase I, is fully approved. Development will commence in the Fall, 2002 with March, 2003 targeted as the official date of completion. U.S. Route 1 connects Horizon to Princeton, I-95 and New York City to the north and Philadelphia to the south. Street Road (Rt. 132) connects the site to I-95 South and Philadelphia and Washington, D.C. The site also has a dedicated slip ramp onto the Pennsylvania Turnpike.
6 Introduction Program Description Horizon Corporate Center is a 101-acre tract of land located at the intersection of U.S. Route 1 and exit 28 of the Pennsylvania Turnpike in Bucks County. The boundaries are U.S. Route 1 to the east, Rock Hill Road to the north, Old Lincoln Highway to the west, and the Pennsylvania Turnpike to the south. Zoning for this site has been fully approved to allow up to 3,000,000 square feet of building under the Planned Commerce District. The zoning ordinance provides that up to 35% of the site may be developed for retail/hospitality use; the remaining 65% may be used for a broad spectrum of office and/or research purposes or the site can be developed for 100% office use. The zoning provides for a maximum building height of 15 stories, impervious coverage of 75% and 4.5:1,000 parking ratio. This zoning envelope allows for the only high-rise office development along the Pennsylvania Turnpike. The site is development-ready. Zoning has been fully approved for up to 3,000,000 square feet of building as a Planned Commerce Park District. All utilities are available to the site, including Bell Atlantic fiber-optic, dual electric feed, sewer, water and gas provided by PECO. The site lends itself well to a combination of on-grade and structure parking, as a result of the gentle sloping topography from U.S. Route 1 to Old Lincoln Highway. Phase One of the development is approximately 44 acres, which includes a 127,000 rentable square foot, four story office building, a 140,000 rentable square foot office building and three national restaurant chain pad sites.

The site is bordered by U.S. Route 1 to the east, Rock Hill Road to the north, Old Lincoln Highway to the west, and the Pennsylvania Turnpike to the south. Site Horizon Corporate Center occupies a prominent position within the Lower Bucks County office market. Proximity to the area's major road systems, public transportation system, regional malls and associated amenities, along with its prominent elevation, make Horizon Corporate Center a landmark location.
9 Description The lobby of the building will feature wood paneled walls, sculptured drywall ceilings, granite flooring, and hi-tech lighting fixtures. Architecture The legendary Philadelphia architectural firm Vincent Kling, Associates, designed the original building of approximately 127,000 SF. The four-story building features a reinforced concrete frame trimmed with pre cast concrete detailing accented with brick and vertical windows. Our new design concept for the renovation of this building will include removing the brick panels down to the pre cast grid and installing new 1 insulated blue-green tinted windows floor to ceiling in all of the window bays. We also are providing for a two-story glass entrance lobby at the front and rear of the building. The interior of the building features an expansive lobby taking advantage of breathtaking views over the Bucks County countryside. This lobby will feature wood paneled walls, sculptured drywall ceilings, granite flooring, and hi-tech lighting fixtures and detailing throughout. The building will feature three high-speed elevators carrying users from the garden level to the fourth floor as well as three fire-rated exit stairways. The building will be 100% sprinklered according to NFPA designs, as well as contain state of the art HVAC heat pump system throughout. The floor plates lay out perfectly for single or multi-tenant use with centralized restrooms and building core services.
